Window Seats in Addington

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on window seats in Addington starts with a design visit, and everything is made in our workshop.

  • A child’s room that needs storage and seating
  • A ready-made bench that does not fit the bay
  • Wanting new furniture to sit well in an older room

Window seats for homes in Addington

Many windows have a radiator beneath them. Over a radiator, the seat needs a grille or open front so warmth can reach the room. The front of the seat includes a grille, with space left around the radiator. When we visit in Addington, we will check the radiator and plan around it. If your home has a nursery or bedroom short of storage and a recess under the window doing nothing, that is what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

Rooms in post-war homes tend to be simple, with plain skirting and no cornice, so fitted storage can be crisp and simple to match. Around Addington, many homes were built between 1945 and the early 1970s. We still measure everything, as no room is perfectly square.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Flats, leases and landlords

Conversions and newer flats often have stud walls rather than solid brick. Fixings are chosen to suit whatever the wall is made of.

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we’ve measured the way in.

How it is made

Lift-up lids

With a lift-up lid, the whole space beneath the seat opens up. It’s good for bulky things that are not needed daily. We make the lid to open and close cleanly.

Birch plywood

Birch plywood is strong and holds screws well. The seat and its frame are made from it, as they carry weight daily. The edge can be left on show or painted.

Window seats for homes in Addington

The biggest share of homes in the streets around Addington, about 96%, were built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Near the centre of Addington, Historic England’s list includes Church of St Mary Addington (Grade I), less than half a mile west, and Flint Cottage (Grade II), under half a mile north-west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, may need listed building consent from the council. The council’s conservation officer is the person to ask before work starts. Controlled parking zones are run by the boroughs, so the rules in Croydon are set locally. If your road in Addington falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Let us know about parking at the measuring visit.

If your children go to Applegarth Academy or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit. Close to Addington Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. The wider area includes historic houses like Addington Palace, about 0.4 miles west. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.

Addington is about 4 miles north-west of Thornton Heath, part of the London Borough of Croydon. We design and make window seats for homes in Addington and the rest of Croydon, as part of our work in every London borough. Addington is one of the places in Croydon where we make window seats.

Every home in CR0, CR2 and BR4 is covered for window seats. If your home is on a street such as Lodge Lane, Falconwood Road and Addington Village Road, or close by, we can visit to measure up for window seats. Nearby, we also make window seats in Coney Hall (1 mile north), Forestdale (1 mile south), Spring Park (1 mile north), New Addington (1 mile south-east) and West Wickham (1 mile north). We also make window seats in nearby places like Thornton Heath (4 miles north-west), Croydon (3 miles west), Coulsdon (5 miles south-west), Purley (4 miles west), Broad Green (4 miles north-west) and Upper Norwood (5 miles north-west).

How we price window seats

Several things affect the price:

  • Doors and drawers, and how many
  • Hanging rails, shelves, drawers and other fittings inside
  • How square the room is
  • Parking near your home

Every piece is quoted for your room after the design visit. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Before the design visit

When you contact us, these help most:

  • The postcode, so we can plan the visit
  • How you want to use the space
  • The type of home and how the room is reached
  • Photos of the whole wall or room, including the floor and ceiling

For a quote for window seats in Addington, drop us a line using the contact form. Tell us which room it is and roughly what you have in mind, plus any rough sizes. We’ll arrange a design visit, then send a quote in writing.

Flat-pack or bespoke?

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

FAQs: window seats in Addington

Can you fit furniture in a home close to West Wickham station?

Yes. We cover all of Croydon and the rest of London. To get started, you can message us from the contact page with a few details about the room.

Does a conservation area in or near Addington affect fitted furniture?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Which is better under a window seat, a lid or drawers?

Often a mix works best. Drawers suit things you use often, and a lid suits bulky items. For children’s rooms, drawers are typically easier to manage. We will suggest a layout at the measuring visit.

What happens at the design visit?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and afterwards we send a written quote.

Do pictures help?

Yes. Pictures help us understand the room before the design visit, along with rough sizes. Show anything the furniture has to work around, like radiators or sockets.

Will a window seat work below a sash window?

Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. We check all of this at the measuring visit.

From workshop to your room

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, then checked again. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Parking near post-war estates can depend on residents’ bays and estate rules, so it helps to tell us during the design visit. On the day, the sections are carried in, assembled and fixed. Saturdays can be arranged.

  1. You let us know about the window and the room.
  2. At the design visit, every side of the window is measured. Then we discuss the seat height and storage.
  3. The design is agreed and a quote in writing follows. Take your time with it.
  4. The seat is made in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every lid and drawer with you.

How to prepare

  • Tell us about any meters, fuse boards or boilers in the area
  • Empty the space we will be working in
  • Take down pictures, mirrors and shelves from the wall

Arranging a design visit

There’s no price list: each design is priced in writing after we’ve seen the space. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, tell us about the room on our contact form.
