Fitting day, step by step
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Hallways in period houses are often narrow, and the stairs turn sharply, so wall beds are made in sections sized to get through. Floors, stairs and doorways are covered before anything is carried through.
- You tell us about the room.
- We come to measure and discuss the bed, the storage and the finish.
- A quote in writing follows.
- We build the cabinets in our workshop from moisture-resistant MDF and birch plywood.
- We fit everything in your home and check the bed lowers and lifts smoothly.
Before fitting day
- Let us know where the boiler and meters are
- Empty the space we’ll be working in
- Take down pictures, mirrors and shelves from the wall

Wall beds for homes in Seven Dials
A wall bed folds up into a fitted cabinet when you don’t need it and is lowered again at night. It lets one room do two jobs, so a guest room can double as a study or playroom. We build the cabinet around the bed to suit the room and paint it in a colour you choose. We make wall beds from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the things people most often want solved are a bed that fills a little-used room and storage built around a fold-down bed.
Sash windows are common in Victorian and Edwardian houses, and their position, along with any shutters, affects where furniture can go. If your home is one of the many around Seven Dials built before 1919, the layout lets the sash open fully and keeps the light unblocked. Doors on fitted pieces are hung to clear the bed and any radiator.
A written quote follows the design visit. It sets out the design we have talked through, the materials and the finish.

Flats, blocks and rented homes
If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.
What it is made from
Hand-painted finish
We can hand paint the cabinet in your home, once it’s fitted. It is easy to touch up later.
Shelves
We size each shelf for its span and load.
Bespoke or off-the-shelf?
Off-the-shelf cupboards come in fixed sizes, so there is typically a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can run to the ceiling and fill the width.
What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot normally do that in an older room.
Your questions about wall beds in Seven Dials
My home in Seven Dials is a flat. How do you get the furniture in?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
My house in Seven Dials is Victorian. Can you deal with uneven walls?
Yes, that is normal in older houses: each piece is scribed to the wall and levelled at the base. Skirting, picture rails and cornices are met neatly or cut around. Fixings are chosen for the wall, whether solid brick or lath and plaster.
Should I send pictures?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, get in touch through our contact form.
Is it possible to add a desk beside the wall bed?
Yes, that’s a common request. Shelves and cupboards around the bed make the most of the space, and any new sockets are for your electrician.
Are fold-down beds safe to use?
A wall bed is designed to be used regularly as long as they’re fixed and used as the maker specifies. We fix the mechanism securely to a sound wall or floor, and the maker’s guidance on use should always be followed.
Will you provide a mattress for the bed?
The mattress needs to suit the mechanism, including its size, depth and weight. We will go through those limits at the design visit so you can choose one that works.
Practical tips
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Check there’s room for the bed to fold down
- Allow space for pillows and duvets
- Give the paint time to cure fully
- Lower and lift the bed steadily
New paintwork takes a while to harden. Treat the cabinet gently at first, and clean the cabinet with a soft, damp cloth.
Leasehold flats can have rules on alterations, so check your lease early. We cannot advise on your lease.

Fitted bedroom furniture in Seven Dials
Homes built before 1919 make up about 49% of the housing in the streets around Seven Dials, with about 21% built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Seven Dials is partly covered by the Seven Dials (Covent Garden) Conservation Area, according to Historic England’s records. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. TfL’s red routes have strict stopping rules. If your home is on or just off a main road, it helps to mention it. Then we can work out where to load and unload.
If your children go to St Josephs Catholic Primary School or a school nearby, wall beds in a child’s room can be planned so the inside layout changes as they grow. If your home is as old as some of the listed buildings nearby, like Church of St Giles in the Fields, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent. Benjamin Franklin House, about 0.4 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind wall beds is part of the design.
