How we make loft storage for Botany Bay
Loft rooms are often bedrooms, so storage for clothes matters. Wardrobes under the slope, drawers in the knee wall and shelves in the dormer can all work together. Designed as one, they give the room calm, consistent lines. For a home in Botany Bay, it’s planned around your things. People normally come to us about seasonal things cluttering the loft room and boxes piled on loft boards; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Homes in an area like Botany Bay can come from many different periods, and so do the awkward corners, from bays and stairs to halls and eaves. Eaves cupboards are designed for the space you have. Any meters, fuse boards or boilers stay accessible.
The furniture is made at our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

FAQs: loft storage in Botany Bay
Is parking a problem for fitting in Botany Bay?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit, so the day can be planned around it.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
What do eaves cupboards cost?
Because every job is different, the cost is set out in a written quote after the visit. It depends on how much storage you want, the shape of the room and the finish. For a quote, get in touch through our contact form to arrange a design visit.
Can you convert my loft as well?
No. Our work is storage in loft rooms that are already converted, or in boarded lofts. A conversion is building work, and Building Regulations apply. Once your loft is converted, we can design the storage.
Can the fitting be on a Saturday?
Yes, Saturdays are possible by arrangement. Just mention it when you contact us, and we’ll see what we can do.
Do you make good the walls afterwards?
No. Our work is the furniture, not the walls, so any work on the walls is for a plasterer or decorator. The furniture is finished by spray or by hand, as agreed in your quote.
Looking after your furniture
The finish lasts best with a little care, whether it was spray painted or hand painted. These practical tips help:
- Plan where the tall end of a wardrobe can go
- Note any vents or insulation in the eaves
- Note the things that need a home in the loft
- Decide whether you’d prefer drawers, cupboards or both
A soft, damp cloth is the best way to keep the storage clean. Dry them afterwards, and avoid abrasive pads and strong solvents. The edges around handles are touched most.
Loft rooms can be warm in summer and cool in winter. A little ventilation helps. That keeps the storage and the paint in good order.

Fitted storage in Botany Bay
Homes built between 1973 and 1999 make up about 36% of the housing in the streets around Botany Bay, with about 29% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Botany Bay include Holly Hill Farmhouse (Grade II), about 0.6 miles north-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. About 52% of households around Botany Bay live in purpose-built flats, well above the figure for Enfield as a whole, about 30%, based on Census 2021. So the route in, from stairs to lifts, is part of the design.
Close to Trent Park? Living near green space often means muddy boots, bikes and outdoor kit, and eaves cupboards can give those things a place. If you live in a flat close to Crews Hill station, the route in is measured along with the room itself, and the sections are sized to fit it.

The streets we cover here include those near The Robin Hood pub and Highlands School. The nearest railway station is Crews Hill station, roughly 1 mile north-east of the centre. Nearby you’ll also find Chase Farm Hospital (1.2 miles south-east).
Bespoke or off-the-shelf?
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t typically do that in an older room.
Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
The problems loft storage solve
A dormer can feel like wasted space. Built-in furniture in a dormer puts it to work. It uses space that’s otherwise empty.
Here are some of the needs we are asked about most:
- Furniture that can’t get up to the loft
- Wasted space behind the knee walls
- No wardrobe that fits under the slope
- Seasonal things cluttering the loft room
If your children go to St. John's Senior School or a school nearby, a place for each person’s coat and shoes stops the hallway filling up.
Choosing a carpenter
- How they deal with uneven walls and floors
- Is it spray painted or hand painted?
- Have they measured the stairs, lift and doorways?
- Can you see real work of theirs?
What happens on fitting day
You will not need to do much on the day. Someone needs to let us in, and it’s useful to have the room cleared beforehand, as we will have talked about during the design visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the length of the eaves and the design, and the fitting days are agreed in your quote. Whatever the age of your home, the furniture is fitted to the walls you have, with scribing where they wander and packing where floors dip. Hand painting can happen on site, while spray-painted pieces come ready from the workshop.
- You get in touch and let us know about the loft and the stairs up to it.
- At the design visit we plan the storage and measure the stairs, landings and loft doorway.
- We send a quote in writing.
- We build the storage in our workshop from moisture-resistant MDF and birch plywood, sized to get up to the loft.
- The sections go up the stairs, are assembled under the eaves and set level. The finish is sprayed in the workshop or hand-painted in the loft.
Before we arrive
- Make sure pets are kept safely away
- Take anything hanging off the wall we’re fitting to
- If you live in a block, book the lift and tell the building manager
