Walk-in wardrobes in Blackfriars, City of London
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. We make walk-in wardrobes for homes in Blackfriars, each designed at a visit to your home.
- Somewhere to sit and get ready
- Setting aside a corner of a large bedroom

Walk-in wardrobes in Blackfriars: what you get
You do not need a spare room to have a walk-in wardrobe. Where a bedroom is large enough, a section can be set aside with a partition or a run of units, either open to the room or behind doors. Any new partition wall is for your builder, while we make and fit the furniture. People normally come to us about setting aside a corner of a large bedroom and hanging for coats, dresses and shirts, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.
Many homes around Blackfriars date from the post-war decades, and London’s post-war housing includes flats in blocks as well as houses. Ceiling heights are often lower than in older homes, and the proportions of walk-in wardrobes follow the room. In a block of flats, each piece is made in sections that fit the stairs or lift, then assembled in the room.
After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so it’s clear what’s included.

What affects the cost of walk-in wardrobes
What you pay depends on:
- Stairs, lifts and the route to the room
- Spray painting or hand painting
- Where a van can park, such as a permit bay or a bay suspension
- How many doors and drawers there are
In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking during the design visit.
Getting in touch
The more you can tell us at the start, the better the design visit goes. When you get in touch, it’s useful to send:
- Rough sizes: width, height and depth
- What you’d like to store or use the space for
- The postcode, so we can plan the visit
- Anything fixed to the wall that the furniture needs to work around
Rough measurements are fine at the start. Everything is measured properly when we visit. To arrange it, use our contact form. You receive a quote in writing after the visit.
Flats, blocks and rented homes
If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations. We can’t advise on your lease.
If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways as well as the room, so the furniture can be made in sections that fit through.
Blackfriars homes and walk-in wardrobes
About 40% of the homes in the neighbourhood around Blackfriars went up between 1945 and 1972, and about 27% since 2000, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Within a mile of the centre of Blackfriars, 35 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 40% of homes in the neighbourhood around Blackfriars were built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Post-war bedrooms are normally simple shapes, which suits fitted furniture along a whole wall, fixed to suit the wall.
Close to Bernie Spain Gardens? Keeping walk-in wardrobes off the window wall keeps the room bright. For a family home near Mercers' School, the inside of walk-in wardrobes can be laid out with adjustable shelves, so the space keeps up as children grow. For an older house near St Ann Blackfriars, tall ceilings give walk-in wardrobes room to reach the cornice.

Looking after your furniture
These points come up often when people plan walk-in wardrobes. They’re worth knowing whatever the room:
- Line up your electrician for any new lights
- Plan shoe storage around what you own
- Treat new paintwork gently at first
- Measure how much long hanging you need
If a hand-painted door gets a knock, it can be touched in. A spray finish gives a smooth surface that wipes clean.
It’s useful to know what you will keep before we measure. The amount of long hanging, double hanging, shelving and shoe storage depends on what you own, so a clear-out first gives a better design.
From workshop to your room
Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly. How long fitting takes depends on how much hanging, shelving and drawer space goes in, and the fitting days are agreed in your quote. Stairwells in post-war blocks can have tight turns, so the size of each section is set by the stairs as well as the lift. Letting the caretaker or managing agent know ahead of time helps. Common parts are protected while we carry in.

Questions we are often asked
Can you make walk-in wardrobes for a home in Blackfriars?
Yes. We cover all of the City of London and the rest of London, and Blackfriars is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
I live near London Blackfriars station. Is that in your area?
Yes. We cover all of the City of London and the rest of London. To get started, you can use our contact form with some details about the room.
Do walk-in wardrobes need ventilation?
Yes, it helps avoid condensation and mould. The design allows air to circulate and walls should be dry before we fit.
How much does a walk-in wardrobe cost?
Because every job is different, the cost is set out in a written quote after the visit. A box room with rails and shelves and a full dressing room with drawers and a dressing table are very different jobs, so we quote once we have measured. To arrange a visit, use our contact form.
Do I need permission to fit furniture in a leasehold flat?
Possibly. Some leases need the building owner’s consent before you make alterations, including fixing furniture to the walls. We cannot advise on leases, so please check yours.
Do you work on Saturdays?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.
