Wall beds in Pimlico: what you get
The bed mechanism must be fixed securely, exactly as its maker specifies, into a wall or floor that is sound enough to hold it. We check the wall and floor during the design visit, because the fixing has to suit what the wall is made of. We make wall beds from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are a guest room that sits empty most of the time and a home office that also sleeps guests.
A large number of homes around Pimlico date from 2000 onwards, and in London many homes of that age are flats with compact bedrooms. Small rooms suit fitted furniture that uses the full height and the awkward corners. Boxed-in pipes and service risers can be built around, so nothing is wasted.
The quote comes in writing, so you can read it at your own pace and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Flats, leases and landlords
Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood.
If your building is on a red route or a busy main road, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the measuring visit.
What affects the price in Pimlico
What you pay depends on:
- The overall size of the piece
- Where a van can park, such as a permit bay or a bay suspension
- Hanging rails, shelves, drawers and other fittings inside
- How many doors and drawers there are
How it is painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
What to send when you get in touch
Here’s what helps us most when you get in touch:
- Pictures showing the full wall, from floor to ceiling
- What the furniture needs to hold
- Rough measurements: width, height and depth
- Pictures of styles you like, if you have any
To get a quote, get in touch through our contact form and tell us which room you have in mind. We then arrange a design visit to measure and go through the design, and send you a written quote afterwards.
From workshop to your room
If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote. In a newer development, the lift, the concierge and set working hours may all need checking, so check them with the managing agent before fitting day. Wall beds are made in sections sized for the lift and doors.
- To begin, get in touch through our contact form; a brief note on the room and how often guests stay is plenty.
- We visit to measure up, look at the wall and floor and make sure there is clear space in front to lower the bed.
- You receive a quote in writing for the wall bed and any storage.
- We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
- We fit the cabinet in your home and fix the mechanism as its maker specifies.
- Before we leave we show you how to lower and lift the bed.
Before fitting day
- Point out meters, boilers and fuse boards near the furniture
- Check the building’s rules for trades and lift bookings
- Leave a clear route from the front door to the room
Getting a quote
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote for you to look over. To book one, get in touch through our contact form.
Advice
Questions from Pimlico
I live in a flat in Pimlico. How will the furniture get up the stairs?
We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Do I need permission for fitted furniture in a conservation area?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. If you’re unsure, the council can confirm.
How long will the wall bed take to fit?
Every room is different. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote.
Should I send pictures?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you message us from the contact page.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you, and it’s set out in the quote.
Do you do the electrics?
No. Electrical work isn’t something we do; it is a job for your electrician. We can plan cable routes into the design, and new sockets should be in place before fitting day.
Bedroom storage in Pimlico
The biggest shares of homes in the neighbourhood around Pimlico were built since 2000 (about 42%) and before 1919 (about 29%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Part of Pimlico is in the Pimlico Conservation Area, according to Historic England’s records. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house does not normally need permission. The council can confirm if you’re not sure. Fewer homes around Pimlico date from before 1919 than across Westminster: about 29%, against about 49%, based on the Valuation Office Agency’s 2025 council tax data. So the walls behind wall beds here are more likely to be later brick, block or plasterboard, and they’re checked at the measuring visit.
Living in a block of flats near London Victoria station? Then each piece is planned so it can be carried up and joined together in the room. Close to Pimlico Gardens? Wall beds are typically planned on the walls away from the window, so the light and the view stay.

What it’s made from
Spray-painted finish
A spray-painted finish is applied in our workshop, giving a smooth, even surface.
Birch plywood
For a sturdy cabinet, birch plywood is a good choice for a piece that moves every day.
The problems wall beds solve
Studio flats and small one-bedroom flats are another reason. With the bed away, the main room is a living space again until bedtime.
Wall beds can help with:
- A living room with a bed that folds away
- A bed that fills a little-used room
- A real mattress for visitors
- Hiding the bed when it is not in use
For an older house near St Gabriel's, a bedroom chimney breast and its alcoves often shape where wall beds go.
Before you choose who makes it
- Real projects you can actually look at
- Will the doors close with even gaps?
- Which materials they’ll use, named in the quote
- Whether the route into your home has been checked
