Common questions about wall beds
Can you make wall beds for a home in Eel Pie Island?
Yes. Eel Pie Island is one of the places we work, along with the rest of Richmond upon Thames and London. You can get in touch through our contact form to arrange a design visit.
Do I need permission for fitted furniture in a conservation area?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Who chooses the colour?
You do. We agree the colour with you.
Do you move sockets or add lighting?
No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.
Is an outside wall a problem for fitted furniture?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. Any damp needs sorting by the right specialist before fitting.
Is a wall bed safe for everyday use?
Safety depends on a secure fixing and sensible use. We fix the mechanism as its maker specifies; you lower it steadily with the floor clear.
Wall beds in Eel Pie Island
We build the bed housing from moisture-resistant MDF and birch plywood, spray painted in our workshop or hand painted. From the front, the folded bed can look like a set of tall cupboards, so the room doesn’t read as a bedroom by day. People usually come to us about somewhere comfortable for guests to sleep and a hobby room with a bed for guests, and the answer is made in our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Older bedrooms bring bowed walls and high ceilings, newer ones stud walls and lower ceilings. Your home in Eel Pie Island could be either, or something in between. We scribe, level and fix to suit whichever you have. The height of the room decides how tall the pieces can be.
The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

How fitting works for wall beds
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. London parking ranges from controlled zones to driveways and private bays, so tell us what applies at the design visit. If you live in a flat, any lift or building rules are worth checking too.
- We start with how the room is used and who’ll sleep there. The bed can sit among shelves or beside a desk.
- We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
- A quote follows, setting out the design and finish.
- The bed housing and any shelves are built in our workshop.
- We fit it in your home, with the mechanism fixed as its maker specifies.
Before fitting day
- Take anything hanging off the wall we are fitting to
- Book any lift and let the concierge or building manager know
- Empty the space we will be working in
Getting a quote
Getting a quote starts with some details: the room, rough measurements and some pictures if you have them. When you’re ready, use our contact form. We’ll then arrange a design visit and follow it with a written quote.
Advice
What we don’t do
It is worth being clear about where our work stops:
- Making good the walls after other work
- Electrical work for reading lights
- Choosing a mattress for you
Not sure whether your space suits wall beds? You can tell us about the room on our contact form and we will tell you before you arrange a visit. How a job runs, step by step.

How it’s made
Birch plywood
Shelving around the bed needs to stay straight, and birch plywood helps.

The mechanism sets the size of the housing and the mattress it takes.
Eel Pie Island homes and wall beds
Homes built before 1919 make up about 32% of the housing in the neighbourhood around Eel Pie Island, with about 27% built between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. 18 conservation areas have at least part of their area within a mile of central Eel Pie Island. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 27% of homes in the neighbourhood around Eel Pie Island date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, a good spot for fitted furniture built around the bulkhead.
Near listed buildings like Ham House, about 0.5 miles east of the centre of Eel Pie Island, older homes may keep original joinery that wall beds can be designed around. If your own home is listed, check with the council before fixing into original features. For families living near St Mary's Church of England Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. Richmond House, about 0.2 miles west, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design.

How we price wall beds
Prices vary from room to room, for these reasons:
- The overall size of the piece
- Walls and floors that are out of level or out of square
- How many doors and drawers there are
- Hanging rails, shelves, drawers and other fittings inside
Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. Your quote is written for your room once we’ve visited and measured.
Getting in touch
Here’s what helps us most when you get in touch:
- Any ideas or images you’ve saved
- Whether it’s a house or a flat, and if there are stairs or a lift
- Rough measurements, even if they’re only to the nearest few centimetres
- A few photos of the space, taken from the doorway and from each corner
Every piece is quoted for your room after the design visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, use our contact form.
Why bespoke in Eel Pie Island?
Standard units seldom reach the ceiling or fit wall to wall. A bespoke cabinet can run the full width and height and fill the rest of the wall with storage. Gaps behind, beside and above ready-made furniture collect dust, and fitted furniture closes them.
Rooms that aren’t square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.
What you get with us
- Every London borough and the City of London covered
- Designed for the room you have
- A spray or hand-painted finish
- Fitted tight to walls that are not straight
