About our window seats in Becontree

Many windows have a radiator beneath them. A seat built over a radiator needs a grille or an open front, so the heat is not trapped. We design the grille into the front of the seat and leave space around the radiator. When we visit in Becontree, we’ll check the radiator and plan around it. Most enquiries start with wanting new furniture to sit well in an older room and toys spread across a bedroom floor; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In a family house, the hall and stairs normally carry the most clutter. Around Becontree, where interwar homes, semis and detached houses make up a big part of the housing, well-planned storage by the door or under the stairs can take a lot of it. Meters and fuse boards stay easy to reach.

A written quote is the clearest record of what we’ve agreed. It sets out the window seat designed for your room, what it is made from and how it’s finished, and the workshop works from it.

Is it time for window seats?

In a period home, a window seat can suit the character of the room. Painted to match the woodwork, it can look as though it has always been there. It suits anyone who wants new furniture to sit well in a period room.

Some of the things we’re asked to solve include:

  • A child’s room that needs storage and seating
  • Needing more storage in the room
  • A radiator under the window getting in the way
  • No comfortable place to sit in the light

If you live near Parsloes Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

How to choose a carpenter in London

DIY, flat-pack or bespoke

Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Flats, blocks and rented homes

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the measuring visit.

If your flat is leasehold, check your lease before fixing furniture to the walls. Some leases need the building owner’s consent for alterations, which is worth sorting early. We cannot give advice on leases.

Storage in Becontree homes: local notes

Homes built between 1919 and 1939 make up about 76% of the housing in the area around Becontree, with about 13% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Becontree, Historic England’s list includes Church of St Mary (Grade II), about 0.5 miles north. Works inside a listed home that affect its character, for example removing original joinery or fixing into it, can require listed building consent from the council. Check with the council’s conservation officer first. Terraced houses are home to about 51% of households in the area around Becontree, going by Census 2021 figures from the ONS. Many London terraces have a bay or sash windows, good places for a seat with storage.

For an older house near St George's, a radiator under the window just needs a grille in the seat front. Eastbury Manor House, about 2.1 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, window seats can be scribed to follow a bay that’s rarely square.

Questions we are often asked

Do you make window seats for homes in Becontree?

Yes. We cover all of Barking and Dagenham and the rest of London, and Becontree is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

Can you fit furniture in a home close to Chadwell Heath station?

Yes, homes across Barking and Dagenham and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.

Should I send pictures?

Yes. Pictures help us understand the room before the design visit. It’s useful to show radiators, sockets and anything else on the wall.

What if the wall is cold or damp?

External walls can be colder and damper than internal ones, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.

Should I choose a lift-up lid or drawers?

Many seats use both. Drawers suit things you use often, and a lid suits bulky items. For children’s rooms, drawers are typically easier to manage. We talk it through when we visit.

Do I get to choose the colour?

You do. The paint colour is agreed with you, and it is set out in the quote.

What affects the price in Becontree

We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • Access to the room, such as stairs, lifts and narrow halls
  • Parking near your home
  • The width and height of the space
  • The number of doors and drawers

Awkward rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That is reflected in the quote, written once we have measured up.

Helping us understand the room

When you contact us, these help most:

  • Approximate measurements of the space
  • What the furniture needs to hold
  • Anything in the way, like radiators, sockets, switches, a boiler or meters
  • Where you live, with the postcode

A quote begins with a few details from you: the room, rough sizes and some photos if you have them. To send them, message us from the contact page. After that, we arrange a visit to measure and discuss the design, then send a written quote.

What happens on fitting day

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. Next, we carry in the sections built in our workshop, a piece at a time. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. Interwar houses usually have a straight run of stairs and a reasonable hallway, but the route in is still measured, not just the room. Window seats arrive in sections and are assembled in place, with floors protected throughout.

  1. It starts when you get in touch with some details about the window.
  2. At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
  3. A quote in writing follows, with the design, finish and fitting days set out, for you to look over.
  4. The seat is made at our workshop and painted to your chosen colour.
  5. The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

Before we arrive

  • Make sure pets are kept safely away
  • Let us know if your street is in a controlled parking zone
  • Let us know where the boiler and meters are

Arranging a design visit

The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To arrange the visit, message us from the contact page.
