Window seats in Becontree Heath
About our window seats in Becontree Heath
A radiator under the window is common, and a seat has to work with it. A seat built over a radiator needs a grille or an open front, so the heat isn’t trapped. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator at the design visit in Becontree Heath. If your home has no comfortable place to sit in the light and standard furniture leaving gaps in a bay, window seats made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.
Landings in houses from between the wars are often roomier than in a Victorian terrace, and that space can take shallow fitted storage. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Becontree Heath, it’s worth looking up as well as down. Any boiler or hot water cylinder keeps the access and ventilation its maker asks for.
The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

Flats, conversions and lettings
For a rented home, access for the design visit and fitting day has to be agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
Conversions and newer flats often have stud walls rather than solid brick. We choose fixings to suit the wall, after checking the walls during the design visit.
Storage in Becontree Heath homes: local notes
The biggest shares of homes in the streets around Becontree Heath were built between 1919 and 1939 (about 55%) and between 1945 and 1972 (about 29%), in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. Near the centre of Becontree Heath, Historic England’s list includes Bentry Heath House (Grade II), about 0.5 miles south-west. If your own home is listed, works inside that affect its character, like fixing into or removing original joinery, may need listed building consent. Check with the council’s conservation officer first. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to every van that comes to fit furniture in Becontree Heath. We go through parking and access at the design visit.
If your home is one of the older houses near Hartley Brook Church, window seats can be scribed to follow a bay that’s rarely square. Close to Parsloes Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. For a family home near All Saints Catholic School and Technology College, a place for each person’s coat and shoes stops the hallway filling up.

How we price window seats
A few things affect what fitted furniture costs:
- Doors and drawers, and how many
- Hanging rails, shelves, drawers and other fittings inside
- Spray painting or hand painting
- Stairs, lifts and the route to the room
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
What we need to know
There’s no need for exact sizes or plans. It is enough to send:
- Any ideas or images you’ve saved
- How you want to use the space
- The type of home and how the room is reached
- Where you live, with the postcode
Pictures help us understand the room before we visit. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough measurements. To share them, fill in our short enquiry form, and we’ll arrange a design visit.
Questions we are often asked
Do you make window seats for homes in Becontree Heath?
Yes. We cover all of Barking and Dagenham and the rest of London, and Becontree Heath is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.
Do you cover homes near Chadwell Heath station?
Yes, homes across Barking and Dagenham and the rest of London are within the area we cover. To get started, you can drop us a line using the contact form with some details about the room, and tell us about parking and access at the same time.
How is the furniture painted?
There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
What happens at the design visit?
It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.
Which materials go into your window seats?
The seat is made from moisture-resistant MDF and birch plywood. Birch plywood gives strength to the frame and seat, and MDF takes paint well for the fronts and grilles. The finish is spray-painted or hand-painted.
How long does it take to fit a window seat?
How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Every part is built in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.
What happens on fitting day
Fitting day follows a set order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by arrangement.

When is bespoke worth it?
Bespoke work comes into its own in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

What it’s made from
Spray-painted finish
A spray-painted finish is smooth and even. It’s done in our workshop before fitting. The colour is agreed with you.
Lift-up lids
Lids can be made in one piece or in sections. Smaller lids are easier to open. The design visit is where we agree the layout.
