Wall beds in Haggerston: what you get
The mattress has to suit the mechanism, because the mechanism maker sets limits on size, depth and weight. We can go through what the mechanism allows when we measure, so the mattress you choose fits. If you’re living with a studio that works by day and night and a flexible room for a growing family, that is what wall beds are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
A large number of homes around Haggerston date from 2000 onwards, and in newer homes, bedrooms tend to be compact, with plasterboard stud walls. Heavy pieces are fixed into the studs or stand on the floor, rather than relying on the board alone. Any built-in cupboard that came with the home can be replaced or extended to match.
The written quote is your record of the job. It sets out the wall bed designed for your room, what it’s made from and how it is finished, and the workshop works from it.

When you need someone else
Our work is the furniture itself: designing it, making it in our workshop and fitting it. In practice, that means:
- Choosing a mattress for you
- Structural work to the wall or floor
- Decorating around the cabinet
If you’re not sure what’s possible in your room, you can tell us about the room on our contact form and we’ll give you a straight answer. Our process from visit to fitting.

Haggerston homes and wall beds
In the streets around Haggerston, the largest groups of homes date from the years since 2000 (about 35%) and between 1945 and 1972 (about 31%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. Haggerston is partly covered by the Kingsland Conservation Area, one of the conservation areas recorded by Historic England. Planning controls in conservation areas are mainly concerned with the outside of buildings, so fitting furniture inside a house doesn’t normally need permission. Your council can advise if you’re unsure. Fewer homes around Haggerston date from before 1919 than across Hackney: about 17%, against about 35%, in the VOA’s 2025 council tax stock figures. We check what the walls are made of during the design visit, as they vary with the age of the home.
For a flat near Hoxton station, the lift, the stair turns and the front door all set the largest piece that can come in. For an older house near Church of St Columba, solid external walls can be cold, so ventilation behind wall beds is part of the design. If you live near Haggerston Park, morning light matters, so tall pieces go where they won’t shade the window.

What it costs
We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:
- The finish: spray painted or hand painted
- The internal fittings
- Parking and unloading on your street
- The width and height of the space
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside.
Getting in touch
Some details help us understand the job before we visit. When you contact us, it is useful to send:
- Rough measurements: width, height and depth
- Pictures showing the full wall, from floor to ceiling
- What you’d like to store or use the space for
- Whether it is a house or a flat, and if there are stairs or a lift
A quote begins with a few details from you: the room, rough measurements and some pictures if you have them. To send them, use our contact form. We will then arrange a design visit and follow it with a written quote.
From workshop to your room
You won’t need to do much on the day. We need someone to let us in at the start, and the room should already be cleared, as agreed during the design visit. After that, it’s over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.
- You get in touch and describe the room.
- We visit to measure the room and the way in, from the front door to the room itself. Mention parking as well, since vans often need a permit or a paid bay.
- We send a quote in writing.
- In our workshop we build the bed cabinet in sections from moisture-resistant MDF and birch plywood.
- The cabinet is joined in the room, fixed securely and set level, with a spray-painted or hand-painted finish.
Before we arrive
- If you live in a block, book the lift and tell the building manager
- Take anything hanging off the wall we’re fitting to
- Empty the space we will be working in
Starting with a design visit

Tips worth knowing
Fitted furniture is part of the room, so it is worth looking after. Here are a few tips worth knowing:
- Consider how many people will sleep in it
- Think about where extra bedding will go
- Let us know about the wall’s construction
- Keep the floor in front clear before lowering the bed
Hand-painted finishes are easy to touch in if the cabinet gets a knock. A spray finish wipes clean and stays smooth and even.
Consider how often the bed will be used and by whom. It shapes the bed size and the type of mechanism as well as the storage around it.
Questions from Haggerston
Do you cover homes near Hoxton station?
Yes, homes across Hackney and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit, and tell us about parking and access at the same time.
I live in a flat in Haggerston. How will the furniture get up the stairs?
We measure the route in not just the room: the stairs, landings, lift and doors. The furniture is made in sections that fit the stairs and lift, and put together in the room. It helps to check any building rules and your lease before fitting day.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician. We plan the furniture around where they’ll go.
Do I need planning permission for fitted furniture?
Normally not. Inside a house, fitted furniture does not normally need planning permission. Listed buildings may need listed building consent for works that affect their character, so ask the council’s conservation officer.
Do photos help?
Yes. They give us a feel for the space before we visit, along with rough measurements. It helps to show radiators, sockets and anything else on the wall.
What finishes do you offer?
There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
Boards, parts and paint
Hand-painted finish
Hand painting gives a traditional finish in a period room.
Spray-painted finish
We spray paint in the workshop for a smooth, factory-like finish.
