Window Seats in Pimlico

Window seats in Pimlico: window seats for bays and under sash windows, with storage inside. Every piece is built in our workshop and fitted in your home.

  • Looking for a reading spot by the window
  • A ready-made bench that doesn’t fit the bay
  • A room with shutters and sashes that deserves a proper seat

Need window seats in Pimlico?

Is bespoke worth it?

If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. We are happy to give an honest view during the design visit. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, whereas fitted furniture is made in sections that fit. The sections are joined and fixed once inside.

There’s no price list: each design is priced in writing after we’ve seen the space. A larger piece means more material and more time. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

How we make window seats for Pimlico

Some window seats are built in with shelves or cupboards around them. Shelving on each side, with the seat in the middle, makes a natural reading spot. We design the seat and the surrounding units together, so the lines and the finish match. It’s worth talking through during the design visit in Pimlico. People typically come to us about wanting a seat without blocking the radiator and an empty bay that doesn’t get used; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Newer homes often have plain spaces left as they are: a recess beside the stairs, a gap by a window, an empty cupboard. Many homes around Pimlico date from 2000 onwards, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.

The quote comes in writing, so there’s time to read it properly. It covers the design, materials and finish agreed at the visit.

When is bespoke worth it?

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That is something we plan for in the design.

Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.

How fitting day works

At the end, we tidy up and lift the floor protection. Before we go, we look over the finished furniture with you and explain how to look after the paint. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and we confirm the fitting days in your quote. Newer blocks often have concierge desks, entry systems and rules on lift booking, so it’s useful to sort them out beforehand. The furniture is built in sections that fit the lift and doorways.

  1. First we hear about your bay or window and what you’d like.
  2. At the design visit, every side of the window is measured.
  3. The design is agreed and a quote in writing follows.
  4. Every part is built in our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every lid and drawer with you.

How to prepare

  • Tell us about parking near your home
  • Leave a clear route from the front door to the room
  • Have your electrician move any sockets or switches beforehand

Photos help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, particularly with rough sizes. To send them over, drop us a line using the contact form, and we’ll suggest a time for a design visit.

Questions from Pimlico

Is Pimlico in the area you cover for window seats?

Yes, we work across Westminster, Pimlico included, and across the rest of London. To get started, you can send us a few details through our contact form with some details.

Does a conservation area in or near Pimlico affect fitted furniture?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Is the furniture spray painted or hand painted?

You can choose between two finishes: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.

Do you move sockets or add lighting?

No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a quote in writing.

The problems window seats solve

A window seat fits well with the sash windows and bays of many older houses. Painted to match the woodwork, it can look as though it has always been there. It suits anyone who wants new furniture to sit well in a period room.

A few of the things people ask us to solve are these:

  • Wanting a seat without blocking the radiator
  • No comfortable place to sit in the light
  • A period room that needs furniture to suit it
  • Standard furniture leaving gaps in a bay

If your home is one of the older houses near St Gabriel's, a seat under a sash window can keep shutters and cills clear.

Questions to ask before you hire anyone

  • How doors and drawers are fitted
  • Who does any electrics, plumbing or gas work
  • Have they measured the stairs, lift and doorways?
  • Have they thought about parking near you?

Fitted storage in Pimlico

About 42% of the homes in the neighbourhood around Pimlico went up since 2000, and about 29% before 1919, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Within a mile of the centre of Pimlico, 24 conservation areas are recorded by Historic England. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Near central London, streets tend to be narrow and busy, so carrying the sections from the van to the door takes planning.

For a flat near London Victoria station, the route in is measured not just the room, and the sections are sized to fit it. Buckingham Palace, about 0.9 miles north, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear.

Pimlico is part of the City of Westminster, about 2 miles north of City of Westminster. We cover Pimlico as part of our work across Westminster, and the process is the same everywhere we work. Our work takes in places right across Westminster, from the busiest high streets to quiet residential roads.

Every home in SW1P, SW1V and SW1W is within our area for window seats, from the main roads to the quieter streets. You’ll find streets here such as Ponton Road, Wilton Road and Ebury Square, and we cover homes on all of them for window seats. Main roads around Pimlico include the A202 and A3212. If you are just outside Pimlico, we also cover Victoria (1 mile north-west), Nine Elms (1 mile south-west), Westminster (1 mile north), Millbank (1 mile north) and Vauxhall (1 mile east). Other parts of Westminster we cover include City of Westminster (2 miles north), Marylebone (2 miles north), Soho (2 miles north), Chinatown (2 miles north), Covent Garden (2 miles north-east) and Mayfair (2 miles north).

Local landmarks in Pimlico

Our area takes in the homes around Pimlico Academy, Lambeth Palace Library and Denbigh Arms. The closest station to Pimlico is London Victoria station, roughly 0.5 miles north-west. A little further out are The Gordon Hospital (within half a mile north-east) and Health Exhibition Centre (0.5 miles north-west). For a walk, there is Battersea Park Lake.

Pricing window seats in Pimlico

What you pay depends on:

  • How easy it is to get the furniture into the room
  • Spray painting or hand painting
  • Where a van can park, like a permit bay or a bay suspension
  • Walls and floors that are out of level or out of square

Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

What we need to know

When you contact us, these help most:

  • Whether it’s a house or a flat, and if there are stairs or a lift
  • What you’d like to store or use the space for
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Rough measurements, even if they’re only to the nearest few centimetres

We quote each job for the room it’s going into, after the design visit. Because every room is different, the quote comes after the design visit, when we’ve measured up and talked through the design. For a quote, drop us a line using the contact form.
