Barking Window Seats
Planning window seats for a home in Barking? We start with a design visit and a quote in writing.
- An empty bay that doesn’t get used
- No comfortable place to sit in the light
- Needing more storage in the room
Window seats for your home in Barking
Window seats in Barking: what you get
Many windows have a radiator beneath them. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We’ll look at your radiator during the design visit in Barking. If you are living with looking for a reading spot by the window and unused space below a sash window, window seats made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish can solve it.
Many homes around Barking were built since 2000, and across London a lot of homes from those years are flats with compact layouts. Boilers, cylinders and consumer units often sit in a hall cupboard, and any new storage keeps their access and ventilation. Shallow cupboards suit narrow halls.
We write quotes in plain English, without jargon. They say what will be made, what it’s made from and how it will be finished.

- Making the seat cushion, which isn’t our work
If you’re not sure what’s possible in your room, you can get in touch through our contact form and we’ll give you a straight answer before you arrange a visit. How it works.

Flats, conversions and lettings
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, which we check at the design visit.
For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it during the design visit.
Questions from Barking
Can you make window seats for a home in Barking?
Yes. Barking is one of the places we work, along with the rest of Barking and Dagenham and London. You can tell us about the room on our contact form to arrange a design visit.
Will parking be an issue for fitting furniture in Barking?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.
Is it possible to have a window seat above a radiator?
Yes. Many windows have a radiator beneath, and we design the seat around it. A grille in the front lets the heat into the room. Storage above a radiator stays warm, so it suits things that don’t mind that.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It’s good to have someone there at the end to look over the work with us.
Will a window seat work below a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. Repairs to the window itself aren’t our work.
How is a window seat priced?
Your quote is written for your room once we’ve visited and measured. The size of the window, the storage and the finish all shape the price. To get a quote, send us a few details through our contact form and we’ll arrange a design visit.
What affects the cost of window seats
Each piece is designed for one room, so each price is too. The things that affect it are:
- The overall size of the piece
- The number of doors and drawers
- What goes inside: rails, shelves, drawers and dividers
- The finish: spray painted or hand painted
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, and the quote follows.
Before the design visit
A little information at the start saves time later. Where you can, include:
- Pictures of styles you like, if you have any
- What the furniture needs to hold
- Rough measurements: width, height and depth
- Your postcode and the borough
To get a quote, use our contact form and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and discuss the design, and a written quote follows.
Fitted storage in Barking
About 39% of the homes in the neighbourhood around Barking went up since 2000, and about 28% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. We take that into account during the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Barking include Eastbury Manor House (Grade I), under half a mile east, and Church of St Patrick (Grade II), under half a mile south-west. Where a home is listed, listed building consent can be needed for inside works that affect its character, like fixing into original panelling. An early word with the council’s conservation officer is the best first step. Purpose-built flats are home to about 40% of households in the neighbourhood around Barking, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
Close to Mayesbrook Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. If you live in a flat close to Barking station, the lift, the stair turns and the front door all set the largest piece that can come in. For a family home near Eastbury Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.
Barking is within the London Borough of Barking and Dagenham. Whether your home in Barking is a terraced house, a flat or a newer build, the furniture is designed around the room as we find it. We cover places right across Barking and Dagenham, large and small.
Design visits and fitting in IG11, RM9, RM8 and E6 work the same way as everywhere else we cover. You’ll find streets here like Eastbury Square, London Road and Church Road, and homes on each of them are within our area for window seats. Close by, we also work in Loxford (1 mile north-west), Creekmouth (1 mile south), Wallend (1 mile west), East Ham (2 miles west) and Beckton (2 miles south-west). We also make window seats in nearby places like Dagenham (3 miles east), Becontree (2 miles north-east), Becontree Heath (3 miles north-east), Chadwell Heath (4 miles north-east) and Dagenham Green (2 miles east).
Landmarks near Barking
We fit furniture in homes around The Barking Dog pub and Greatfields School and the streets around them. The closest station to Barking is Barking station, roughly 0.8 miles north-west. Nearby you will also find East End Women's Museum (0.9 miles west) and Barking Community Hospital (within half a mile north). Green spaces nearby include Ripple Nature Reserve.
Bespoke window seats or ready-made?
Standard storage benches come in set sizes. Bespoke seats are made to the size of the space, so nothing is wasted, and the storage below can be drawers, a lid or both. Standalone furniture fixed to plasterboard needs the right fixings, and often does not get them. Built-in pieces are designed with the right fixings from the start.
Your quote is written for your room once we’ve visited and measured. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

How fitting day works
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.
- You get in touch and describe the window.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- A written quote follows, setting out the design, materials and finish.
- The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
- We fit the seat in your home, trimming the edges to meet the walls and cill.
Getting ready for fitting day
- Arrange any electrical changes with your electrician ahead of time
- Let us know about any meters, fuse boards or boilers in the area
- Let us know if your street is in a controlled parking zone
Getting a quote
If you know what you want, say so; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To start, fill in our short enquiry form.
