Wall beds in Chalk Farm

Wall beds in Chalk Farm

The cabinet is made from moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Doors on the front can look like a run of cupboards, sitting quietly in the room. Most enquiries start with more floor space in a studio flat and a storage wall with a bed inside, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Spare rooms in flats usually have more than one job, so fitted furniture that keeps things out of sight helps it switch between them. Around Chalk Farm, most households live in purpose-built flats. Doors and drawers are planned to open fully in the space you have.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

How we price wall beds

When we put a quote together, we consider:

  • Spray painting or hand painting
  • Parking near your home
  • The internal fittings
  • How easy it is to get the furniture into the room

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking at the measuring visit, so we can plan for it.

Helping us understand the room

There’s no need for exact sizes or plans. It is enough to send:

  • Rough sizes: width, height and depth
  • Pictures showing the full wall, from floor to ceiling
  • Your postcode and the borough
  • What you’d like to store or use the space for

It’s useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, along with rough sizes. To send them over, drop us a line using the contact form, and we will arrange a design visit.

Fitting day, step by step

In older rooms, the furniture normally has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details, so it sits neatly against the room. The time the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. With little room to spare in a flat, pieces come in as they’re needed. Floors are covered and dust is kept down. The fixings suit each wall, whether solid or stud.

  1. You tell us about the room and who the bed is for. The bed can sit among shelves or beside a desk.
  2. At the design visit we measure the room and check the wall and floor.
  3. A quote follows, setting out the design and finish, ready to check.
  4. We build and finish everything in our workshop, from moisture-resistant MDF and birch plywood.
  5. We fit it in your home, with the mechanism fixed as its maker specifies. We show you how the bed works before we leave.

Before fitting day

  • Empty the space we’ll be working in
  • Make sure pets are kept safely away
  • Point out meters, boilers and fuse boards near the furniture

How to get a quote

Getting a quote starts with some details: which room it is, rough sizes and a couple of photos if you can take them. When you are ready, tell us about the room on our contact form. After that, we arrange a visit to measure and discuss the design, then send a written quote.

Advice

Could you do it yourself?

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.

Standard units come in set widths and heights, so there is usually a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Your questions about wall beds in Chalk Farm

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you are unsure, the council can confirm.

Can you fit furniture in a home close to Kentish Town West station?

Yes, homes across Camden and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit.

Who chooses the colour?

The choice is yours. Whichever finish you pick, it is in the colour you’ve chosen.

How much does a wall bed cost?

Every piece is quoted for your room after the design visit. A single bed cabinet and a full wall with shelves and a desk are very different jobs, so we quote once we’ve seen the room. To get started, tell us about the room on our contact form.

Is a mattress included with the wall bed?

What matters most is that the mattress suits the mechanism. We go through the mechanism’s limits when we measure, so you can choose with confidence.

Do you move sockets or add lighting?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

Bedrooms in Chalk Farm: local notes

Homes built before 1919 make up about 41% of the housing in the neighbourhood around Chalk Farm, with about 24% built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how wall beds are fixed and fitted. The centre of Chalk Farm is within about a quarter of a mile of the Regent's Canal Conservation Area. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. The council can confirm if you’re not sure. About 41% of homes in the neighbourhood around Chalk Farm were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. A wall bed has to be fixed securely as its maker specifies, and in houses of that age the walls can be solid brick or lath and plaster, so the fixings are chosen with care.

For a family home near Haverstock School, wall beds in a child’s room can be planned so the inside layout changes as they grow. Living in a block of flats near Kentish Town West station? Then each piece is planned so it can be carried up and joined together in the room. If you live in a period home close to St Silas Church, tall ceilings give wall beds room to reach the cornice.

Flats, leases and landlords

If the property is let, we will need access agreed with the tenants. An agent can arrange access for you, and the written quote can go to whoever needs it.

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls during the design visit.

Bespoke wall beds or ready-made?

Standard units seldom reach the ceiling or fit wall to wall. A bespoke cabinet can run the full width and height, with storage or shelves filling the rest of the wall. In a flat, walls are often broken up by radiators, doors and sockets, so off-the-shelf widths rarely fill the gaps. Fitted furniture is made for the spaces that are left.

We quote each job for the room it’s going into, after the design visit. Bigger pieces use more board and take longer to make and fit, so size is the starting point. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
