Loft storage in Cockfosters
We build storage in lofts that are already converted or boarded. The conversion itself is not our work, and conversions come under Building Regulations. With the room in place, we can plan the storage. If you have a converted loft in Cockfosters, the design visit is the first step. Most enquiries start with space under the eaves going to waste and needing storage in a loft office; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Around Cockfosters, with interwar houses or semis making up much of the housing, the hallway may be wider than in a Victorian terrace, with room for a cupboard by the door. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Eaves cupboards are measured and made for the house you have.
Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

FAQs: loft storage in Cockfosters
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is Cockfosters in the area you cover for loft storage?
Yes. Cockfosters is one of the places we work, along with the rest of Barnet and London. To get started, you can drop us a line using the contact form with a few details.
What if the wall is cold or damp?
It needs a little planning: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
What happens at the measuring visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Can you fit furniture to uneven walls?
Walls and floors that aren’t true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.
Do I need to be at home on fitting day?
Someone needs to be there to let us in. After that, you don’t need to stay in the room, but it’s useful to be around at the end.
Bespoke or off-the-shelf?
Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
Where bespoke earns its keep is in rooms that are not square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

Loft storage for homes in Cockfosters
Homes built between 1945 and 1972 make up about 31% of the housing in the neighbourhood around Cockfosters, with about 30% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The centre of Cockfosters is within about a quarter of a mile of the Monken Hadley Conservation Area. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. Parking controls in London are set borough by borough, so Barnet has its own. If your street in Cockfosters is in a controlled parking zone, a visitor’s permit, a paid parking bay or a bay suspension through the council may be needed. Tell us what the parking is like during the design visit.
If you live near Belmont Open Space, eaves cupboards can be designed to hold outdoor kit, from walking boots to picnic things. If you live in a period home close to Christ Church, a dormer in a converted loft can hold shelves or a small desk.

How it’s made
Pull-out drawers
Drawers in the knee wall let you use the deep, low space without crawling in. We size each drawer for what you plan to keep in it. They’re ideal for clothes and bedding.
Doors and drawer fronts
We make the fronts from moisture-resistant MDF and finish them in the colour you choose. The angled fronts match the ceiling, so the gaps stay even all the way along.
What prompts loft storage in Cockfosters
Many people get in touch once their loft conversion is complete. Standard furniture rarely suits the new room. Fitted storage finishes the room.
Loft storage can help with:
- An empty dormer that could hold shelves
- No wardrobe that fits under the slope
- A loft room that doubles as an office or guest room
- Space under the eaves going to waste
Living in a block of flats near New Barnet station? Then check any building rules on lifts and working hours early, and the sections will be sized for the way in.
What to check before you book
- Can you see real work of theirs?
- Do they scribe the furniture to the walls?
- A quote in writing that sets out the job
- How they’ll get the furniture into the room
Fitting day, step by step
With the carcasses fixed and level, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. The time the fitting takes depends on how much storage you want in the loft, and we confirm the fitting days in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are typically straighter. The pieces are joined and fixed once in place.
- You get in touch and tell us about your converted or boarded loft.
- At the design visit we measure the knee walls, slopes and stairs and plan the storage with you, including the headroom under the slope.
- You receive a quote in writing for the storage we have discussed, for you to look over.
- Your storage is made at our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
- The storage is fitted in the loft and checked, door by door, with the finish sprayed beforehand or painted by hand on site.
Before we arrive
- Mention any parking restrictions on your street
- Move anything in the hall or on the stairs out of the way
- Move furniture and belongings away from the wall
Getting a quote
It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, particularly with rough measurements. To send them over, tell us about the room on our contact form, and we’ll arrange a design visit.
Advice
What we do not do
As carpenters, we leave some work to other trades. It is useful to know these before you plan the job:
- Any wiring, which needs an electrician
- Building Regulations approval for a conversion
- Converting the loft itself, which isn’t our work
If in doubt, you can use our contact form and describe the room before you arrange a visit. Our process from visit to fitting.
