Wall beds for your home in Hoxton
Wall beds in Hoxton: what you get
Many people now work from home in a room that also has to sleep guests. We can design a wall with a fold-down bed and a desk or shelving around it, without the bed taking over. We can allow for cables to the desk, though any new sockets are for your electrician. Typical reasons to get in touch are a guest bed that disappears in the day and a studio that works by day and night; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
A large number of homes around Hoxton date from 2000 onwards, and in newer homes, bedrooms tend to be compact, with plasterboard stud walls. Wall beds are fixed into the studs or held by fixings made for the board. Where a small built-in cupboard came with the home, it can be reworked as part of the design.
Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

What affects the cost of wall beds
What it costs comes down to the materials and the time involved. The main factors are:
- The internal fittings
- How big the furniture is
- How many doors and drawers there are
- Parking near your home
We don’t publish set prices, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, fill in our short enquiry form.
Helping us understand the room
To give us a picture of the room, it is useful to include:
- Pictures of styles you like, if you have any
- Where you live, with the postcode
- A few photos of the space, taken from the doorway and from each corner
- Rough measurements, even if they’re only to the nearest few centimetres
Rough sizes are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To arrange it, tell us about the room on our contact form with some details about the room. You receive a quote in writing after the visit.

How fitting works for wall beds
On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made in our workshop, a piece at a time. The time the fitting takes depends on the size of the bed and the cabinets around it, and we confirm the fitting days in your quote. Newer homes often have finished floors, painted walls and new doors that mark easily, so we protect the route before carrying anything in. Door frames and corners get covers too. The sections are assembled in the room.
- First, you tell us about the space.
- The design visit covers measuring, the wall and the layout. What the wall is made of matters, as the bed has to be fixed securely.
- A quote in writing is sent to you, setting out the design, materials and finish.
- The cabinets are made at our workshop from moisture-resistant MDF and birch plywood.
- The wall bed is fitted in your home, with the mechanism fixed as its maker specifies.
How to prepare
- Get any new sockets or wiring done by your electrician before fitting day
- Take down pictures, mirrors and shelves from the wall
- Let us know where the boiler and meters are
Starting with a design visit
If you know what you want, say so; if you do not, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, tell us about the room on our contact form.

The problems wall beds solve
In a studio or a small flat, every bit of floor counts. With the bed away, the main room is a living space again until bedtime.
Typical reasons people contact us include:
- A spare room that is rarely slept in
- More floor space in a studio flat
- A flexible room for a growing family
- Hiding the bed when it is not in use
For families living near Shoreditch Park Primary School, a mix of drawers and shelves copes with school uniform as well as everything else.
Questions to ask before you hire anyone
- How the furniture will be finished, and where
- Where they’ll park and unload
- Will the doors close with even gaps?
- Who does any electrics, plumbing or gas work
Honest limits
Damp treatment and building work are for other specialists, and there are a few other limits too:
- Wiring for lights or chargers
- Building work to make a wall sound
- Supplying mattresses
If in doubt, you can drop us a line using the contact form and describe the room. How a job runs, step by step.
What goes into it
- Fold-down bed mechanism
- Birch plywood

Hoxton homes and wall beds
Homes built since 2000 make up about 36% of the housing in the streets around Hoxton, with about 26% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). We take that into account at the design visit, since older and newer walls take different fixings. 16 conservation areas have at least part of their area within a mile of central Hoxton. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. About 74% of households in the area around Hoxton live in purpose-built flats, based on Census 2021. For a flat, wall beds are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.
If your home is one of the older houses near Church of St Anne with St Columba, a bedroom chimney breast and its alcoves often shape where wall beds go. If you live near Shoreditch Park, morning light matters, so tall pieces go where they won’t shade the window.
Hoxton is about 1 mile south-east of Shoreditch, in the London Borough of Hackney. From period terraces to newer flats in Hoxton, we measure the room as it is and design around it. Our work takes in places right across Hackney, from the busiest high streets to quiet residential roads.
Here we cover the N1, N1P and EC1V postcode area for wall beds. Streets in the area include City Road, Noel Road and East Road, and we cover homes on all of them for wall beds. Hoxton sits close to the A1200 and A1208. If your home is on one of them, tell us at the design visit, as some main roads have strict stopping rules. We also cover the places around Hoxton: Haggerston (1 mile east), Shoreditch (1 mile south-east), Canonbury (1 mile north), De Beauvoir Town (1 mile north) and St Luke's (1 mile south-west). Other parts of Hackney we cover include Homerton (2 miles north-east), West Hackney (2 miles north), Hackney (2 miles north-east), Lower Clapton (2 miles north-east), Stoke Newington (2 miles north) and Clapton (2 miles north-east). Hoxton is one of the larger places we cover in Hackney.
Landmarks near Hoxton
In Hoxton, that includes homes near Stag's Head pub, Hackney University Technical College and Bishopsgate Institute Special Collections and Archives, among other places. There’s a railway station in Hoxton itself: Hoxton station. Nearby you will also find St Leonard's Hospital (under half a mile east) and Montfichet's Tower (1.6 miles south-west). Open spaces near Hoxton include Barnsbury Wood.
Flat-pack or bespoke?
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.
Common questions about wall beds
How do you fit wall beds in a flat in Hoxton?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Will a conservation area stop me having wall beds fitted in Hoxton?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
Can a wall bed have storage around it?
Yes, that’s a common request. Shelves and cupboards around the bed make the most of the space, and any new sockets are for your electrician.
Can you come on a Saturday?
Yes, by arrangement. If a Saturday works better for you, say so when you contact us.
How long will the wall bed take to fit?
It depends on the design. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and your quote sets out the fitting days.
Do I need to be at home on fitting day?
We need access, so someone has to let us in. After that, you don’t need to stay in the room.
