Built-in living-room furniture in Dulwich Village

About 72% of the homes in the area around Dulwich Village went up before 1919, and about 14% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Dulwich Village include Bell House (Grade II*), under half a mile south, and Lonsdale Lodge (Grade II), under half a mile west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. An early word with the council’s conservation officer is the best first step. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Southwark included. Vans bringing furniture to Dulwich Village fall under it, just as they do across the rest of London. Access and parking are talked through at the measuring visit.

For families living near Dulwich Hamlet Junior School, low doors that small hands can open, with books and ornaments higher up, suit a busy family room. If your home is one of the older houses near St Barnabas' Church, the alcoves beside a chimney breast are the natural place for TV and media units.

About our TV and media units in Dulwich Village

If the TV is wall-mounted, we plan the panels and shelves around the bracket position and the cable route behind it. If it stands on the unit, we size the top to suit, with the cables kept out of sight. If you are living with space for a soundbar and speakers and set-top boxes stacked on a stand, that is what TV and media units are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Picture rails, deep skirting boards and plaster cornices are part of the character of older houses, and they set the lines that TV and media units have to meet. Homes built before 1919 make up a large share of the housing around Dulwich Village, so mouldings are something we expect to talk about at the measuring visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.

We write quotes in plain English, without jargon. You’ll see what will be made, the boards used and the finish.

What affects the price in Dulwich Village

Not every room costs the same, for these reasons:

  • Hanging rails, shelves, drawers and other fittings inside
  • How big the furniture is
  • Access to the room, such as stairs, lifts and narrow halls
  • Where a van can park, like a permit bay or a bay suspension

In London, parking can affect the price. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It is useful to talk about parking at the design visit, so it can be planned.

What to send when you contact us

Ahead of the design visit, we’ll typically ask about:

  • Approximate measurements of the space
  • Examples of the look you’re after
  • Pictures showing the full wall, from floor to ceiling
  • The postcode, so we can plan the visit

To get a quote, fill in our short enquiry form and tell us a little about the room. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Your questions about TV and media units in Dulwich Village

My house in Dulwich Village is Victorian. Can you deal with uneven walls?

Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Do you make TV and media units for homes in Dulwich Village?

Yes, we work across Southwark, Dulwich Village included, and across the rest of London. To get started, you can tell us about the room on our contact form with a few details.

How is the furniture painted?

There are two ways to finish it: spray painted or hand painted. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

What if the wall is cold or damp?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

Do I need permission in a conservation area?

Not typically. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

Can you plan for a future TV?

We can size the opening for the screen you might buy next. Tell us the size you have in mind.

Fitting day, step by step

In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long the fitting takes depends on the size of the unit and how many cupboards and shelves it has, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Any decorating around the new pieces is for your decorator.

  1. You send us a note about the room and the unit you’d like.
  2. At the design visit we agree the layout and talk about colour and finish.
  3. A written quote follows, with the finish set out.
  4. We build the unit in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is applied there for a smooth, even surface.
  5. The unit is fitted and scribed to the walls, and any hand painting is done in the room.

Before fitting day

  • Clear the walls of pictures and shelves
  • Clear the hallway and stairs so the sections can come through
  • Make sure pets are kept safely away

How to get a quote

Getting a quote starts with a few details: the room, rough sizes and some photos if you have them. When you are ready, send us a few details through our contact form. We will then arrange a design visit and follow it with a quote in writing.

How it is made

Birch plywood

Birch plywood is stiff and grips screws firmly, which suits shelves for heavy speakers and amplifiers.

Shelves

Each shelf is planned for what will sit on it, with space around for air.

Do you need TV and media units in Dulwich Village?

Others are tired of furniture that does not fit. Bought units seldom suit an alcove, a slope or an uneven wall, and that is where a bespoke unit helps.

Here are some of the needs we are asked about most:

  • Empty alcoves beside the TV
  • Equipment with nowhere proper to go
  • A screen at the wrong height
  • Clutter around the TV

The wider area includes historic houses such as Kingswood House, about 1.3 miles south. For a period home anywhere nearby, picture rails and cornices give TV and media units a line to finish at.

Before you hire any carpenter

  • Are the boards named, like MDF or plywood?
  • Have they thought about parking near you?
  • How doors and drawers are fitted
  • How they’ll get the furniture into the room

Our checklist for choosing a carpenter

Honest limits

Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here’s what to know:

  • Setting up and tuning the TV, boxes and speakers
  • Taking out a fireplace or chimney breast
  • Installing aerials, satellite dishes or broadband

If in doubt, you can send us a few details through our contact form and describe the room. How a job runs, step by step.
