Loft storage for your home in Coldharbour
Loft storage in Coldharbour
The space behind the knee wall typically has insulation and ventilation to think about. Storage shouldn’t block the ventilation or squash the insulation. If anything looks wrong behind the eaves, it is worth asking whoever converted the loft. We look at this at the measuring visit in Coldharbour. We make eaves cupboards from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are nowhere to store bags and boxes and an empty dormer that could hold shelves.
A large number of homes around Coldharbour date from 2000 onwards, and in London many homes of that age are flats in newer developments. Where a boiler or cylinder sits in a cupboard, the design keeps the clearances its maker sets out. Shallow cupboards suit narrow halls, so the hallway still feels open.
Everything we agree during the design visit goes into the written quote: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

Fitting day, step by step
Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth. After that, it’s fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Hand-painted finishes can be completed once the furniture is in.
- To begin, drop us a line using the contact form; a brief note on the loft and the storage you want is enough.
- We visit to measure the slopes and eaves and talk through cupboards, drawers and wardrobes under them.
- Your written quote sets out the storage and the finish.
- The storage is made at our workshop from moisture-resistant MDF and birch plywood, cut to the angles we measured.
- We fit the storage in the loft, trimming the edges so they meet the ceiling neatly, with a spray-painted or hand-painted finish.
Before fitting day
- Keep pets out of the room and the hallway
- If you live in a block, book the lift and tell the building manager
- Take anything hanging off the wall we’re fitting to
Getting a quote
We quote once we have seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. Your quote is written for your room once we’ve visited and measured. To book a design visit, tell us about the room on our contact form.

How it’s made
Spray-painted finish
For a crisp, even look, many people choose a spray-painted finish. It is applied in our workshop, so treat it gently while it cures fully.
Moisture-resistant MDF
In a loft, stability matters, and moisture-resistant MDF is stable. It takes a spray-painted or hand-painted finish well. It forms the doors and panels.
What we don’t do
We design, make and fit the furniture. In practice, that means:
- Any wiring, which needs an electrician
- Approval for structural changes
- Altering the structure of the loft
Not sure whether your space suits loft storage? You can use our contact form and we will tell you. Our process from visit to fitting.

Loft storage in Coldharbour: local notes
About 82% of the homes in the neighbourhood around Coldharbour went up since 2000, and about 10% between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. We take that into account during the design visit, since older and newer walls take different fixings. Within a mile of the centre of Coldharbour, 10 conservation areas are recorded by Historic England. England has around 10,000 in all, and their controls are mainly about the outside of buildings. TfL’s red routes have strict stopping rules. If you live on or close to a main road in Coldharbour, let us know at the design visit. It lets us plan the stop before fitting day.
Queen's House, about 1.5 miles south, is one of the historic houses in the wider area. For a period home anywhere nearby, sloping ceilings in a loft room suit wardrobes cut to the angle. If you live in a period home close to All Saints Church, the knee walls of a converted loft can take drawers as well as cupboards. If your home is as old as some of the listed buildings nearby, such as Church of St Matthias, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features can require listed building consent.

What it costs
What you pay depends on:
- The number of doors and drawers
- What goes inside: rails, shelves, drawers and dividers
- How square the room is
- Stairs, lifts and the route to the room
There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.
Before the design visit
You don’t need exact measurements or a plan. Just send what you can:
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- Examples of the look you are after
- Where you live, with the postcode
- Whether it’s a house or a flat, and if there are stairs or a lift
To get a quote for loft storage in Coldharbour, send us a few details through our contact form. Let us know which room it is and roughly what you have in mind, plus any rough measurements. Next comes a design visit, followed by a quote in writing.
Is bespoke worth it?
Standard furniture does not allow for the insulation and ventilation behind the eaves. We plan the storage around what’s behind the knee wall. That is important for the health of the loft. Rooms in newer homes are often compact, and standard depths can take too much floor, while fitted furniture can be made shallower where space is tight. It still uses the full height.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Tell us about parking at the design visit, so we can plan for it.
Why choose us
- Made in our workshop, then fitted in your home
- Moisture-resistant MDF and birch plywood
- Made for your room, not a standard size
- A spray or hand-painted finish

Questions we’re often asked
Do you cover homes near Canary Wharf station?
Yes. We cover all of Tower Hamlets and the rest of London. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.
Will parking be an issue for fitting furniture in Coldharbour?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
Which materials go into your loft storage?
We use moisture-resistant MDF and birch plywood. The carcasses and drawer boxes are birch plywood, which is strong and holds screws well, and MDF takes paint well for the doors and panels. Everything is finished by spray painting or hand painting.
How much does loft storage cost?
Your quote is written for your room once we’ve visited and measured. The size of the room, the amount of storage and the finish all shape the price. To get a quote, send us a few details through our contact form and we will arrange a design visit.
How do you get large pieces into a loft?
Every piece is made in sections that fit up the stairs. We measure the way up as well as the room. It means a full wardrobe can still reach the room.
Can you come on a Saturday?
Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.
