Questions from Farringdon
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is Farringdon in the area you cover for loft storage?
Yes, Farringdon is within the area we cover, which takes in all of Islington and the rest of London. The first step is a design visit, where we measure and talk through the design, followed by a quote.
Do I need to be at home on fitting day?
We need access, so someone has to let us in. You do not need to watch us work, but it’s useful to be around at the end.
What are your eaves cupboards made from?
We use moisture-resistant MDF and birch plywood. Birch plywood gives strength to the carcasses and drawers, while the doors and panels are MDF, which paints well. Everything is finished by spray painting or hand painting.
Does eaves storage affect the insulation?
A good design avoids that. At the design visit we check what’s there and leave the space it needs. We don’t alter insulation or vents.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a written quote.
How we make loft storage for Farringdon
A loft room can hold a great deal of storage, if the low spaces are used well. Our loft storage includes eaves cupboards, knee-wall drawers, wardrobes under sloping ceilings and dormer shelving, all made for the shape of the room. In Farringdon, as everywhere we work, it begins with a visit to measure and plan. We make eaves cupboards from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about wasted space behind the knee walls and a boarded loft with no proper shelving.
Most households around Farringdon live in purpose-built flats, so storage has to be found in the hallway, the recesses and any bay. Each piece is built in sections sized for the route into the flat. If a boiler or consumer unit sits in a cupboard, it keeps its clearances and access.
We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished.

How fitting day works
At the end, we tidy up. Before we go, we look over the finished furniture with you and explain how to look after the paint. The time the fitting takes depends on the length of the eaves and the design, and we confirm the fitting days in your quote. Parking near blocks of flats can be limited, and loading may need planning, so details of bays, permits or a loading area help. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturdays can be arranged.
- You let us know about the loft room.
- At the design visit we measure up and agree the layout and colour.
- Your written quote sets out the design, materials and finish.
- The storage is made in our workshop from moisture-resistant MDF and birch plywood, and sprayed there if you chose a spray finish.
- We fit it in the loft and check each door and drawer with you.
- Fresh paint needs time to cure, so use the doors and drawers gently at first.
How to prepare
- Make sure pets are kept safely away
- Clear the area where the furniture is going
- Clear the hallway and stairs so the sections can come through
Ask for a quote
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and discuss the design with you. Afterwards, we send a written quote for you to look over. To arrange the visit, tell us about the room on our contact form.

Pull-out drawers
Drawers along the knee wall make a neat, low run of storage. The top can be a surface for books or lamps. We agree the layout at the design visit.
Moisture-resistant MDF
MDF cuts cleanly, which suits the angled panels under a sloping ceiling. The grade we use is moisture-resistant and paints well. Most of what you see is MDF.
Flats, conversions and lettings
Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.
Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, which we check at the measuring visit.
Bespoke loft storage or ready-made?
Off-the-shelf furniture is made for straight walls and full-height ceilings. Under a slope, it leaves large gaps and wasted space. Storage made for the loft follows its shape. It’s a bigger investment, and the gain is the space it uses. Large ready-made pieces can be hard to get up the stairs or into the lift, whereas fitted furniture comes in sections made for the way in. It is then put together in the room.
Getting to the room affects the job as well. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying. Your quote is written for your room once we’ve visited and measured.

Dr Johnson's House, about 0.4 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, the knee walls of a converted loft can take drawers as well as cupboards. Close to Barbican Conservatory?
