Wall beds for your home in Dulwich

Wall beds in Dulwich: what you get

We build the bed housing from moisture-resistant MDF and birch plywood, spray painted in our workshop or hand painted. From the front, the folded bed can look like a set of tall cupboards, so the room does not read as a bedroom by day. If you are living with a spare room that’s rarely slept in and a studio that works by day and night, wall beds made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

In a Victorian bedroom, the chimney breast typically sits on a side wall, with a recess to each side. A large share of the homes around Dulwich date from before 1919, so many bedrooms there may share that layout. Storage can go in each recess, with a bridge of cupboards over the chimney breast, leaving the breast itself clear. Any capped chimney is kept ventilated.

We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished, all taken from the design visit.

Pricing wall beds in Dulwich

To work out the quote, we look at:

  • How square the room is
  • How easy it is to get the furniture into the room
  • Where a van can park, like a permit bay or a bay suspension
  • The overall size of the piece

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. It is useful to talk about parking during the design visit, so we can plan for it.

What to send when you contact us

What helps most when you first contact us:

  • A few pictures of the space, taken from the doorway and from each corner
  • Whether it is a house or a flat, and if there are stairs or a lift
  • Rough measurements: width, height and depth
  • Your postcode and the borough

Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space, along with rough sizes. To share them, get in touch through our contact form, and we will arrange a design visit.

Flats, conversions and lettings

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of, after checking the walls at the design visit.

Bespoke wall beds or ready-made?

A standard bed is simple and needs no mechanism, which is a fair point in its favour. Where the room needs to be more than a bedroom, a wall bed earns its place every day. Recesses in older houses come in every size except the standard ones, so off-the-shelf pieces either do not fit or leave a gap either side. Furniture made for the space fills it.

We quote each job for the room it’s going into, after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Wall beds in Dulwich: local notes

The biggest shares of homes in the area around Dulwich were built before 1919 (about 73%) and between 1945 and 1972 (about 15%), going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Dulwich is partly covered by the Dulwich Wood Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. If in doubt, the council’s planning team can confirm. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to every van that comes to fit furniture in Dulwich. Access and parking are talked through at the design visit.

For a flat near West Dulwich station, the route in is measured as well as the room, and the sections are sized to fit it. Close to Dulwich Park? A bedroom facing the green is best kept light, with the furniture on the side walls. The wider area includes historic houses such as Kingswood House, about 1.1 miles south. For a period home anywhere nearby, a bedroom chimney breast and its alcoves often shape where wall beds go.

FAQs: wall beds in Dulwich

Does a conservation area in or near Dulwich affect fitted furniture?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Can parking be tricky on fitting day in Dulwich?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit, so the day can be planned around it.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and go through the design with you. We will also ask about access and parking, and afterwards we send a written quote.

Can you make wall beds for a home in Dulwich?

Yes. We cover Dulwich and the rest of Southwark. To get a quote, message us from the contact page.

What finishes do you offer?

There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.

My walls are not straight. Is that a problem?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base.

Bespoke or off-the-shelf?

Cost matters, and it’s fair to say so: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Off-the-shelf cupboards come in fixed sizes, so there’s typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Fitting day, step by step

There is not much for you to do on fitting day. We need someone to let us in at the start, and it’s useful to have the room cleared beforehand. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. In houses converted into flats, the route in may include a shared hall and stairs, so neighbours may appreciate a note before fitting day. The sections are sized for the narrowest point on the route. Saturday fitting is possible by arrangement.

  1. You tell us about the room and who the bed is for. The bed can sit among shelves or beside a desk.
  2. We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
  3. A quote follows, setting out the design and finish.
  4. We build and finish everything in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home, with the mechanism fixed as its maker specifies.

How to prepare

  • Get any new sockets or wiring done by your electrician before fitting day
  • Clear the walls of pictures and shelves
  • Keep pets out of the room and the hallway
