Walk-in wardrobes in Sidcup: what you get

A box room is often too small for a bed but just right for a dressing room. Fitted out from wall to wall, it can take the clothes that crowd the bedroom, leaving the bedroom with more space. The layout leaves room to move and to see what you have. People typically come to us about a dressing area in part of a bedroom and a dressing table with drawers and a mirror, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A bedroom in a 1950s or 1960s home is normally a simple rectangle, often with the window on the outside wall and the door near a corner. Many homes around Sidcup date from between 1945 and the early 1970s, so fitted furniture can often take a whole wall without tricky cuts. The space in front is planned first, so doors open fully.

You get the quote in writing, so there is time to read it properly. It covers the design, materials and finish agreed at the visit.

Common questions about walk-in wardrobes

Is parking a problem for fitting in Sidcup?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It is useful to let us know about parking during the design visit, so the day can be planned around it.

Can you make walk-in wardrobes for a home in Sidcup?

Yes. We cover all of Bexley and the rest of London, and Sidcup is part of that. The first step is a design visit, where we measure and go through the design, followed by a quote.

Is a box room big enough for a walk-in wardrobe?

In many cases, yes. It depends on the room’s shape and where the door and window sit, so we work it out when we measure.

Do I need permission to fit furniture in a leasehold flat?

Possibly. Some leases need the building owner’s consent before you make alterations, including fixing furniture to the walls. Check your lease, as we can’t advise on it.

Can you build a dressing area in my bedroom?

Yes. A run of units can define a dressing area, and we fit the furniture once any building work is done.

Who chooses the colour?

You choose it. We agree the colour with you.

Flats, conversions and lettings

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it.

If the property is let, we’ll need access agreed with the tenants. An agent can arrange access for you.

How fitting works for walk-in wardrobes

When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made in our workshop. How long the fitting takes depends on the room and how much is fitted into it, and we confirm the fitting days in your quote. Stairwells in post-war blocks can have tight turns, so the size of each section is set by the stairs as well as the lift. Where the building has a caretaker or managing agent, it helps to tell them before fitting day. We cover the floors in shared areas on the way in.

  1. You get in touch and tell us about the room and what you want to store. It could be a spare room, a box room or part of a bedroom.
  2. We visit, measure up and plan the layout with you.
  3. A written quote follows, covering the design, materials and finish, for you to read through.
  4. Everything is made and finished in our workshop, using moisture-resistant MDF and birch plywood.
  5. We bring everything to your home and fit it to the room.

Before we arrive

  • Take anything hanging off the wall we are fitting to
  • Check the building’s rules for trades and lift bookings
  • Move anything in the hall or on the stairs out of the way

What it is made from

Hanging rails

Two rails stacked one above the other make good use of the height.

Birch plywood

Drawers are opened every day, so we make them strong.

Bespoke or off-the-shelf?

Standard systems come in set widths and heights and rarely reach the ceiling. We can build right up to the ceiling and from wall to wall, which can add a lot of storage. Ready-made pieces each bring their own height and depth, and a room full of them can look cluttered, whereas a single fitted run gives one clean line. It’s painted in a colour you choose.

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Sidcup homes and walk-in wardrobes

About 30% of the homes in the area around Sidcup went up between 1945 and 1972, and about 20% between 1919 and 1939, on the Valuation Office Agency’s council tax figures for 2025. That matters for walk-in wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Sidcup include Number 33 (farm Cottage) and Number 35 (Grade II), under half a mile north-west, and Caretaker's House at Lamorbey Park (Grade II), less than half a mile north. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, may need listed building consent from the council. An early word with the council’s conservation officer is the best first step. About 40% of households in the streets around Sidcup live in detached or semi-detached houses, according to Census 2021. A house like that normally has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

If you live near Waring Park, a bedroom facing the green is best kept light, with the furniture on the side walls. The wider area includes historic houses such as Danson House, about 1.7 miles north. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where walk-in wardrobes go. If your children go to Birkbeck Primary School or a school nearby, walk-in wardrobes in a child’s room can be planned so the inside layout changes as they grow.

How we price walk-in wardrobes

A few things affect what fitted furniture costs:

  • Parking and unloading on your street
  • How many doors and drawers there are
  • How square the room is
  • How big the furniture is

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the measuring visit.

Helping us understand the room

To give us a picture of the room, it helps to include:

  • Photos of the whole wall or room, including the floor and ceiling
  • Approximate measurements of the space
  • What you’d like to store or use the space for
  • Anything fixed to the wall that the furniture needs to work around

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a quote in writing. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, tell us about the room on our contact form.
