Questions from Brackenbury Village
Will a conservation area stop me having window seats fitted in Brackenbury Village?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is parking a problem for fitting in Brackenbury Village?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to tell us about parking at the design visit, so the day can be planned around it.
What finishes do you offer?
There are two choices: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. The finish is agreed in your quote.
Can you come on a Saturday?
Yes, by prior arrangement. Tell us when you get in touch if a Saturday suits you best.
Which is better under a window seat, a lid or drawers?
The answer depends on what goes under the seat. A lid gives access to the whole space, good for blankets and occasional things, while drawers are easier with a cushion on top.
Do I need to be at home on fitting day?
We need someone to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.
How we make window seats for Brackenbury Village
Window seats work in bedrooms and children’s rooms as well as living rooms. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Brackenbury Village, the design visit is where the details are settled. Most enquiries start with a sash window with space beneath it going to waste and a child’s room that needs storage and seating, and the answer is made at our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
A Victorian or Edwardian terrace typically has a long, narrow hall leading to the stairs. A large share of the homes around Brackenbury Village were built before 1919, so depth matters as much as width wherever storage goes. Shallow units keep the way through clear.
The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Window seats in Brackenbury Village: local notes
Homes built before 1919 make up about 63% of the housing in the area around Brackenbury Village, with about 12% built since 2000, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the measuring visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Brackenbury Village include Church of the Holy Innocents (Grade II*), less than half a mile south-west, and Greenside School (Grade II*), less than half a mile north-west. If you live in a listed building, fixing into or taking out original features such as panelling can need listed building consent. It’s worth speaking to the council’s conservation officer before the design is final. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. A van working in Brackenbury Village will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. It helps to let us know about parking at the measuring visit.
Kelmscott House, about 0.6 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. If you live near Cathnor Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. For families living near Brackenbury Primary School, a place for each person’s coat and shoes stops the hallway filling up.

What happens on fitting day
Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it’s fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. Terraced streets in London are often lined with parked cars, so it is useful to tell us during the design visit what’s outside. Unloading is kept short, with sections taken straight inside. Saturday fitting can be arranged.
- First you tell us about the bay or window where you’d like a seat.
- We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
- A written quote follows, with the design, finish and fitting days set out, for you to look over.
- Your window seat is built in our workshop, shaped to the window.
- The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.
Before fitting day
- Get any new sockets or wiring done by your electrician before fitting day
- Take anything hanging off the wall we are fitting to
- Tell us about parking near your home
Getting a quote
Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, send us a few details through our contact form.
Advice
DIY, flat-pack or bespoke
If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

Where other trades come in
It helps to know what’s outside our work before you plan:
- Painting the walls of the bay
- Fabric covers and cushions
- Plumbing work on the radiator under the window
Not sure whether your space suits window seats? You can fill in our short enquiry form and we’ll tell you before you arrange a visit. How it works.
What goes into it
- Lift-up lids or drawers
- Radiator grilles
- Spray-painted finish
- Birch plywood
- Moisture-resistant MDF
- Hand-painted finish
What affects the cost of window seats
Prices vary from room to room, and it comes down to:
- The width and height of the space
- Spray painting or hand painting
- Parking near your home
- The number of doors and drawers
Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay. It helps to talk about parking at the measuring visit, so it can be planned.
Getting in touch
When you contact us, these help most:
- Your postcode and the borough
- Rough sizes: width, height and depth
- How you want to use the space
- Whether it is a house or a flat, and if there are stairs or a lift
The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote. To book one, message us from the contact page.
Caring for painted furniture
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Move furniture away from the window so we can measure
- Check whether there is a radiator under the window
- Make sure any shutters still open fully
- Decide whether you’d like a lid, drawers or both
A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.
Keep the radiator grille clear so the heat can reach the room. Keeping it clear helps the radiator work as it should. Storage over a radiator stays warm, so it is best for things that do not mind it.
