Flats, blocks and rented homes

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them at the design visit.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it during the design visit.

How we make window seats for North End

Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. In North End, the design visit is where the details are settled. If your home has an empty bay that doesn’t get used and standard furniture leaving gaps in a bay, window seats made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.

Original features like shutters, cupboard doors and panelling are worth keeping where they survive. Around North End, where homes from before 1919 make up a large share, new storage can be made to sit beside them rather than replace them. Door styles can be chosen to suit the age of the house. If your home is listed, check with the council before fixing into original joinery.

You get the quote in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

Is bespoke worth it?

For a straight window with no radiator, a ready-made bench can do the job. Bespoke work makes sense when the window is a bay, there is a radiator below, or you want storage built in. We’re happy to give an honest view at the design visit. Chimney breasts in older houses stand out by different amounts, so the recesses either side are rarely the same, which means a matching pair of ready-made units seldom fits both. Each side can be made to its own size.

There’s no price list: each design is priced in writing after we’ve seen the space. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Questions we are often asked

Will parking be an issue for fitting furniture in North End?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, and we’ll plan around it.

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we will see what we can do.

Do you supply cushions for window seats?

No, we make the seat itself, and the cushion is something you source separately. We’ll give you the exact size so it fits well. It leaves you to choose the fabric.

Do I need to be at home on fitting day?

Someone needs to be there to let us in. You don’t need to watch us work, though we like to go over the furniture with you at the end.

What happens during the design visit?

We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.

North End homes and window seats

About 68% of the homes in the streets around North End went up before 1919, and about 11% between 1973 and 1999, in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There are 41 entries on the National Heritage List within half a mile of the centre of North End. Older homes nearby may have original joinery, shutters or panelling worth keeping, and the furniture can be designed around them rather than over them. More than half of the homes in the neighbourhood around North End (about 68%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. Bays and sash windows in period houses suit a seat with drawers or a lift-up lid.

If your home is one of the older houses near St. Andrew's Fulham Fields, window seats can be scribed to follow a bay that’s rarely square. If you live in a flat close to Kensington Olympia station, the route in is measured as well as the room, and the sections are sized to fit it. If you live near Gwendwr Garden, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

From workshop to your room

You’re welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting and leaving everything tidy. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Older London houses often have narrow hallways and tight turns on the stairs, so the furniture comes in sections sized for the route in. Floors, stairs and doorways are covered before anything is carried through, and the sections are joined and scribed in the room.

  1. You contact us with a few details about the bay or recess.
  2. At the design visit we measure each side of the bay, because walls in older houses are rarely square.
  3. We send a quote in writing.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.

Before we arrive

  • Tell us about any meters, fuse boards or boilers in the area
  • Move furniture and belongings away from the wall
  • Make sure pets are kept safely away

Could you do it yourself?

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture can’t normally do that in an older room.

Cost matters, and it’s fair to say so: flat-pack is typically cheaper to buy. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

What it’s made from

Spray-painted finish

Spray painting gives the seat a very even surface. It is applied in our workshop, and the paint needs time to cure fully once fitted.

Moisture-resistant MDF

Because it cuts cleanly, MDF is ideal for angled panels and radiator grilles. We use a moisture-resistant grade, which is stable and takes paint well. Most of what you see on the finished seat is MDF.
