Pricing wall beds in Mile End
What it costs comes down to the materials and the time involved. The main factors are:
- The overall size of the piece
- Access to the room, like stairs, lifts and narrow halls
- Tricky walls, sloping ceilings and uneven floors
- Parking and unloading on your street
How it is painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
What to send when you get in touch
What helps most when you first contact us:
- How you want to use the space
- Your postcode and the borough
- Rough measurements, even if they’re only to the nearest few centimetres
- Pictures showing the full wall, from floor to ceiling
If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, send us a few details through our contact form.
How we make wall beds for Mile End
The cabinet is made from moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Doors on the front can look like a run of cupboards, so the room doesn’t read as a bedroom by day. If your home has shelves or a desk around the bed and room for a desk and a guest bed, that’s what wall beds are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
In a compact bedroom, the swing of hinged doors can clash with the bed, so the layout and the kind of door are worked out together. Around Mile End, many homes date from 2000 onwards, and newer bedrooms tend to be on the small side. We measure the space in front as well as the wall.
The written quote is your record of the job. It describes the wall bed we have designed for the room, its materials and its finish, and the workshop works from it.

Do you need wall beds in Mile End?

- A flexible room for a growing family
- A guest room that sits empty most of the time
- A guest bed that disappears in the day
- A studio that works by day and night
Sutton House, about 1.8 miles north-west, is one of the historic houses in the wider area. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go.

Your questions about wall beds in Mile End
Will parking be an issue for fitting furniture in Mile End?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking at the measuring visit.
I live near Limehouse station. Is that in your area?
Yes, homes across Tower Hamlets and the rest of London are within the area we cover. To get started, you can send us a few details through our contact form with some details about the room, and tell us about parking and access at the same time.
Do I need the building owner’s consent?
Possibly. Leases vary, and some require the building owner’s consent for alterations. Your lease is something we cannot advise on.
How are wall beds priced?
We quote each job for the room it’s going into, after the design visit. Size, storage and finish all affect the price. To arrange a design visit, fill in our short enquiry form.
Is a wall bed safe for everyday use?
Safety depends on a secure fixing and sensible use. The mechanism is fixed exactly as its maker sets out, and you keep the space in front clear and children away while it moves.
Can you fit a wall bed to a stud wall?
That’s something we look at when we measure. Different walls need different fixings, and the mechanism maker’s instructions set what’s needed.
What happens on fitting day
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly. The time the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so it helps to sort them out in advance. Wall beds are made in sections sized for the lift and doors.
- You get in touch and tell us about the room and the wall where the bed could go.
- We visit to measure up, look at the wall and floor and make sure there is clear space in front to lower the bed.
- You receive a quote in writing for the wall bed and any storage.
- We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
- We fit the cabinet in your home and fix the mechanism as its maker specifies.
- Before we leave we show you how to lower and lift the bed.
Getting ready for fitting day
- Mention any parking restrictions on your street
- Have your electrician move any sockets or switches beforehand
- Let us know about any meters, fuse boards or boilers in the area
Getting a quote
It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space. To send them over, use our contact form, and we’ll arrange a design visit.
Advice
Boards, parts and paint
Bed mechanism housing
The bed sits inside a cabinet built around its mechanism and fix it as the maker specifies. When the bed is up, the front looks like cupboard doors.
Shelves
Shelves can go above or beside the bed cabinet for books, boxes or display.

Is bespoke worth it?
A wall bed is fixed to the house, so it stays when you move. How long you’ll be in the home is worth weighing up before choosing built-in. In an open-plan room, standalone pieces can look scattered, while fitted furniture can give the space structure.
Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote.

Bedroom storage in Mile End
The biggest shares of homes in the area around Mile End were built since 2000 (about 45%) and between 1945 and 1972 (about 21%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Near the centre of Mile End, Historic England’s list includes Phoenix School (Grade II*), under half a mile north-east, and Church of St Paul (Grade II*), about 0.5 miles south. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. Check with the council’s conservation officer first. About 77% of households in the area around Mile End live in purpose-built flats, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Building management rules on lifts, deliveries and working hours are worth checking early.
If your children go to Beatrice Tate School or a school nearby, wall beds in a child’s room can be planned so the inside layout changes as they grow. For an older house near Holy Trinity Church, a bedroom chimney breast and its alcoves often shape where wall beds go.
