Flats, blocks and rented homes

Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

A lot of London’s terraced houses are now converted flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, after measuring the route at the measuring visit.

About our window seats in Coldharbour

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood is strong and holds screws well, which suits a seat that takes weight every day, while MDF takes paint well for the fronts and panels. Once painted, by spray or by hand, it is brought to your home in Coldharbour and fitted. If you are living with wanting a quiet place to read and a bay window that’s hard to furnish, that’s what window seats are for, made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Hallways in newer flats and houses are often short, with doors opening off every side, so there may be only one useful stretch of wall. With many homes around Coldharbour built since 2000, the hall is often where we look first. Even a shallow run can hold coats and shoes without crowding the doors.

Where other trades are needed, for instance an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Questions we are often asked

Can you make window seats for a home in Coldharbour?

Yes, Coldharbour is within the area we cover, which takes in all of Tower Hamlets and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can you fit furniture in a home close to Canary Wharf station?

Yes, homes across Tower Hamlets and the rest of London are within the area we cover. You can use our contact form to arrange a design visit, and tell us about parking and access at the same time.

My walls aren’t straight. Is that a problem?

That’s normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

How long will the window seat fitting take?

How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Because everything is made in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.

Can you fit furniture on an external wall?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture. Any damp needs sorting by the right specialist before fitting.

Is the furniture spray painted or hand painted?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

When is bespoke worth it?

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it’s easy to buy.

If you’re handy, a simple shelf or a standard wardrobe in a square room is a reasonable DIY job. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.

How fitting day works

Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, and that keeps the doors and shelves true. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Parking at newer developments can be restricted, with private bays or loading areas, so it is useful to let us know at the design visit. On fitting day, the sections are carried in, assembled and fixed. Saturday fitting is possible by prior arrangement.

  1. It starts when you get in touch about a window seat. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need. Shutters and cills are noted too.
  3. A quote in writing follows, with the fitting days agreed. Read it through and ask if anything is unclear.
  4. Your window seat is made at our workshop, shaped to the window.
  5. We fit it in your home and leave it ready to use, with the lids or drawers checked with you.

Advice

Tips worth knowing

Most of what helps is simple. Here’s what we suggest:

  • Consider how often you will reach for what’s stored
  • Consider adding shelving around the seat
  • Note the position of any radiator and its pipes
  • Tell us about parking at the design visit

In winter, windows can run with condensation, so keep the area behind the seat dry. A little ventilation helps keep things dry. Should you have a question about the seat, get in touch through our contact form and we will help.

Do not block the grille with cushions or things stored in front of it. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it is best for things that do not mind it.

What affects the price in Coldharbour

Each piece is designed for one room, so each price is too. The things that affect it are:

  • The number of doors and drawers
  • Where a van can park, such as a permit bay or a bay suspension
  • Hanging rails, shelves, drawers and other fittings inside
  • The finish: spray painted or hand painted

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time, so size is the starting point. Doors, drawers, internal fittings and the finish make up most of the rest.

Helping us understand the room

There is no need for exact sizes or plans. Just send what you can:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • Your postcode and the borough
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • A few photos of the space, taken from the doorway and from each corner

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough measurements. To send them over, fill in our short enquiry form, and we will suggest a time for a design visit.

Coldharbour homes and window seats

The biggest shares of homes in the neighbourhood around Coldharbour were built since 2000 (about 82%) and between 1973 and 1999 (about 10%), going by the Valuation Office Agency’s 2025 council tax figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Coldharbour include Church of St Matthias (Grade II*), about 0.6 miles north-west, and Isle House (Grade II), less than half a mile north. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. It’s worth speaking to the council’s conservation officer before the design is final. All of London, Tower Hamlets included, is inside the ULEZ. It applies to the vans that deliver and fit furniture in Coldharbour, as it does anywhere else in London. Parking and access are planned at the design visit.

For a family home near Woolmore Primary School, a place for each person’s coat and shoes stops the hallway filling up. If you live near Mudchute Park and Farm, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. Queen's House, about 1.5 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square.
