Westminster Wall Beds
Fold-down wall beds built into fitted cabinets, for homes in Westminster. We measure, design and quote first, then make it in our workshop and fit it.
- A guest bed that disappears in the day
- A guest room that sits empty most of the time
- Somewhere comfortable for guests to sleep
Wall beds designed for your room
Flats, leases and landlords
If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so each section is sized to get through without a struggle.
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.
Wall beds for homes in Westminster
The cabinet is made from moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. From the front, the folded bed can look like a set of tall cupboards, so the room doesn’t read as a bedroom by day. If your home has a proper bed instead of a sofa bed and a hobby room with a bed for guests, wall beds made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
In houses built before 1919, a floor can drop noticeably from one side of a room to the other, and a large share of the homes around Westminster are that old. Fitted furniture sits on a plinth or adjustable feet set level, so the doors line up and the gaps run straight. The scribe at the wall takes up any bow in the plaster.
Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

How fitting works for wall beds
Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.
- It starts with a short note from you.
- At the design visit we agree the layout and the colour.
- A written quote follows.
- The cabinets are built in our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
- The wall bed is fitted, and any hand painting is done on site. New paint needs gentle use while it cures.
Before fitting day
- Arrange any electrical changes with your electrician ahead of time
- Let us know where the boiler and meters are
- Let us know if your street is in a controlled parking zone
How to get a quote
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, then send a quote in writing. There’s no price list: each design is priced in writing after we’ve seen the space. To arrange a visit, fill in our short enquiry form.
Advice
When is bespoke worth it?
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.
Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.
Your questions about wall beds in Westminster
Does a conservation area in or near Westminster affect fitted furniture?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Do you cover homes near London Victoria station?
Yes. We cover the whole of London. To get started, you can send us a few details through our contact form with some details about the room, and tell us about parking and access at the same time.
Is the furniture spray painted or hand painted?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you have chosen.
How do you get the furniture up the stairs?
We plan the route in at the design visit. We measure the stairs, landings, lift and doors, and each section is made to a size that will get through.
Can you add sockets inside the units?
No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there’s damp, it should be sorted before anything is fitted.
Westminster homes and wall beds
About 47% of the homes in the streets around Westminster went up before 1919, and about 25% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. 33 conservation areas have at least part of their area within a mile of the centre of Westminster. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Westminster, as it does anywhere else in London. Parking and access are planned during the design visit.
If your children go to Harris Westminster Sixth Form or a school nearby, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow. Clarence House, about 0.4 miles north-west, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice. If you live in a period home close to Christ Church, tall ceilings give wall beds room to reach the cornice.

Before and after fitting day
None of this takes much effort. What we’d suggest:
- Keep the floor in front clear before lowering the bed
- Allow space for pillows and duvets
- Choose a mattress that suits the mechanism
- Check your lease if you live in a flat
New paintwork takes a while to harden. Go easy on the doors and front at first, and wipe the cabinet with a soft cloth only.
Consider how often the bed will be used and by whom. It shapes the bed size and the type of mechanism as well as the storage around it.
Honest limits
We don’t treat damp or carry out building work, and there are a few other limits too:
- Supplying mattresses
- Decorating around the cabinet
- Structural work to the wall or floor
If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. How it works.
