  • A proper bed instead of a sofa bed
  • A spare room that is rarely slept in
  • A studio that works by day and night

Pricing wall beds in Holborn

The price for your room depends on:

  • Parking near your home
  • What goes inside: rails, shelves, drawers and dividers
  • The width and height of the space
  • Whether you choose a spray or hand-painted finish

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. Tell us about parking at the measuring visit.

Helping us understand the room

What helps most when you first contact us:

  • How you want to use the space
  • Rough sizes, even if they’re only to the nearest few centimetres
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • The type of home and how the room is reached

Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit. To arrange a visit, message us from the contact page.

How we make wall beds for Holborn

You need room in front of the cabinet to lower the bed, and that shapes the design. Furniture in front of the bed has to be easy to move or kept out of the way when the bed is down. We make wall beds from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and people most often get in touch about hiding the bed when it’s not in use and shelves or a desk around the bed.

With most households around Holborn in purpose-built flats, mansion blocks and modern blocks are both possible. In a mansion block, bedrooms often keep their chimney breasts and tall ceilings, while modern flats tend to have plasterboard partitions. The fixings are chosen for whichever wall you have.

The furniture is built in our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

Fitting day, step by step

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. On fitting day, we cut and scribe the furniture around these details. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. Some buildings have a concierge, a lift booking system or set working hours, so check them with the managing agent before fitting day. Communal areas and floors are protected on the way in.

  1. You get in touch and let us know about the room and the wall where the bed could go.
  2. We visit to measure up, look at the wall and floor and make sure there’s clear space in front to lower the bed.
  3. A written quote follows, covering the cabinet, the materials and the finish.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. We go through the bed with you; the cabinet has the spray-painted or hand-painted finish you chose.

Before we arrive

Advice

Flats, leases and landlords

Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls during the design visit.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.

Why people ask for wall beds in Holborn

Some want a room that can change as the family does. A playroom, a study or a hobby room can still have a bed for visitors without giving up the floor.

If any of these sound familiar, it’s worth getting in touch:

  • A guest room that sits empty most of the time
  • A playroom that can sleep visitors
  • A home office that also sleeps guests
  • A studio that works by day and night

Near listed buildings like The Chapel, less than half a mile south of the centre of Holborn, older homes may keep original joinery that wall beds can be designed around. If your own home is listed, check with the council before fixing into original features.

It’s worth being clear about where our work stops:

  • Supplying mattresses

Common questions about wall beds

Will a conservation area stop me having wall beds fitted in Holborn?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

Do you cover homes near Farringdon station?

Yes. We cover all of Camden and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room.

My walls are not straight. Is that a problem?

It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

Who chooses the colour?

You choose it, and we agree it with you before the furniture is finished. Whichever finish you pick, it’s in the colour you’ve chosen.

How much space does a wall bed need?

The bed needs room in front of it to come down, as well as the depth of the cabinet itself. We check the space when we measure, so the design works.

Bedroom storage in Holborn

Homes built before 1919 make up about 44% of the housing in the streets around Holborn, with about 20% built since 2000, based on the Valuation Office Agency’s 2025 council tax data. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. The National Heritage List has 533 entries within half a mile of the centre of Holborn. Original fireplaces, shutters and panelling are worth keeping where they survive, and wall beds can be designed to work around them. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. Vans bringing furniture to Holborn fall under it, just as they do across the rest of London. We go through parking and access during the design visit.

If your home is one of the older houses near St Alban's Church, tall ceilings give wall beds room to reach the cornice. For a family home near St Alban's Church of England Primary School, hanging rails set low at first can be raised later, as children get taller.
