Questions we’re often asked

Will parking be an issue for fitting furniture in Bow Common?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

What do you do at the measuring visit?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

Does someone need to be home during the fitting?

Someone needs to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.

What does a wall bed cost?

There’s no price list: each design is priced in writing after we’ve seen the space. Size, storage and finish all affect the price. For a design visit, message us from the contact page.

Do you cover Bow Common?

Yes. We work in Bow Common and across Tower Hamlets.

How we make wall beds for Bow Common

The mattress has to suit the mechanism; the mechanism maker sets the size, depth and weight it can take. We can go through what the mechanism allows when we measure, so you can choose a mattress that works. If your home has somewhere comfortable for guests to sleep and a guest room that sits empty most of the time, that is what wall beds are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

A large number of homes around Bow Common date from 2000 onwards, and newer bedrooms are often compact, with plasterboard walls. Heavy pieces are fixed into the studs or stand on the floor, rather than relying on the board alone. Any built-in cupboard that came with the home can be replaced or extended to match.

You get the quote in writing, so there is time to read it properly and talk it over at home. It covers the design, materials and finish agreed at the visit.

From workshop to your room

You’re welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting. The time the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. Fitting day starts by covering floors and setting out the sections. The pieces are levelled and fixed with fixings that suit the wall. Any hand painting can be finished on site.

  1. First, you let us know about the space.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. A written quote is sent to you.
  4. The cabinets are built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the bed and storage in your home.

Before fitting day

  • Clear the area where the furniture is going
  • Clear the hallway and stairs so the sections can come through
  • If you live in a block, book the lift and tell the building manager

Advice

Wall beds for homes in Bow Common

The biggest shares of homes in the streets around Bow Common were built since 2000 (about 48%) and between 1945 and 1972 (about 23%), on the Valuation Office Agency’s council tax figures for 2025. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. The centre of Bow Common is within about a quarter of a mile of the Limehouse Cut Conservation Area. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. If you’re unsure, check with the council before work starts. All of London, Tower Hamlets included, is inside the ULEZ. It applies to the vans that deliver and fit furniture in Bow Common, as it does anywhere else in London. We plan parking and access with you at the design visit.

For a flat near Limehouse station, each piece is planned so it can be carried up and joined together in the room. Sutton House, about 2.4 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice. If you live near Bartlett Park, wall beds are normally planned on the walls away from the window, so the light and the view stay.

Flats, conversions and leaseholders

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check during the design visit.

Honest limits

We design, make and fit the furniture. In practice, that means:

  • Choosing a mattress for you
  • Strengthening or rebuilding a wall
  • Decorating around the cabinet

If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. How a job runs, step by step.

  • Spray-painted finish
  • Shelves or a desk alongside
  • Moisture-resistant MDF

What affects the cost of wall beds

There’s no set price, because there is no set room. The things that affect it are:

  • Tricky walls, sloping ceilings and uneven floors
  • How many doors and drawers there are
  • The width and height of the space
  • How easy it is to get the furniture into the room

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, and the quote follows.

Before the design visit

These details help when you get in touch:

  • Examples of the look you’re after
  • A few photos of the space, taken from the doorway and from each corner
  • The postcode, so we can plan the visit
  • What the furniture needs to hold

A quote begins with a few details from you: which room it is, rough measurements and a couple of pictures if you can take them. To send them, message us from the contact page. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Before and after fitting day

Painted fitted furniture is easy to look after. A few things help it stay looking good:

  • Keep the floor in front clear before lowering the bed
  • Decide who the bed is mainly for
  • Check your lease if you live in a flat
  • Measure the clear space in front of the wall

New paintwork takes a while to harden. Go easy on the doors and front at first, and wipe the cabinet with a soft cloth only.

Think about the route into the room. We make the cabinet in sections that fit up the stairs and through the doors, so it is useful to know about tight turns.
