Window seats for homes in Leamouth
In the area around Leamouth, the largest groups of homes date from the years since 2000 (about 81%) and between 1945 and 1972 (about 8%), in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Leamouth, Historic England’s list includes Trinity House Chain Locker and Lighthouse Block (Grade II), under half a mile south, and Church of St Luke (Grade II), less than half a mile east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, may need listed building consent. The council’s conservation officer is the person to ask before work starts. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. In Leamouth, a van will normally need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Let us know what parking is near you during the design visit.
If you live in a flat close to Custom House station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room. Close to Bow Creek Ecology Park? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Window seats for homes in Leamouth
A window seat can be part of a larger piece of furniture. Shelving on each side, with the seat in the middle, makes a natural reading spot. We design the seat and the surrounding units together, so the lines and the finish match. It is worth talking through at the design visit in Leamouth. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are wanting a quiet place to read and a radiator that makes the space hard to use.
Newer homes often have plain spaces left as they are: a recess beside the stairs, a gap by a window, an empty cupboard. Many homes around Leamouth date from 2000 onwards, so spaces like that are worth a second look. Drawers and shelves can make use of the full depth.
A quote in writing is the clearest record of what we have agreed. It sets out the window seat designed for your room, its materials and its finish.

Flat-pack or bespoke?
Where bespoke earns its keep is in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths.
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
How fitting day works
Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. The time the fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Newer homes often have stud walls, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are protected throughout, as many newer homes have finished floors that mark easily, and dust is kept to a minimum.
- It starts when you contact us with some details about the window.
- We visit to measure the window and go through the design. We also talk about lift-up lids or drawers.
- We send a quote in writing setting out the design, materials and finish, for you to look over.
- The seat is made in our workshop and painted to your chosen colour. We use moisture-resistant MDF and birch plywood.
- The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

What it is made from
Spray-painted finish
A spray-painted finish is smooth and even. We spray in the workshop, so the finish is complete before the seat comes to you. The colour is agreed with you.
Doors and drawer fronts
Fronts are made from moisture-resistant MDF and painted to your colour. Panelled fronts can echo the woodwork in a period room. The lines are kept neat and even.
Looking after your furniture
Painted fitted furniture is easy to look after. These habits help most:
- Move furniture away from the window so we can measure
- Note whether your window has working shutters
- Let us know about parking at the design visit
- Think about the cushion you’d like and who will make it
Once the seat is fitted, it’s ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Keep heavy objects and sharp edges off the fresh paint.
Wipe away condensation from the window before it runs onto the seat. Keep the window ventilated in cold weather. Dry any water on the paint promptly.

The problems window seats solve
Some people plan a window seat as part of updating a room. Mention any decorating plans at the design visit so the timing works. Decorating itself is for your decorator.
A few of the things people ask us to solve include:
- A bay with no furniture that fits
- A nursery or bedroom short of storage
- A sash window with space beneath it going to waste
- No comfortable place to sit in the light
Queen's House, about 2.1 miles south, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly.

Common questions about window seats
Can you fit furniture in a home close to Custom House station?
Yes. We cover all of Tower Hamlets and the rest of London. You can drop us a line using the contact form to arrange a design visit.
Is parking a problem for fitting in Leamouth?
It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit.
Can you fit furniture to uneven walls?
Walls and floors that are not true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so there are no gaps at the sides.
Is it possible to have a window seat above a radiator?
Yes. We build a grille or an open front into the seat so the heat is not trapped. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.
Can you add sockets inside the units?
No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.
Will a window seat work below a sash window?
Yes. We set the seat below the cill, so the sash still works. If there are working shutters, we leave room for them to fold back. We check all of this at the design visit.
