Window seats in Spitalfields: what you get

We make each window seat in our workshop from moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it’s strong and holds screws firmly, while MDF takes paint well for the fronts and panels. Once painted, by spray or by hand, it’s brought to your home in Spitalfields and fitted. Typical reasons to get in touch are a room with shutters and sashes that deserves a proper seat and a nursery or bedroom short of storage, and the answer is made at our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

Newer homes tend to have finished floors that scratch easily, so we cover them while we work. Many homes around Spitalfields were built since 2000, and their plasterboard walls need fixings into the studs or made for the board. Skirting can be scribed around, or the storage can sit on its own plinth.

You get the quote in writing, so there is time to read it properly and share it with anyone else involved. It covers the design, materials and finish agreed at the visit.

Your questions about window seats in Spitalfields

I live in a flat in Spitalfields. How will the furniture get up the stairs?

We measure the route in not just the room: the stairs, landings, lift and doors. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.

Will parking be an issue for fitting furniture in Spitalfields?

It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the design visit, and we’ll plan around it.

Can you come on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you get in touch.

Can you add sockets inside the units?

No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.

Can you build a seat beneath sash windows?

Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. We check all of this at the design visit.

Is an outside wall a problem for fitted furniture?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.

How fitting works for window seats

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Stud walls can carry pipes and cables, so we check before drilling, and heavy pieces are fixed into the studs or stand on the floor. Other trades handle any new sockets or plumbing, ideally before fitting day.

  1. You get in touch and let us know about the window and the room.
  2. We come to measure and plan the seat, the storage and any radiator grille with you. We also talk about lift-up lids or drawers.
  3. A quote in writing follows, with the design, finish and fitting days set out, for you to look over.
  4. Your window seat is built in our workshop, shaped to the window.
  5. We fit it in your home, scribed to the walls and the floor. Any radiator grille is fitted so heat can still reach the room.

Before we arrive

  • Move furniture and belongings away from the wall
  • Make sure pets are kept safely away
  • Get any new sockets or wiring done by your electrician before fitting day

Ask for a quote

You don’t need exact measurements to get started. We measure everything properly at the design visit, including how level the floor and ceiling are. To arrange it, use our contact form and tell us about the room. The written quote follows the visit.

DIY, flat-pack or bespoke

Cost matters, and it’s fair to say so: off-the-shelf furniture typically costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

Where bespoke earns its keep is in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, and standard units leave gaps.

Fitted storage in Spitalfields

About 45% of the homes in the streets around Spitalfields went up since 2000, and about 19% before 1919, in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Spitalfields include Church of St Botolph (Grade I), less than half a mile south, and Church of St Katherine Cree (Grade I), less than half a mile south-west. For a listed home, works inside that affect its character can require listed building consent from the council, for example removing or fixing into original panelling. It is worth speaking to the council’s conservation officer before the design is final. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. Vans bringing furniture to Spitalfields fall under it, just as they do across the rest of London. How the van gets to your door is planned at the design visit.

If your home is one of the older houses near Christ Church, a radiator under the window just needs a grille in the seat front. The wider area includes historic houses such as Mansion House, about 0.7 miles west. If your own home is a period one, a bay or a sash window is a natural place for a window seat.

Is it time for window seats?

Some people want a reading spot. A window seat, perhaps with shelves either side, does exactly that. It quickly becomes a favourite place to sit.

Typical reasons people contact us include:

  • Standard furniture leaving gaps in a bay
  • Looking for a reading spot by the window
  • A child’s room that needs storage and seating
  • A room with shutters and sashes that deserves a proper seat

Close to Finsbury Circus? Living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

What to check before you book

  • A written quote that sets out the job
  • Whether the quote follows a visit to your home
  • Can you see real work of theirs?
  • Have they measured the stairs, lift and doorways?

Boards, parts and paint

Pull-out drawers

A seat can have drawers along its whole length, or drawers with a lid section. Around a radiator, the drawers are placed to leave room for the heat. The design visit settles the mix.

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panels can suit the shutters or doors in an older room. The lines are kept neat and even.
