Brook Green Window Seats
Walls in older London homes are rarely straight, so we scribe the furniture to follow them. Our work on window seats in Brook Green starts with a design visit, and everything is made at our workshop.
- Toys spread across a bedroom floor
- No comfortable place to sit in the light
- Wanting a seat without blocking the radiator
Window seats designed for your room
Window seats in Brook Green
A window seat can hide a surprising amount of storage. A lift-up lid opens the whole space beneath the seat, while drawers are easier to reach if there’s a cushion on top. We will talk through which suits the way you use the room. If your home has wanting a seat without blocking the radiator and a bay window that’s hard to furnish, window seats made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
Outside walls in houses from before 1919 are typically solid brick, which can be cold, so a gap and ventilation behind fitted storage help avoid condensation. A large share of the homes around Brook Green date from then. Any damp is dealt with before storage goes in.
The written quote is your record of the job. It describes the window seat we have designed for the room, its materials and its finish, and the workshop works from it.

Bespoke or off-the-shelf?
One advantage of a standalone bench is that it can go with you. Fitted seats stay with the house, and they make more of the window. Which suits you depends on your plans. Tall standalone furniture needs fixing back to the wall so it cannot tip, and older walls of brick or lath and plaster make that harder than it looks. With fitted pieces, the fixings are planned for the wall from the start.
Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, which we write after seeing the room.

Read bespoke vs off-the-shelf or what a quote should include.
DIY, flat-pack or bespoke
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.
It is worth being honest about cost: off-the-shelf furniture normally costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Tips worth knowing
The finish lasts best with a little care, whether it was spray painted or hand painted. These practical tips help:
- Consider how often you will reach for what’s stored
- Check the shutters so the seat can leave room for them
- Check whether there is a radiator under the window
- Decide if the seat is part of a larger piece
When we’ve finished fitting, the seat and its storage are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Keep heavy objects and sharp edges off the fresh paint.
Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, drop us a line using the contact form and describe what’s happening.

About 70% of the homes in the streets around Brook Green went up before 1919, and about 9% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. We take that into account at the measuring visit, since older and newer walls take different fixings. How the van gets to your door is planned during the design visit.
If you live near St Paul's Gardens, window seats can be designed to hold outdoor kit, from walking boots to picnic things. Near listed buildings like Church of St John the Baptist, about 0.5 miles north-east of the centre of Brook Green, older homes may keep original joinery that window seats can be designed around. How fitting day works
Before anything is fixed, we set the furniture level. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. Only then is it fixed to the wall, with fixings chosen to suit brick, lath and plaster or plasterboard. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. Dust is kept down and cleared up as we go. Hand painting, if that is your finish, can follow the fitting.
- You get in touch and tell us about the window, and whether a radiator sits beneath it.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
- Your written quote sets out the seat, the grille, the materials and the finish.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- The seat is fitted with the radiator grille in place, so the heat keeps moving.
How to prepare
- Keep pets out of the room and the hallway
- Clear the area where the furniture is going
- Mention any parking restrictions on your street

Advice
Questions we’re often asked
Can you fit window seats to the uneven walls of an older house in Brook Green?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. We also work around skirting boards, picture rails and cornices. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Does a conservation area in or near Brook Green affect fitted furniture?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Is it possible to have a window seat above a radiator?
Yes. The seat has a grille or open front, so the warmth can reach the room. We also leave space around the radiator. Moving the radiator is for your plumber, if you’d prefer it elsewhere.
How long is the fitting for a window seat?
The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. We make the seat in our workshop, so the time at your home is spent fitting. If you’d like the fitting on a Saturday, that can be arranged.
What materials do you use for window seats?
We use moisture-resistant MDF and birch plywood. The frame and seat top are birch plywood, which is strong and holds screws well, while the fronts and grilles are MDF, which paints well. The finish is spray-painted or hand-painted.
Do I get to choose the colour?
You do. We agree the colour with you.
How it is made
Pull-out drawers
Drawers can run the full width or be combined with a lid. Where there is a radiator, the drawers are planned around it. We agree the layout during the design visit.
Doors and drawer fronts
We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can suit the shutters or doors in an older room. The gaps are kept even all along.
