About our wall beds in West End

In a studio flat, a wall bed can make the main room feel much larger. During the day, the room is somewhere to sit, work and eat, and at night it becomes a bedroom. We can build shelves, cupboards or a desk around the bed cabinet, so the whole wall works hard. Typical reasons to get in touch are a bed that fills a little-used room and somewhere comfortable for guests to sleep; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Older London houses often have sash windows, and their position, along with any shutters, affects where furniture can go. For one of the older homes that make up a large share of the housing around West End, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.

The furniture is made at our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Bespoke wall beds or ready-made?

A sofa bed is cheaper and simpler, and for occasional guests that may be enough. With a wall bed you get a proper bed and an empty floor by day, which can make a small room usable. Standard furniture is drawn for modern rooms, so its proportions can look odd in a tall period room, while fitted furniture can follow the room’s own lines.

Prices are quoted for your room, once we’ve measured and talked through the design. Bigger pieces use more board and take longer to make and fit, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.

What you get with us

  • Moisture-resistant MDF and birch plywood
  • A spray or hand-painted finish
  • Scribed to uneven walls
  • Made for your room, not a standard size

What happens on fitting day

However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the design and how much storage goes around the bed, and we confirm the fitting days in your quote. In a period home, the furniture is fitted to walls that aren’t straight, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. It is useful to let us know about parking during the design visit, as terraced streets are often busy.

  1. First, you tell us about the space.
  2. The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
  3. You receive a written quote.
  4. The cabinets are made in our workshop.
  5. We fit the bed and storage in your home, with the mechanism fixed as its maker specifies.

Getting ready for fitting day

Advice

Practical tips

These points come up often when people plan wall beds. They help before and after fitting:

  • Consider how many people will sleep in it
  • Mention if the wall is a stud wall
  • Check there is room for the bed to fold down
  • Look at your lease before fixing to the walls

Small marks on a hand-painted finish can be touched up. Spray-painted finishes clean easily with a soft cloth and keep their smooth look.

Tell us what the wall is made of if you know. The fixing depends on the wall, and we look at it when we measure.

When you need someone else

Before you plan the job, it is useful to know what we do not do:

  • Plastering or decorating the room
  • Supplying mattresses
  • Getting consent under your lease

Not sure whether your space suits wall beds? You can send us a few details through our contact form and we will tell you. How a job runs, step by step.

Your questions about wall beds in West End

Can parking be tricky on fitting day in West End?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

Can you make wall beds for a home in West End?

Yes, West End is within the area we cover, which takes in all of Camden and the rest of London. The first step is a design visit, where we measure and talk through the design, followed by a quote.

What space does a fold-down bed take up?

That varies with the size of the bed. At the design visit we measure the room and check there’s enough space in front.

Will you provide a mattress for the bed?

The mechanism maker sets which mattresses suit the bed by size, depth and weight. We will go through those limits during the design visit so you can choose one that works.

How do you get the furniture up the stairs?

We plan the route in at the design visit. The stairs, landings, any lift and the doorways are measured, and each section is made to a size that will get through.

Do I need planning permission for fitted furniture?

Not normally. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. Listed buildings are different: check with the council’s conservation officer first.

Materials and finishes

Moisture-resistant MDF

A painted MDF front looks crisp, so it suits the doors on the bed cabinet.

Birch plywood

Birch plywood is strong and holds screws well, which suits parts that carry load. The edge can be left on show or painted.

Fitted bedroom furniture in West End

About 49% of the homes in the area around West End went up before 1919, and about 21% since 2000, in the VOA’s 2025 council tax stock figures. That matters for wall beds, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. 30 conservation areas have at least part of their area less than a mile from the middle of West End. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Red routes, run by TfL, have strict rules on stopping and loading. Where a home in West End is on or beside a main road, it helps to mention that at the measuring visit. We will plan where the van can stop.

Benjamin Franklin House, about 0.4 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, solid external walls can be cold, so ventilation behind wall beds is part of the design. If you live near St Anne's Churchyard, morning light matters, so tall pieces go where they won’t shade the window. For families living near Soho Parish CofE Primary School, the inside of wall beds can be laid out with adjustable shelves, so the space keeps up as children grow.
