Wall beds in Shoreditch

Safety starts with the fixing: the mechanism is fixed as its maker specifies, to a wall and floor that can take the load. At the design visit we look at the wall it will go on, because the fixing has to suit what the wall is made of. Most enquiries start with somewhere comfortable for guests to sleep and storage built around a fold-down bed; the furniture is made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

In a home built since 2000, stud walls may hide pipes and cables, so the walls are checked before anything is fixed. Many homes around Shoreditch date from 2000 onwards, so this check is routine. Heavy pieces are fixed into the studs or stand on the floor.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

Bespoke or off-the-shelf?

Off-the-shelf cupboards come in fixed sizes, so there is typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.

Bedrooms in Shoreditch: local notes

About 39% of the homes in the streets around Shoreditch went up since 2000, and about 28% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 292 entries on the National Heritage List within half a mile of the centre of Shoreditch. Original fireplaces, shutters and panelling are worth keeping where they survive, and the furniture can be designed around them rather than over them. Fewer homes around Shoreditch date from before 1919 than across Hackney: about 16%, against about 35%, according to Valuation Office Agency council tax figures (2025). So the walls behind wall beds here are more likely to be later brick, block or plasterboard, and they’re checked during the design visit.

Mansion House, about 1 mile south-west, is one of the historic houses in the wider area. If your own home is a period one, solid external walls can be cold, so ventilation behind wall beds is part of the design. Near listed buildings like Church of St Leonard, under half a mile north-east of the centre of Shoreditch, older homes may keep original joinery that wall beds can be designed around. For a listed home, fixing into original features can need listed building consent. If you live in a period home close to St Leonard's Church, solid external walls can be cold, so ventilation behind wall beds is part of the design.

Questions from Shoreditch

Is parking a problem for fitting in Shoreditch?

It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit.

How do you fit wall beds in a flat in Shoreditch?

We measure the route in as well as the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It’s useful to check any building rules and your lease before fitting day.

What space does a fold-down bed take up?

You need clear floor in front of the cabinet for the bed to fold down, on top of the cabinet’s own depth. We check the space when we measure and plan the layout around it.

How much does a wall bed cost?

Your quote is written for your room once we’ve visited and measured. Each wall bed is different, so we quote once we’ve seen the room. To arrange a visit, use our contact form.

Can you build shelves or a desk around a wall bed?

Yes. Shelves, cupboards or a desk can go around the bed cabinet with shelves or a desk beside it. The design keeps clear space in front for the bed to fold down.

Do I get to choose the colour?

You do. The paint colour is agreed with you before anything is painted.

Is bespoke worth it?

If you may move soon, a standalone bed you can take with you could suit you better. It is worth thinking about how long you plan to stay before you decide. Newer homes often have compact rooms where standard furniture leaves awkward gaps, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.

Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That’s reflected in the quote, written once we’ve measured up.

What affects the price in Shoreditch

What it costs comes down to the materials and the time involved. The main factors are:

  • Doors and drawers, and how many
  • Where a van can park, such as a permit bay or a bay suspension
  • The internal fittings
  • Walls and floors that are out of level or out of square

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside.

What we need to know

You do not need exact measurements or a plan. Just send what you can:

  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Pictures showing the full wall, from floor to ceiling
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Rough sizes: width, height and depth

We quote each job for the room it’s going into, after the design visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. For a quote, fill in our short enquiry form.

Fitting day, step by step

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Parking at newer developments can be restricted, with private bays or loading areas, so tell us what applies at the measuring visit. On fitting day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. You contact us about a wall bed for a spare room or studio.
  2. We visit to measure the room and the way in, from the front door to the room itself.
  3. We send a written quote.
  4. In our workshop we build the bed cabinet in sections from moisture-resistant MDF and birch plywood.
  5. We carry the sections in, assemble them and fix the mechanism as its maker specifies.

Caring for painted furniture

Getting the most from wall beds starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:

  • Plan where chairs and desks will sit
  • Clean the cabinet with a soft, damp cloth
  • Plan a cupboard for spare bedding
  • Think about how often the bed will be used

Before you first use the bed, read the mechanism maker’s guidance on lowering and lifting it. Lower it steadily and keep the space in front clear, and do not let children play with it.

Think about who will sleep in the bed and how often. That helps decide its size and the mechanism as well as the storage around it.
