Wall beds in East End of London

Spare rooms in London homes are often small, and the bed fills the room even when no one is staying. A wall bed gives that floor back during the day for a desk, a hobby or just space. Guests still get a proper bed when they stay. If your home has more floor space in a studio flat and storage built around a fold-down bed, wall beds made from birch ply and moisture-resistant MDF, painted by hand or sprayed can solve it.

A large number of homes around East End of London date from 2000 onwards, and in London many homes of that age are flats with compact bedrooms. In a compact bedroom, fitted furniture that reaches the ceiling and uses the corners makes the most difference. Boxing for pipes and risers is designed around rather than left as dead space.

After the design visit, we send you a written quote. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

Is it time for wall beds?

Plenty of spare rooms have become home offices. People want a desk by day and a bed for visitors, and a wall bed makes that possible.

Common reasons to get in touch include:

  • A bed that looks like cupboards by day
  • More floor space in a studio flat
  • Shelves or a desk around the bed
  • A guest room that sits empty most of the time

Mansion House, about 1.5 miles west, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

What to check before you book

  • Real projects you can actually look at
  • Have they thought about parking near you?
  • How the doors are hung and adjusted
  • How they deal with uneven walls and floors

How fitting works for wall beds

At the end, we tidy up and take up the floor coverings. Before we leave, we go over the finished piece together. How long fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. In a newer development, the lift, the concierge and set working hours may all need checking, so check them with the managing agent before fitting day. The furniture is built in sections that fit the lift and doorways.

  1. You tell us about the room.
  2. At the design visit we agree the layout and the colour.
  3. A quote in writing follows.
  4. The cabinets are made in our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. We fit everything in your home and check the bed lowers and lifts smoothly. New paint needs gentle use while it cures.

Before fitting day

  • Move anything in the hall or on the stairs out of the way
  • Keep pets in another room while we work
  • Get any new sockets or wiring done by your electrician before fitting day

How to get a quote

To make a start, message us from the contact page and tell us a little about the room. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.

Advice

FAQs: wall beds in East End of London

I live in a flat in East End of London. How will the furniture get up the stairs?

At the design visit, we measure the way in along with the room itself. Wall beds are made in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Do you cover homes near Shadwell station?

Yes. We cover all of Tower Hamlets and the rest of London. To get started, you can use our contact form with some details about the room, and tell us about parking and access at the same time.

Do you move sockets or add lighting?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.

My walls are not straight. Is that a problem?

Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Just mention it when you contact us.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there’s damp, it should be sorted before anything is fitted.

East End of London homes and wall beds

The biggest shares of homes in the area around East End of London were built since 2000 (about 36%) and between 1973 and 1999 (about 21%), based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. The centre of East End of London is within about a quarter of a mile of the Commercial Road Conservation Area. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Your council can advise if you are unsure. Controlled parking zones cover much of inner London, and each borough runs its own. That usually means a van in East End of London needs a visitor permit, a paid bay or a bay suspension through the council. Let us know about parking near your home during the design visit.

If you live in a flat close to Shadwell station, the route in is measured along with the room itself, and the sections are sized to fit it. For a family home near St Mary and St Michael Primary School, wall beds in a child’s room can be planned so the inside layout changes as they grow.

Where other trades come in

We design, make and fit the furniture. That means:

  • Supplying mattresses
  • Building work to make a wall sound
  • Making good the walls after other work

If in doubt, you can use our contact form and describe the room. Our process from visit to fitting.

What goes into it

  • Fold-down bed mechanism
  • Birch plywood
  • Spray-painted finish
  • Shelves or a desk alongside
  • Hand-painted finish
  • Moisture-resistant MDF

When is bespoke worth it?

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

It is worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

Practical tips

Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:

  • Plan a cupboard for spare bedding
  • Follow the mechanism maker’s mattress guidance
  • Plan where chairs and desks will sit
  • Treat new paintwork gently at first

Small marks on a hand-painted finish can be touched up. Spray-painted finishes clean easily with a soft cloth and keep their smooth look.

Measure the space in front of the wall, not just the wall. The bed needs room to fold down, so plan where furniture will sit.
