About our walk-in wardrobes in Dulwich

Many London homes have a small room that’s awkward as a bedroom. Fitted out from wall to wall, it can take the clothes that crowd the bedroom, and the bedroom itself feels calmer. We plan the layout so you can stand, turn and see everything. People typically come to us about a dressing table with drawers and a mirror and a side each for a couple; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

Older bedrooms usually have generous ceiling heights, and a large share of the homes around Dulwich date from then. That height can be used, with fitted furniture taken up to the cornice and top cupboards for occasional things. Picture rails, skirting boards and coving are met neatly or cut around.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

How fitting day works

When we arrive on fitting day, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections made at our workshop, a piece at a time. How long the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so there’s some trimming and adjusting on site. We protect the floors and keep dust to a minimum. It’s useful to let us know about parking during the design visit, as terraced streets are often busy.

  1. You get in touch and let us know about your clothes, shoes and bags and how you get ready.
  2. We visit to measure up and work out the layout inside, including any dressing table.
  3. A written quote follows, setting out the layout, materials and finish.
  4. We build the carcasses, shelves and drawers in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the units in your home, then put in the rails, shelves and drawers at the heights we agreed.

Preparing the room

  • Clear the hallway and stairs so the sections can come through
  • Check the building’s rules for trades and lift bookings
  • Have your electrician move any sockets or switches beforehand

How to get a quote

Prices are quoted for your room, once we’ve measured and talked through the design. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, drop us a line using the contact form.

Pricing walk-in wardrobes in Dulwich

Not every room costs the same, for these reasons:

  • How many doors and drawers there are
  • How big the furniture is
  • Spray painting or hand painting
  • Walls and floors that are out of level or out of square

What goes inside matters as much as the outside: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.

Before the design visit

Before the design visit, it helps us to know about:

  • The type of home and how the room is reached
  • The postcode, so we can plan the visit
  • Pictures showing the full wall, from floor to ceiling
  • What the furniture needs to hold

We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, message us from the contact page.

Flats, blocks and rented homes

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the design visit.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.

Made for the room, or bought in a box?

There’s a place for both. In a square room with a tight budget, a ready-made system may be enough. Where the room is tricky or you want it to feel built in, bespoke is usually the better fit. Ready-made pieces are proportioned for newer homes and can look lost in an older one, whereas fitted pieces can pick up the room’s height and mouldings, with panels and details to suit the house.

Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.

Questions we’re often asked

How do you fit walk-in wardrobes in a flat in Dulwich?

We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.

Will a conservation area stop me having walk-in wardrobes fitted in Dulwich?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

Do I choose the paint colour?

The choice is yours. Spray and hand-painted finishes both use the colour you’ve chosen.

Is an outside wall a problem for fitted furniture?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

How much does a walk-in wardrobe cost?

Prices are quoted for your room, once we’ve measured and talked through the design. Size, fittings and finish all affect the price. For a design visit, get in touch through our contact form.

Can you put a walk-in wardrobe in part of a bedroom?

Yes. A run of units can define a dressing area, and we fit the furniture once any building work is done.

Bedrooms in Dulwich: local notes

Homes built before 1919 make up about 73% of the housing in the area around Dulwich, with about 15% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. That matters for walk-in wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Dulwich is partly covered by the Dulwich Wood Conservation Area, one of the conservation areas recorded by Historic England. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If you’re unsure, check with the council before work starts. The share of homes built before 1919 around Dulwich, about 73%, is well above the figure for Southwark as a whole, about 26%, according to Valuation Office Agency council tax figures (2025). That makes period details like uneven walls, alcoves and picture rails more likely to shape the design.

Kingswood House, about 1.1 miles south, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give walk-in wardrobes room to reach the cornice. Near listed buildings like Bell House, under half a mile west of the centre of Dulwich, older homes may keep original joinery that walk-in wardrobes can be designed around. If your own home is listed, check with the council before fixing into original features. Living in a block of flats near West Dulwich station?
