How it’s made
Bed mechanism housing

Spray-painted finish
We spray paint in the workshop for a smooth, factory-like finish.
Wall beds in Limehouse
Studio flats benefit more than most from a bed that folds away. By day, the room is a living space, and at night it becomes a bedroom. Storage and shelving can go on either side or above, so the whole wall works hard. Typical reasons to get in touch are a home office that also sleeps guests and a living room with a bed that folds away, and the answer is built in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Many homes around Limehouse were built since 2000, and across London a lot of homes from those years are compact flats in newer blocks. In a compact bedroom, fitted furniture that reaches the ceiling and uses the corners makes the most difference. Boxed-in pipes and service risers can be built around, so nothing is wasted.
We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished, taken from what we agreed at the visit.

Bedrooms in Limehouse: local notes
The biggest shares of homes in the streets around Limehouse were built since 2000 (about 42%) and between 1945 and 1972 (about 24%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Limehouse include Church of St Anne (Grade I), under half a mile south, and Church of St Paul (Grade II*), less than half a mile north-east. If your own home is listed, changes inside that alter its character, such as fixing into or removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. TfL’s red routes have strict stopping rules. Where a home in Limehouse is on or beside a main road, it helps to mention that at the measuring visit. That way we can plan where to load and unload.
Close to Bartlett Park? Keeping wall beds off the window wall keeps the room bright. Sutton House, about 2.4 miles north, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go. For families living near Stepney Greencoat Church of England Primary School, hanging rails set low at first can be raised later, as children get taller.

Is bespoke worth it?
You can buy wall bed units off the shelf, often for less, and in a straightforward room they may be enough. They’re made in standard sizes, so they may not suit uneven walls, low ceilings or alcoves. A bespoke cabinet is built for the room. Separate ready-made pieces can make an open-plan room feel unplanned, whereas fitted furniture can define each part of the room.
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. Let us know about parking at the design visit, so we can plan for it.

What happens on fitting day
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so it helps to sort them out ahead of time. Wall beds are made in sections sized for the lift and doors.
- It starts with a short note from you.

- The wall bed is fitted, and any hand painting is done on site.

Getting a quote
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. A written quote follows the visit for you to look over. To arrange the visit, tell us about the room on our contact form.

When is bespoke worth it?
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That’s something we plan for in the design.
Cost matters, and it is fair to say so: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.
Your questions about wall beds in Limehouse
Will parking be an issue for fitting furniture in Limehouse?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It is useful to let us know about parking at the design visit.
I live in a flat in Limehouse. How will the furniture get up the stairs?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.
What if my walls and floors are out of level?
It’s something we deal with all the time. We trim the edges to follow the wall and level the base.
How much room do I need in front of a wall bed?
You need clear floor in front of the cabinet for the bed to fold down, as well as the depth of the cabinet itself. We check the space when we measure and plan the layout around it.
Can a wall bed have storage around it?
Yes, and it’s one of the best ways to use the wall. A desk beside the bed suits a room that is an office by day, while new sockets are for your electrician.
Can a wall bed go on any wall?
That depends on what the wall and floor are made of. The mechanism must be fixed to a sound wall or floor, as its maker specifies, so we check it at the design visit.
Flats, conversions and lettings
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.
We also make and fit furniture for landlords furnishing a let. It is made from the same moisture-resistant MDF and birch plywood as any of our work.
