What wall beds cannot fix

Damp treatment and building work are for other specialists, and there are a few other limits too:

  • New sockets, lighting or wiring (your electrician)
  • Strengthening or rebuilding a wall
  • Getting consent under your lease

Wall beds in Primrose Hill: what you get

Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, so the bed doesn’t dominate the working day. We can allow for cables to the desk, while new sockets are for your electrician. Most enquiries start with a playroom that can sleep visitors and somewhere comfortable for guests to sleep; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Bedrooms in flats often share a wall with the next flat or the communal corridor, and that wall could be solid or plasterboard. With purpose-built flats home to most households around Primrose Hill, we choose fixings that suit the wall and keep drilling to what’s needed. Tall pieces are always fixed back.

The quote comes in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Fitted bedroom furniture in Primrose Hill

Homes built before 1919 make up about 41% of the housing in the streets around Primrose Hill, with about 27% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. We take that into account at the measuring visit, since older and newer walls take different fixings. The National Heritage List has 113 entries within half a mile of the centre of Primrose Hill. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. A quarter or more of the homes in the area around Primrose Hill (about 27%) were built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Bedrooms from that era tend to be regular, so fitted furniture can run wall to wall, fixed to suit the wall.

For a family home near St Paul's Church of England Primary School, a mix of drawers and shelves copes with school uniform as well as everything else. If you live near Regent's Park, keeping wall beds off the window wall keeps the room bright.

From workshop to your room

Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Parking near blocks of flats can be limited, and loading may need planning, so let us know about bays, permits or any loading area during the design visit. Once inside, the sections are joined and fixed with fixings that suit the wall. Saturday fitting is possible by arrangement.

  1. You get in touch and describe the room.
  2. At the design visit we plan the bed cabinet and check the stairs, landings and any lift. Mention parking as well, since vans often need a permit or a paid bay.
  3. We send a written quote.
  4. The cabinet is made at our workshop from moisture-resistant MDF and birch plywood, in sections sized for the route.
  5. The cabinet is joined in the room, fixed securely and set level.

Getting ready for fitting day

  • Clear the area where the furniture is going
  • If you live in a block, book the lift and tell the building manager
  • Move anything in the hall or on the stairs out of the way

Ask for a quote

Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. Because every job is different, the cost is set out in a written quote after the visit. To arrange a visit, use our contact form.

Advice

Common questions about wall beds

Can you fit furniture in a home close to Kentish Town West station?

Yes, homes across Camden and the rest of London are within the area we cover. You can drop us a line using the contact form to arrange a design visit.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

What do you do at the measuring visit?

We measure the room, check how level the walls and floors are and go through the design with you. We’ll also ask about access and parking, and a written quote follows.

Can you come on a Saturday?

Yes, Saturdays are possible by prior arrangement. Just mention it when you get in touch.

Should I send photos?

Yes. They give us a feel for the space before we visit, along with rough measurements. It is useful to show radiators, sockets and anything else on the wall.

Do you move sockets or add lighting?

No. We’re carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.

Materials and finishes

Spray-painted finish

Spray painting suits a cabinet you want to look crisp and is finished before it reaches you.

Bed mechanism housing

We build the housing to suit the mechanism, fixed securely as its maker specifies. When the bed is up, the front looks like cupboard doors.

Why people ask for wall beds in Primrose Hill

Lots of spare rooms have become home offices. People want a desk by day and a bed for visitors, and a wall bed makes that possible.

We’re often asked to help with:

  • A flexible room for a growing family
  • A bed that fills a little-used room
  • A studio that works by day and night
  • Storage built around a fold-down bed

If your home is one of the older houses near Church of St Mary the Virgin, tall ceilings give wall beds room to reach the cornice.

What to check before you book

  • Is it spray painted or hand painted?
  • A written quote that sets out the job
  • Will they visit to measure before quoting?
  • Where they’ll park and unload

Our checklist for choosing a carpenter

How we price wall beds

Several things affect the price:

  • The finish: spray painted or hand painted
  • How many doors and drawers there are
  • Walls and floors that are out of level or out of square
  • How big the furniture is

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. Tell us about parking during the design visit, so it can be planned.

Getting in touch

You don’t need exact measurements or a plan. It is enough to send:

  • Any ideas or images you have saved
  • Rough sizes: width, height and depth
  • Radiators, sockets, pipes or meters on or near the wall
  • The postcode, so we can plan the visit

Prices are quoted for your room, once we’ve measured and talked through the design. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, get in touch through our contact form.
