Under-stairs storage designed for your room
Under-stairs storage in Kings Cross
Where the space under the stairs opens onto a room, a compact desk can fit beneath it. A built-in desk with shelving and drawers can turn the space into a quiet corner for paperwork. If you’d like a socket or a light, your electrician fits it and we plan the furniture around it. It’s worth talking through during the design visit in Kings Cross. Typical reasons to get in touch are a low corner too deep to reach into and a vacuum cleaner that has nowhere to go, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
Getting materials into a block means planning the lift, the corridor and the front door of the flat. Most households around Kings Cross live in purpose-built flats, so the sections for under-stairs cupboards are planned at the measuring visit. Floors in the corridor and the flat are covered on the way in.
The written quote is your record of the job. It describes the under-stairs cupboard we’ve designed for the room, its materials and its finish, and it is what the workshop builds to.

Under-stairs storage in Kings Cross: local notes
In the streets around Kings Cross, the largest groups of homes date from before 1919 (about 39%) and the years since 2000 (about 20%), based on the Valuation Office Agency’s 2025 council tax data. That matters for under-stairs cupboards, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 10 conservation areas have at least part of their area within a mile of the centre of Kings Cross. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. So any van that delivers or fits furniture in Kings Cross is covered by it. Parking and access are planned during the design visit.
Near listed buildings like Church of St Pancras, under half a mile south-west of the centre of Kings Cross, older homes may keep original joinery that under-stairs cupboards can be designed around. For a listed home, fixing into original features can need listed building consent. For a family home near Argyle Primary School, a place for each person’s coat and shoes stops the hallway filling up.
Kings Cross is part of the London Borough of Camden, about 1 mile south-east of St Pancras. We work across all London boroughs and the City of London, and Kings Cross is part of that. Our Camden coverage includes Kings Cross.
Design visits and fitting in NW1W, NW1 and N1 work the same way as everywhere else we cover. You will find streets here like Euston Road, Duke's Road and Phoenix Road, and we cover homes on all of them for under-stairs storage. Kings Cross is near the A501 and A4200; on busy main roads, unloading under-stairs cupboards takes a little planning. Neighbouring places we cover for under-stairs storage include Somers Town (1 mile west), St Pancras (1 mile south-east), Euston (1 mile south-west), Bloomsbury (1 mile south) and Agar Town (1 mile north-west). Other parts of Camden we cover include Hampstead (3 miles north-west), West Hampstead (3 miles north-west), Greenhill (3 miles north-west), Chalk Farm (2 miles north-west), Dartmouth Park (2 miles north) and Gospel Oak (2 miles north-west).
Local landmarks in Kings Cross
Our area takes in the homes around Pilsudski Institute of London, Regent High School and The Poor School, among other places. Kings Cross has its own railway station: London Kings Cross station. Well-known places in the area include Brunswick Centre (under half a mile south) and Montfichet's Tower (1.5 miles south-east). Green spaces nearby include Ludgate Hill and Barnsbury Wood.
Bespoke or off-the-shelf?
Flat-pack furniture is designed to be easy to carry home and quick to assemble. Bespoke storage is designed for one space and built to suit it, using birch plywood for strong drawer boxes and moisture-resistant MDF for painted fronts. The right choice depends on how hard you want the space to work. In a flat, every bit of floor counts, and standalone furniture uses more of it than it needs. Fitted furniture can go to the ceiling and fill a recess exactly, leaving more floor clear.
There is no price list, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing. To arrange a design visit, send us a few details through our contact form.

How it is made
Plinths and scribe strips
In older houses, walls and floors are seldom straight. We use scribe strips at the walls and a plinth at the floor to take up the difference. That keeps the lines neat all round.
Pull-out drawers
Drawers that pull out make the back of the space easy to use. You see everything at once, without reaching into the dark. Shoe drawers, a drawer for the vacuum and drawers for cleaning things are all possible.

Flats, blocks and rented homes
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through without a struggle.
For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it at the measuring visit.
Do you need under-stairs storage in Kings Cross?
Many people get in touch after digging through clutter to reach a meter or the fuse board. Good storage can keep these in clear reach behind their own door, and the rest of the space can still work hard.
Typical reasons people contact us include:
- A sloping corner nobody can reach
- A dark, wasted space under the stairs
- Nowhere to keep the vacuum and ironing board
- Nowhere to put coats, shoes and bags
Dr Johnson's House, about 1.2 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, the cupboard door under a period staircase can be kept or replaced to match the new storage.
Before you choose who makes it

- Where they’ll park and unload
- Whether the quote follows a visit to your home
What happens on fitting day
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Many blocks have entry systems, concierge desks or rules on booking the lift, so check them with the managing agent before fitting day. Communal areas and floors are protected on the way in.
- First you tell us about the stairs and what you’d like to store beneath them.
- We visit to measure the space and discuss the design with you, keeping the meters and fuse board easy to reach.
- You receive a quote in writing for the storage we have discussed.
- Your storage is made at our workshop and painted to the colour you chose. We use moisture-resistant MDF and birch plywood.
- The storage is fitted in your home and checked, drawer by drawer.
Getting ready for fitting day

Questions we’re often asked
Will a conservation area stop me having under-stairs storage fitted in Kings Cross?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Is Kings Cross in the area you cover for under-stairs storage?
Yes. Kings Cross is one of the places we work, along with the rest of Camden and London. You can tell us about the room on our contact form to arrange a design visit.
Is it possible to match the colour of my hallway?
Yes. The storage is spray-painted or hand-painted in a colour agreed with you. It can match the walls, the stairs or the woodwork, so it sits quietly in the hall.
Should I send photos?
Yes. They give us a feel for the space before we visit. It’s useful to show radiators, sockets and anything else on the wall.
What happens during the design visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.
Which materials go into your under-stairs cupboards?
We use moisture-resistant MDF and birch plywood. The doors and fronts are MDF, which is stable and paints well, and birch plywood is strong, so it suits drawer boxes and carcasses. The finish is spray-painted or hand-painted.
