Fitted home offices in Coldharbour: what you get
In a period room, an alcove is often the right size for a compact desk. We scribe the desk and shelving to the alcove walls, which are rarely straight. The opposite alcove can carry shelves or a cupboard to match. It makes a working corner that suits the room, in Coldharbour or anywhere else. We make home offices from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a laptop that moves from room to room and a tangle of chargers and leads.
A large number of homes around Coldharbour date from 2000 onwards, and in London many homes of that age are flats in newer developments. Newer homes often have sockets in useful places, and the desk can be designed around them. Any new sockets or wiring are for your electrician.
We write quotes in plain English, without jargon. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

Bespoke or off-the-shelf?
Off-the-shelf desks come in the maker’s finishes. Ours is spray-painted or hand-painted in a colour agreed with you, so it sits with the rest of the room. In a compact new-build room, standard sizes rarely fit the walls exactly, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.
Your quote is written for your room once we’ve visited and measured. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

What happens on fitting day
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. On the day, floors are covered first and the sections brought in. Each piece is levelled and fixed to suit plasterboard or block. Any hand painting can be finished on site.
- It starts when you contact us with a few details about the space, including the equipment you use.
- We come to measure and work out where the desk, shelves and cable routes should go. New sockets are for your electrician, so it helps to think about them early.
- We send a written quote setting out the design, materials and finish, for you to read through.
- The desk, shelving and cupboards are built in our workshop.
- We bring it to your home, fit it and leave it ready to use, with cable routes left clear.
Before fitting day
- Take anything hanging off the wall we are fitting to
- Arrange any electrical changes with your electrician ahead of time
- Check the building’s rules for trades and lift bookings

Advice
Questions from Coldharbour
Will a conservation area stop me having fitted home offices fitted in Coldharbour?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you are unsure, the council can confirm.
How do you fit fitted home offices in a flat in Coldharbour?
We measure the route in as well as the room: the stairs, landings, lift and doors. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
What materials do you use for home offices?
The office is made from moisture-resistant MDF and birch plywood. Birch plywood gives strength to the desk, shelves and drawers, while the doors and panels are MDF, which paints well. Everything is finished by spray painting or hand painting.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. After that, you don’t need to stay in the room, but it’s useful to be around at the end.
Can a desk be fitted into an alcove?
Often, yes. An alcove beside a chimney breast can take a desk with shelves above. We scribe it to the walls, which are rarely straight in a period room. We will check the size during the design visit.
Can you fit furniture to uneven walls?
It’s something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth, so it sits tight to the room.
Do you need fitted home offices in Coldharbour?
Cables and chargers are a common frustration. Planned routes through the desk keep cables out of sight. Any new sockets are for your electrician, and we design around them.
Typical reasons people contact us include:
- Paperwork and files with nowhere to go
- A screen that is hard to read by the window
- An alcove or landing that could take a desk
- Shelves that sag under books and files
Close to Mudchute Park and Farm? A desk facing a window makes the most of the daylight.
Questions to ask before you hire anyone
- Will other trades be needed, and who arranges them?
- Will they visit to measure before quoting?
- Is it spray painted or hand painted?
- How they’ll get the furniture into the room
Home working in Coldharbour: local notes
The biggest shares of homes in the neighbourhood around Coldharbour were built since 2000 (about 82%) and between 1973 and 1999 (about 10%), according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. Part of Coldharbour is in the Coldharbour Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. The council can confirm if you are not sure. About 82% of homes around Coldharbour were built since 2000, well above the figure for Tower Hamlets as a whole, about 45%, going by the Valuation Office Agency’s 2025 council tax figures. That makes plasterboard stud walls and compact rooms more likely, which shapes the fixings and sizes.
If your home is as old as some of the listed buildings nearby, like Church of St Matthias, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. For a flat near Canary Wharf station, the route in is measured as well as the room, and the sections are sized to fit it.

Tips worth knowing
People planning fitted home offices often ask about these. They help whatever the room:
- Think about glare on your screen
- Note what sits on and around your desk
- Decide how much should be open shelving and how much behind doors
- Let us know about parking near your home
We run each drawer and open each door with you before we go. The cable routes are pointed out so you know where everything goes. That way, you can start work straight away.
Every so often, look at the handles and hinges. Tightening early stops a small looseness getting worse. If something stops working smoothly, fill in our short enquiry form and describe it.
How it’s made
Moisture-resistant MDF
For the painted parts of a home office, moisture-resistant MDF is a sound choice. It holds its shape and takes paint well. Either finish suits it.
Shelves
Shelves in a home office carry books, files and folders. Span, depth and load all matter. We size each shelf to carry its load without sagging.
