Wall beds for your home in Belsize Park

About our wall beds in Belsize Park

The bed mechanism must be fixed securely, exactly as its maker specifies, into a wall or floor that is sound enough to hold it. At the design visit we look at the wall it will go on as solid brick, stud walls and plasterboard all need different fixings. We make wall beds from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are shelves or a desk around the bed and somewhere comfortable for guests to sleep.

Sash windows are common in Victorian and Edwardian houses, and their position, along with any shutters, affects where furniture can go. If your home is one of the many around Belsize Park built before 1919, we plan the layout so the window opens fully and the light still comes in. Doors on fitted pieces are hung to clear the bed and any radiator.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

Flats, conversions and lettings

In a managed block, the building manager or concierge may need notice before we arrive. If there is a lift, it may need booking, and its size matters when we plan the sections. Let us know about it when you get in touch.

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

Bespoke wall beds or ready-made?

Sofa beds cost less and need no fixing, which suits some homes. A wall bed takes a proper mattress and gives back the floor, which can make a small room usable. Ready-made tall pieces have to be fixed to the wall for safety, and older walls of brick or lath and plaster make that harder than it looks. With fitted pieces, the fixings are planned for the wall from the start.

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, written once we have measured up.

What happens on fitting day

If anything comes up on the day, just ask. Most of the decisions were made at the measuring visit and set out in your quote, so fitting day is about putting it in place carefully and leaving everything tidy. The time the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days. On fitting day in an older house, the main job is scribing to walls and levelling on floors that slope, so each piece is trimmed and adjusted on site. We protect the floors and keep dust to a minimum. Parking can be tight on terraced streets, so let us know about permits and bays at the design visit.

  1. It starts with a short note from you.
  2. At the design visit we agree the layout and the colour.
  3. You receive a written quote covering the design, materials and finish.
  4. The cabinets are made at our workshop from moisture-resistant MDF and birch plywood; a spray finish is applied there for a smooth, even surface.
  5. We fit everything in your home and check the bed lowers and lifts smoothly.

How to prepare

  • Empty the space we will be working in
  • Keep pets in another room while we work
  • Get any new sockets or wiring done by your electrician before fitting day

Questions from Belsize Park

I live near South Hampstead station. Is that in your area?

Yes. We cover all of Camden and the rest of London. You can use our contact form to arrange a design visit.

Will parking be an issue for fitting furniture in Belsize Park?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to let us know about parking at the design visit, so we can plan the day around it.

What if my walls and floors are out of level?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Should I send photos?

Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.

Do you supply the mattress?

The mechanism maker sets which mattresses suit the bed by size, depth and weight. We will go through those limits during the design visit so you can choose one that works.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a written quote.

The biggest shares of homes in the neighbourhood around Belsize Park were built before 1919 (about 46%) and between 1945 and 1972 (about 23%), on the Valuation Office Agency’s council tax figures for 2025. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. TfL’s red routes have strict stopping rules. If your home is on or just off a main road, it’s useful to mention it. We can then plan where the van will stop.

If you live in a flat close to South Hampstead station, it helps to book the lift and tell the concierge before fitting day. Close to Primrose Hill? A bedroom facing the green is best kept light, with the furniture on the side walls. If your children go to Fine Arts College or a school nearby, hanging rails set low at first can be raised later, as children get taller.

Materials and finishes

Hand-painted finish

Some people like the softer look of a hand-painted finish that suits older homes.

Spray-painted finish

Spray painting suits a cabinet you want to look crisp and is finished before it reaches you.

Pricing wall beds in Belsize Park

Each piece is designed for one room, so each price is too. The things that affect it are:

  • The finish: spray painted or hand painted
  • Stairs, lifts and the route to the room
  • How many doors and drawers there are
  • Where a van can park, such as a permit bay or a bay suspension

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.
