What affects the cost of wall beds

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • Parking and unloading on your street
  • How many doors and drawers there are
  • How square the room is
  • Spray painting or hand painting

In London, parking can affect the price. The boroughs run controlled parking zones across much of the city, so a van may need a visitor permit, a paid bay or a bay suspension near your home. It helps to talk about parking at the design visit.

Getting in touch

To give us a picture of the room, it helps to include:

  • Where you live, with the postcode
  • What you’d like to store or use the space for
  • The type of home and how the room is reached
  • Rough measurements, even if they’re only to the nearest few centimetres

The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and discuss the design with you. A quote in writing follows the visit, so you can take your time with it. To arrange the visit, send us a few details through our contact form.

Wall beds in West Ealing: what you get

The bed mechanism must be fixed securely, exactly as its maker specifies, to a wall and floor that can take the load. At the design visit we look at the wall it will go on, because the fixing has to suit what the wall is made of. Most enquiries start with storage built around a fold-down bed and a living room with a bed that folds away; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.

A large share of the homes around West Ealing were built before 1919, and bedrooms in houses of that age often have a chimney breast with an alcove either side. Fitted storage can sit in the alcoves or span the wall, chimney breast and all. Walls and floors in older houses are rarely true, so the pieces are scribed to the wall and levelled at the base.

Our quotes are written in plain words, without jargon. You will see what will be made, the boards used and the finish, taken from what we agreed at the visit.

West Ealing homes and wall beds

About 53% of the homes in the area around West Ealing went up before 1919, and about 21% since 2000, according to Valuation Office Agency council tax figures (2025). Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. There are 18 entries on the National Heritage List within half a mile of the centre of West Ealing. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. TfL’s Ultra Low Emission Zone covers every part of London, Ealing included. It applies to the vans that deliver and fit furniture in West Ealing, as it does anywhere else in London. We plan parking and access with you at the design visit.

If your home is as old as some of the listed buildings nearby, like Church of St Mary, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If you live in a period home close to St Mary's Cathedral, tall ceilings give wall beds room to reach the cornice. For a flat near Hanwell station, the route in is measured not just the room, and the sections are sized to fit it.

When is bespoke worth it?

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.

Before and after fitting day

Most of what helps is simple. Here’s what we suggest:

  • Check mattress size and weight limits
  • Check there is room for the bed to fold down
  • Plan a cupboard for spare bedding
  • Clean the cabinet with a soft, damp cloth

Small marks on a hand-painted finish can be touched up. A spray finish wipes clean and stays smooth and even.

Let us know what the wall is made of if you know. The fixing depends on the wall, and we check it at the measuring visit too.

Questions we’re often asked

Can you fit furniture in a home close to Hanwell station?

Yes, homes across Ealing and the rest of London are within the area we cover. You can get in touch through our contact form to arrange a design visit.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Who chooses the colour?

You choose it. The paint colour is agreed with you.

What if the stairs or lift are small?

It’s made in sections, each one sized to fit the way in. At the design visit, we measure the route not just the room.

How is the furniture painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you’ve chosen.

Should I send photos?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough sizes. You can send them when you send us a few details through our contact form.

How fitting day works

At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days. Parking on terraced streets can be tight, especially in a controlled parking zone, so details of permits, bays and any loading restrictions help. Unloading is kept short, with sections taken straight inside. Saturdays are possible by prior arrangement.

  1. You get in touch and let us know about the room and the wall where the bed could go.
  2. We visit to measure up, look at the wall and floor and make sure there is clear space in front to lower the bed.
  3. A written quote follows, covering the cabinet, the materials and the finish.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. We go through the bed with you; the cabinet has the spray-painted or hand-painted finish you chose.

Getting ready for fitting day

  • Clear the walls of pictures and shelves
  • Have your electrician move any sockets or switches beforehand
  • Keep pets out of the room and the hallway

Getting a quote

Flats, conversions and leaseholders

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising during the design visit.

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you get in touch.
