Wall beds for your home in Chinatown

Wall beds in Chinatown: what you get

A wall bed needs clear space in front of it to fold down, so we plan the layout with that in mind. We think about where a chair, rug or desk will go, so the bed can come down without a shuffle. Typical reasons to get in touch are a flexible room for a growing family and hiding the bed when it’s not in use, and the answer is made at our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Victorian and Edwardian bedrooms typically have a chimney breast on one wall and a recess either side. A large share of the homes around Chinatown date from before 1919, so many bedrooms there may share that layout. Fitted furniture can fill both recesses and bridge the chimney breast with high cupboards, leaving the breast itself clear. The flue behind is kept ventilated, and any damp is sorted first.

We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished.

Common questions about wall beds

Do you cover homes near Tottenham Court Road station?

Yes. We cover all of Westminster and the rest of London. You can tell us about the room on our contact form to arrange a design visit.

My house in Chinatown is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Just mention it when you get in touch, and we will see what we can do.

Are fold-down beds safe to use?

A secure fixing and careful use are what matter. The mechanism is fixed exactly as its maker sets out, and you keep the space in front clear and children away while it moves.

Can you fit a wall bed to a stud wall?

We check that at the design visit. Different walls need different fixings, and the mechanism maker sets out what’s required.

How much space does a wall bed need?

It depends on the bed size and the mechanism. We measure up and make sure the bed has room to fold down.

Tips worth knowing

The finish lasts best with a little care. Here are our suggestions:

  • Plan where chairs and desks will sit
  • Think about how often the bed will be used
  • Check your lease if you live in a flat
  • Treat new paintwork gently at first

Before you first use the bed, read the mechanism maker’s guidance on lowering and lifting it. Lower it steadily and keep the space in front clear, and do not let children play with it.

Let us know what the wall is made of if you know. The fixing depends on the wall, and we look at it when we measure.

Bedroom storage in Chinatown

About 50% of the homes in the streets around Chinatown went up before 1919, and about 23% since 2000, in the VOA’s 2025 council tax stock figures. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List has 996 entries within half a mile of the centre of Chinatown. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your street in Chinatown joins a main road, it’s worth telling us at the measuring visit. We’ll plan where the van can stop.

Close to St Anne's Churchyard? Keeping wall beds off the window wall keeps the room bright. Benjamin Franklin House, about 0.4 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, tall ceilings give wall beds room to reach the cornice. Near listed buildings like The Haymarket Theatre (theatre Royal), less than half a mile south of the centre of Chinatown, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features may need listed building consent.

Chinatown is about 1 mile west of City of Westminster, part of the City of Westminster. Anywhere in Chinatown, the process is the same: a design visit, a quote in writing, furniture made in our workshop and fitting in your home. We list Chinatown among 29 places we cover in Westminster.

Here we cover the W1F, W1D and W1T postcode area for wall beds. Streets in the area include Duck Lane, Drury Lane and Bruton Lane, and homes on each of them are within our area for wall beds. Chinatown is near the A4 and A301; on busy main roads, unloading wall beds takes a little planning. We also cover Soho (1 mile north), St James's (1 mile south), West End (1 mile north-east), Seven Dials (1 mile north-east) and St Giles (1 mile north-east). We also make wall beds in nearby places like Paddington Green (2 miles west), Paddington (2 miles west), Lisson Grove (2 miles north-west), Westbourne (3 miles west), Little Venice (2 miles west) and Westbourne Green (3 miles west). Being one of the larger places in Westminster, Chinatown is covered for all of our fitted furniture.

What we don’t do

Before you plan the job, it is useful to know what we do not do:

  • Building work to make a wall sound
  • Supplying mattresses
  • Electrical work for reading lights

Not sure whether your space suits wall beds? You can tell us about the room on our contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.

What it’s made from

  • Moisture-resistant MDF
  • Birch plywood
  • Hand-painted finish
  • Shelves or a desk alongside
  • Spray-painted finish
  • Fold-down bed mechanism

Pricing wall beds in Chinatown

The price reflects the time and materials the job needs. That depends on:

  • The finish: spray painted or hand painted
  • How many doors and drawers there are
  • Where a van can park, such as a permit bay or a bay suspension
  • How square the room is

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. The price comes in a written quote, worked out from the measurements and the design you choose.

Helping us understand the room

Getting a few details early makes the visit more useful. Where you can, include:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • Any ideas or images you’ve saved
  • Pictures showing the full wall, from floor to ceiling
  • The type of home and how the room is reached

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and talk through the design with you. A quote in writing follows the visit. To arrange the visit, tell us about the room on our contact form.

Could you do it yourself?

It’s worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths.

From workshop to your room

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving the room tidy. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Drilling into lath and plaster is done with care, so the plaster around stays sound. Decorating around the furniture afterwards is for your decorator.

  1. You get in touch and tell us about the room and the wall where the bed could go.
  2. We visit to measure up, look at the wall and floor and make sure there’s clear space in front to lower the bed.
  3. You receive a quote in writing for the wall bed and any storage.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the cabinet in your home and fix the mechanism as its maker specifies.
  6. Before we leave we show you how to lower and lift the bed.

Before fitting day

  • Move furniture and belongings away from the wall
  • Take down pictures, mirrors and shelves from the wall
  • Keep pets out of the room and the hallway

Starting with a design visit

Getting a quote starts with some details: which room it is, rough sizes and a couple of pictures if you can take them. To send them, message us from the contact page. We’ll then arrange a design visit and follow it with a written quote.
