Window Seats in Thames View Estate

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. Our work on window seats in Thames View Estate starts with a design visit, and everything is built in our workshop.

  • A sash window with space beneath it going to waste
  • Off-the-shelf pieces that never quite fit the window
  • Wanting new furniture to sit well in an older room

How we make window seats for Thames View Estate

A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, often with storage underneath behind a lift-up lid or drawers. For a home in Thames View Estate, it starts with a design visit to measure the window and go through the design. If you are living with a bay with no furniture that fits and a room with shutters and sashes that deserves a proper seat, window seats made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

In an area where interwar homes or semis make up much of the housing, as around Thames View Estate, loft conversions are common, and they leave low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. We build storage in lofts that are already converted or boarded.

Once you have read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

From workshop to your room

There isn’t much for you to do on fitting day. Someone needs to let us in, and it helps to have the room cleared beforehand, as we will have talked about during the design visit. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. It’s useful to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.

  1. First you let us know about the bay or window where you’d like a seat.
  2. We come to measure and plan the seat, the storage and any radiator grille with you.
  3. We send a quote in writing setting out the design, materials and finish.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

How to prepare

  • Let us know if your street is in a controlled parking zone
  • Leave a clear route from the front door to the room
  • Empty the space we will be working in

Arranging a design visit

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line tell us a lot about the space, particularly with rough measurements. To share them, tell us about the room on our contact form, and we will suggest a time for a design visit.

Storage in Thames View Estate homes: local notes

Homes built between 1919 and 1939 make up about 32% of the housing in the area around Thames View Estate, with about 31% built since 2000, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Thames View Estate, Historic England’s list includes Eastbury Manor House (Grade I), about 0.6 miles north-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can need listed building consent. The council’s conservation officer is the person to ask before work starts. About 39% of households in the area around Thames View Estate live in terraced houses, going by Census 2021 figures from the ONS. Bay and sash windows are common in London terraces, and suit a window seat.

If you live near Mayesbrook Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. For an older house near Christ Church, a radiator under the window just needs a grille in the seat front. For a family home near Thames View Infants, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

Caring for painted furniture

People planning window seats often ask about these. They help before and after fitting:

  • Check whether there is a radiator under the window
  • Consider adding shelving around the seat
  • Decide whether you’d like a lid, drawers or both
  • Think about matching the woodwork or the walls

Small marks on a hand-painted finish can be touched in. It’s worth keeping a record of the paint colour. Spray-painted surfaces wipe clean with a soft, damp cloth.

Wipe away condensation from the window before it runs onto the seat. Keep the window ventilated in cold weather. Don’t leave water sitting on the painted surface.

Flats, conversions and lettings

If you live in a flat, getting the furniture in is planned from the start. At the design visit, we measure the stairs, the landings, any lift and the doors, so the furniture can be made in sections that fit through.

If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

What it costs

When we put a quote together, we consider:

  • How square the room is
  • How big the furniture is
  • Spray painting or hand painting
  • The internal fittings

We quote each job for the room it’s going into, after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Getting in touch

To help us picture the room, please include:

  • Pictures of styles you like, if you have any
  • How you want to use the space
  • What kind of home it is, and which floor the room is on
  • A few photos of the space, taken from the doorway and from each corner

Rough measurements are fine at the start. Everything is measured properly when we visit, including how level the floor and ceiling are. To get started, tell us about the room on our contact form. You receive a quote in writing after the visit.

Common questions about window seats

Do you cover homes near Barking Riverside station?

Yes. We cover all of Barking and Dagenham and the rest of London. You can get in touch through our contact form to arrange a design visit.

Is Thames View Estate in the area you cover for window seats?

Yes, Thames View Estate is within the area we cover, which takes in all of Barking and Dagenham and the rest of London. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

How long is the fitting for a window seat?

How long fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. The seat is made in our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

Is it possible to have a window seat above a radiator?

Yes. Many windows have a radiator beneath, and we design the seat around it. A grille in the front lets the heat into the room. Storage above a radiator stays warm, so it suits things that do not mind that.

Can you come on a Saturday?

Yes, Saturdays are possible by arrangement. Just mention it when you get in touch, and we will see what we can do.
