Your questions about walk-in wardrobes in Smithfield

Will parking be an issue for fitting furniture in Smithfield?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit. The City is inside the Congestion Charge zone too, and the ULEZ covers all of London.

My home in Smithfield is a flat. How do you get the furniture in?

At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

What happens at the measuring visit?

It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, then send a written quote.

How are walk-in wardrobes priced?

Because every job is different, the cost is set out in a written quote after the visit. Each walk-in wardrobe is different, so we quote once we’ve measured. To get started, drop us a line using the contact form.

Do you move sockets or add lighting?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We’ll design around them.

Can you come on a Saturday?

Yes, by arrangement. Tell us when you get in touch if a Saturday suits you best.

Ventilation matters in a room full of clothes, especially on an external wall, which can be colder than internal walls. Moving air helps keep clothes fresh and stops damp building up, so we allow for it in the design. People normally come to us about room for a growing wardrobe and the right mix of long and short hanging; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Purpose-built flats are home to most households around Smithfield, and many blocks have rules about using the lift and when work can happen. It helps to check those with the managing agent before fitting day. A leasehold flat may need consent for fixing to walls, so check your lease first.

The furniture is made at our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Looking after your furniture

Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:

  • Think about where shoes and bags will go
  • Think about long versus double hanging
  • Keep the room ventilated
  • Have a clear-out before we measure

Store heavy things on lower shelves, and don’t overload a single rail. It helps the shelves and rails stay straight.

It helps to know what you’ll keep before we measure. The amount of long hanging, double hanging, shelving and shoe storage depends on what you own, so a clear-out first gives a better design.

The problems walk-in wardrobes solve

Others want a dressing table built in alongside the storage. We can design a dressing table into the room, close to the clothes and shoes.

A few of the things people ask us to solve include:

  • A bedroom without crowded wardrobes
  • Hanging for coats, dresses and shirts
  • Somewhere to sit and get ready
  • Separate space for two people’s clothes

Dr Johnson's House, about 0.3 miles south-west, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go.

Choosing a carpenter

  • Whether they can show you real projects they’ve done
  • How the doors are hung and adjusted
  • Whether the quote follows a visit to your home
  • How they deal with uneven walls and floors

Choosing a carpenter in London: a checklist

Fitting day, step by step

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the room and how much is fitted into it, and we confirm the fitting days in your quote. Sections come into the flat in the order they’re fitted, so the flat doesn’t fill up. We protect the floors and keep dust to a minimum. The fixings suit each wall, whether solid or stud.

  1. It starts with a short note from you.
  2. We come to measure and discuss the design.
  3. A written quote follows.
  4. The units are built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units and trim the edges to meet the walls and ceiling.
  6. We check everything with you, and fresh paint should be treated gently at first.

Before we arrive

  • Get any new sockets or wiring done by your electrician before fitting day
  • Empty the space we will be working in
  • Clear the walls of pictures and shelves

Getting a quote

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, along with rough sizes. To share them, drop us a line using the contact form, and we will suggest a time for a design visit.

Advice

Flat-pack or bespoke?

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t typically do that in an older room.

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

Walk-in wardrobes for homes in Smithfield

Homes built since 2000 make up about 32% of the housing in the streets around Smithfield, with about 28% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. There are 472 entries on the National Heritage List within half a mile of the centre of Smithfield. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. The Ultra Low Emission Zone has covered all of London since it reached the outer boroughs on 29 August 2023. So any van that delivers or fits furniture in Smithfield is covered by it. We plan parking and access with you at the design visit.

Living in a block of flats near Farringdon station? Then the lift, the stair turns and the front door all set the largest piece that can come in. If your children go to Charterhouse Square School or a school nearby, walk-in wardrobes in a child’s room can be planned so the inside layout changes as they grow.
