How we make fitted home offices for Oakthorpe Park
A fitted home office gives your work a proper place in the house. We design and make built-in desks, shelving and storage for spare rooms, alcoves, landings and the space under the eaves, planned around how you work. For a home in Oakthorpe Park, it starts with a design visit to measure and talk it through. Typical reasons to get in touch are glare from a window on the screen and files and folders piling up, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Around Oakthorpe Park, a large share of homes date from before 1919, and Victorian and Edwardian rooms normally have a chimney breast with an alcove each side. An alcove is often just wide enough for a desk, with shelves above, which keeps work in its own corner of the room. The pieces are scribed to walls that wander and levelled on floors that slope.
We write quotes in plain English. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

How fitting day works
Finishing comes last. With a spray finish from the workshop, there’s typically only filling and touching up to do in the room; hand painting, if that’s what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. Floors are protected, and dust is kept down as far as possible. Parking can be tight on terraced streets, so let us know about permits and bays during the design visit.
- It starts when you get in touch about a home office. A line on how you work helps too.
- At the design visit, we look at the room, the window and your equipment.
- A written quote follows, with the fitting days agreed.
- We make the desk, shelves and cupboards in our workshop, from moisture-resistant MDF and birch plywood.
- The office is fitted and set level, ready for your first day at the desk.
Before we arrive
- Move anything in the hall or on the stairs out of the way
- Clear the area where the furniture is going
- Let us know if your street is in a controlled parking zone
Getting a quote
We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and go through the design with you, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To arrange a visit, tell us about the room on our contact form.

Your questions about fitted home offices in Oakthorpe Park
My home in Oakthorpe Park is a period house with walls that are not straight. Is that a problem?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Can parking be tricky on fitting day in Oakthorpe Park?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
What happens at the measuring visit?
We measure the room, check how level the walls and floors are and discuss the design with you. We’ll also ask about access and parking.
Where is the furniture made?
It’s made in our workshop. Then we bring it to your home and fit it.
How is the furniture painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
Do I need permission to fit furniture in a leasehold flat?
Possibly. It depends on your lease, and some need consent for alterations. We can’t give advice on your lease, so check it or ask your managing agent.

Could you do it yourself?
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.
Fitted home offices in Oakthorpe Park: local notes
In the area around Oakthorpe Park, the largest groups of homes date from before 1919 (about 53%) and between 1919 and 1939 (about 25%), in the VOA’s 2025 council tax stock figures. We take that into account at the measuring visit, since older and newer walls take different fixings. Within a mile of the centre of Oakthorpe Park, 3 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. More than half of the homes in the area around Oakthorpe Park (about 53%) were built before 1919, based on the Valuation Office Agency’s 2025 council tax data. Houses of that age often have alcoves beside a chimney breast that can take a desk, with shelving above.
If you live in a period home close to St Michael-at-Bowes, lath-and-plaster walls need the right fixings for shelves above a desk. The wider area includes historic houses such as Bruce Castle, about 1.7 miles south-east. For a period home anywhere nearby, a small back bedroom can become a home office with a desk under the window. Near listed buildings like Broomfield House Broomfield Park, about 0.5 miles west of the centre of Oakthorpe Park, older homes may keep original joinery that home offices can be designed around. For a listed home, fixing into original features can need listed building consent.

Made for the room, or bought in a box?
Off-the-shelf desks and shelving are made for flat walls and standard sizes. In an awkward space, standard pieces leave gaps. A fitted home office is designed for the room and scribed to the walls. It costs more than flat-pack furniture, and what you get is an office that fits. Off-the-shelf furniture is made for flat walls and level floors, which older houses rarely have, so it leaves gaps at the wall, tilts on sloping floors or sits awkwardly against skirting and picture rails. Fitted furniture is scribed to the wall instead.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that’s part of the price. There’s no price list: each design is priced in writing after we’ve seen the space.

Flats, conversions and lettings
In a flat, the route in matters as much as the room. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.
We also make and fit furniture for landlords furnishing a let, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.
What affects the cost of fitted home offices
The price reflects the time and materials the job needs. That depends on:
- Stairs, lifts and the route to the room
- The internal fittings
- Spray painting or hand painting
- Where a van can park, such as a permit bay or a bay suspension
Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.
Before the design visit
You don’t need exact measurements or a plan. Just send what you can:
- What kind of home it is, and which floor the room is on
- Rough measurements, even if they’re only to the nearest few centimetres
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Your postcode and the borough
You do not need exact measurements to get started. Everything is measured properly when we visit. To arrange it, fill in our short enquiry form. The written quote follows the visit.
