Our wall beds across Westminster
Studio flats benefit more than most from a bed that folds away. By day, the room is a living space, and at night it becomes a bedroom. We can build shelves, cupboards or a desk around the bed cabinet, so the whole wall works hard. Most enquiries start with a living room with a bed that folds away and a home office that also sleeps guests, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving everything tidy. How long the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote.
- It starts with a short note from you.
- We come to measure and talk through the bed, the storage and the finish.
- A written quote follows.
- The cabinets are made at our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
- We fit everything in your home and check the bed lowers and lifts smoothly.
What affects the price in Westminster
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it.

Wall beds for homes across Westminster
In Westminster, a spare room often doubles as a study or a guest room. The design can help one room work two ways, keeping clothes, bedding and everything else out of sight.
About 49% of the homes in Westminster went up before 1919, and about 15% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. More than a third of the homes in Westminster (about 49%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Older houses can have lath-and-plaster internal walls and floors that slope, both of which matter when fixing a wall bed. Purpose-built flats are home to about 70% of households in Westminster, going by Census 2021 figures from the ONS. For a flat, wall beds are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.
Westminster is part of the area we cover, which takes in all 32 boroughs and the City. If you are unsure about access or parking, mention it when you get in touch.
City of Westminster: Close to Hyde Park? A bedroom facing the green is best kept light, with the furniture on the side walls. Near listed buildings like Church of St Mark's, less than half a mile south of the centre of City of Westminster, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features can require listed building consent.
Boards, parts and paint
Birch plywood
Shelving around the bed needs to stay straight, and birch plywood helps.
Shelves
We can add shelving around the bed to make use of the whole wall.
What it costs
When we put a quote together, we consider:
- Spray painting or hand painting
- Access to the room, such as stairs, lifts and narrow halls
- Doors and drawers, and how many
- Walls and floors that are out of level or out of square
We quote each job for the room it’s going into, after the design visit. A larger piece means more material and more time, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
What to send when you get in touch
Before the design visit, it helps us to know about:
- How you want to use the space
- The type of home and how the room is reached
- Pictures of styles you like, if you have any
- The postcode, so we can plan the visit
To get a quote, message us from the contact page and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.
What prompts wall beds
Studio flats and small one-bedroom flats are another reason. A bed that folds up gives you a living room in the day and a bedroom at night.
Wall beds can help with:
- Hiding the bed when it’s not in use
- A study that doubles as a spare room
- A bed that fills a little-used room
- Storage built around a fold-down bed
What we don’t do
Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe engineer. Here is what to bear in mind:
- Plastering or decorating the room
- Lease checks, which are for you and your building’s managers
- Strengthening or rebuilding a wall
Tips worth knowing
Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:
- Keep children away while the bed moves
- Consider how many people will sleep in it
- Allow space for pillows and duvets
- Look at your lease before fixing to the walls
Follow the mechanism maker’s guidance each time you lower and lift the bed. Lower it steadily and keep the space in front clear, and do not let children play with it.
If you live in a leasehold flat, check your lease before fixing furniture to the walls. We cannot advise on your lease.
Questions we are often asked
Can you build shelves or a desk around a wall bed?
Yes. Shelves, cupboards or a desk can go around the bed cabinet, so the whole wall is useful. The design keeps clear space in front for the bed to fold down.
Do I choose the paint colour?
You choose it, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you have chosen.
Do I need to be at home on fitting day?
Someone needs to let us in. It also helps to have someone around at the end, so we can go over the finished furniture together.
Do you work outside London?
No. We work in London and nowhere else.
Do I need planning permission for fitted furniture?
Usually not. Inside a house, fitted furniture does not normally need planning permission. Listed buildings may need listed building consent for works that affect their character.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps. Any damp needs sorting by the right specialist before fitting.
Can landlords use you for a rented flat?
Yes. We make and fit furniture for landlords furnishing a let as well as for homeowners. We’ll need access agreed with any tenants for the visit and for fitting day.
