Wall beds for homes in Soho

Studio flats benefit more than most from a bed that folds away. During the day, the room is somewhere to sit, work and eat; at night, the bed comes down. Storage and shelving can go on either side or above to make the most of the wall. Typical reasons to get in touch are a study that doubles as a spare room and a bed that looks like cupboards by day; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

In a Victorian bedroom, the chimney breast typically sits on a side wall, with a recess to each side. That layout is worth knowing around Soho, where a large share of homes were built before 1919. Storage can go in each recess, with a bridge of cupboards over the chimney breast. The flue behind is kept ventilated, and any damp is sorted first.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

Questions from Soho

Can you make wall beds for a home in Soho?

Yes. Soho is one of the places we work, along with the rest of Westminster and London. You can get in touch through our contact form to arrange a design visit.

I live near Tottenham Court Road station. Is that in your area?

Yes, homes across Westminster and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

What does a wall bed cost?

There’s no price list: each design is priced in writing after we’ve seen the space. Size, storage and finish all affect the price. For a design visit, tell us about the room on our contact form.

Do I need permission to fit furniture in a leasehold flat?

Possibly. A lease can require consent for alterations. Check your lease, as we can’t advise on it.

Do I choose the paint colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you’ve chosen.

Can you come on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

How fitting works for wall beds

When the fitting is done, we tidy the room and take up the floor coverings. Before we go, we look over the finished furniture with you. The time the fitting takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch and describe the room.
  2. At the design visit we plan the bed cabinet and check the stairs, landings and any lift.
  3. Your written quote sets out the design, materials and finish.
  4. The cabinet is made at our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route.
  5. The cabinet is joined in the room, fixed securely and set level, with a spray-painted or hand-painted finish.

Getting ready for fitting day

  • Keep pets out of the room and the hallway
  • Book any lift and let the concierge or building manager know
  • Move furniture and belongings away from the wall

How to get a quote

You do not need exact measurements to get started. Everything is measured properly when we visit, along with the walls, floor and ceiling. To get started, tell us about the room on our contact form. You receive a quote in writing after the visit.

Wall beds in Soho: local notes

Homes built before 1919 make up about 49% of the housing in the streets around Soho, with about 21% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. Part of Soho is in the Soho Conservation Area, according to Historic England’s records. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Westminster included. So any van that delivers or fits furniture in Soho is covered by it. How the van gets to your door is planned during the design visit.

If your home is as old as some of the listed buildings nearby, like House of St Barnabas, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. Close to St Anne's Churchyard? Morning light matters, so tall pieces go where they will not shade the window. For a flat near Tottenham Court Road station, the route in is measured not just the room, and the sections are sized to fit it.

Soho is within the City of Westminster, about 1 mile west of City of Westminster. We can visit homes in Soho on weekdays, or on a Saturday by arrangement. Our work takes in places right across Westminster.

Every home in W1F, W1T and W1D is within our area for wall beds. Whether you live on a street like Duck Lane, Drury Lane and Bridle Lane or on one nearby, we can arrange a design visit for wall beds. Soho is near the A4 and A301, so if your home is on a main road, mention it when you contact us. We also cover West End (1 mile east), Chinatown (1 mile south), Seven Dials (1 mile east), St Giles (1 mile north-east) and St James's (1 mile south). Across the rest of Westminster, our area takes in Paddington Green (2 miles west), Paddington (2 miles west), Connaught Village (2 miles west), Lisson Grove (2 miles north-west), Westbourne (3 miles west) and Little Venice (2 miles west). DIY, flat-pack or bespoke

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t usually do that in an older room.

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Flats, conversions and lettings

If the property is let, we will need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We cannot advise on your lease, so check it yourself or ask your managing agent.
