Wall beds in Swiss Cottage: what you get

Safety starts with the fixing: the mechanism is fixed as its maker specifies, to a wall and floor that can take the load. We check the wall and floor at the measuring visit as solid brick, stud walls and plasterboard all need different fixings. People typically come to us about somewhere comfortable for guests to sleep and a flexible room for a growing family, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Floors in older houses often slope, and a large share of the homes around Swiss Cottage are that old. Pieces stand on a levelled plinth or adjustable feet, so doors close square and the gaps stay even. Where the wall bows, the edge is scribed to follow it.

You get the quote in writing, so there’s time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

How fitting day works

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the design and how much storage goes around the bed, and the fitting days are agreed in your quote. On fitting day, edges are trimmed on site to follow the walls, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Where the finish is hand-painted, it can be done after the pieces are in.

  1. We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
  2. We come to measure, look at the wall and floor, and go through the layout with you.
  3. We send a quote setting out the design, materials and finish.
  4. The bed cabinet and any shelves or desk are built in our workshop.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

Getting ready for fitting day

  • Make sure pets are kept safely away
  • Clear the hallway and stairs so the sections can come through
  • Move furniture and belongings away from the wall

How to get a quote

Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, then send a written quote. We quote each job for the room it’s going into, after the design visit. To book a design visit, fill in our short enquiry form.

Flats, conversions and lettings

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We cannot give advice on leases, so check it yourself or ask your managing agent.

Landlords furnishing a let use fitted furniture too, as it makes good use of an awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

Pricing wall beds in Swiss Cottage

There is no set price, because there’s no set room. The things that affect it are:

  • Whether you choose a spray or hand-painted finish
  • The width and height of the space
  • The internal fittings
  • How square the room is

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the design visit, so we can plan for it.

Getting in touch

To give us a picture of the room, it helps to include:

  • How you want to use the space
  • Rough sizes: width, height and depth
  • The type of home and how the room is reached
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters

A quote begins with a few details from you: the room, rough measurements and some photos if you have them. To send them, send us a few details through our contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Wall beds in Swiss Cottage: local notes

About 47% of the homes in the neighbourhood around Swiss Cottage went up before 1919, and about 23% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Swiss Cottage, Historic England’s list includes Belsize Fire Station (Grade II*), under half a mile north-east, and Devonshire Lodge (Grade II*), under half a mile south. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. Ask the council’s conservation officer before anything is fixed. Parking on many inner London streets is controlled, with zones run by each borough. For fitting in Swiss Cottage, a van typically needs a visitor permit, a paid bay or a bay suspension, which the council arranges, often with notice. Let us know about parking near your home at the design visit.

For an older house near Church of All Souls, a bedroom chimney breast and its alcoves often shape where wall beds go. For a flat near South Hampstead station, each piece is planned so it can be carried up and joined together in the room. If you live near Primrose Hill, keeping wall beds off the window wall keeps the room bright.

Your questions about wall beds in Swiss Cottage

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

I live near South Hampstead station. Is that in your area?

Yes. We cover all of Camden and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room.

Do I choose the paint colour?

You do. The paint colour is agreed with you.

How long does fitting take?

The time the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. We’ll talk it through at the design visit.

What does a wall bed cost?

Because every job is different, the cost is set out in a written quote after the visit. The bed size, the cabinet and any storage around it all make a difference. To arrange a design visit, get in touch through our contact form.

Is an outside wall a problem for fitted furniture?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture. Any damp needs sorting by the right specialist before fitting.
