How we make window seats for Heron Quays

A seat under a bedroom or nursery window can store toys, bedding or books. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. Whatever the room, the process for a home in Heron Quays is the same. We make window seats from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are a sash window with space beneath it going to waste and toys spread across a bedroom floor.

Hallways in newer flats and houses are often short, with doors opening off every side, so there may be only one useful stretch of wall. Around Heron Quays, many homes were built since 2000, so that is worth planning for. Even a shallow run can hold coats and shoes without crowding the doors.

The written quote is your record of the job. It describes the window seat we have designed for the room, its materials and its finish.

Common questions about window seats

How do you fit window seats in a flat in Heron Quays?

At the design visit, we measure the way in as well as the room. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.

I live near Canary Wharf station. Is that in your area?

Yes. We cover all of Tower Hamlets and the rest of London. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.

Do I choose the paint colour?

The choice is yours, and it’s agreed with you before painting. Spray and hand-painted finishes both use the colour you’ve chosen.

Can you build a window seat over a radiator?

Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Can you fit furniture on an external wall?

An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. If there is damp, it should be sorted before anything is fitted.

What is a window seat made from?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.

Why people ask for window seats in Heron Quays

A window seat fits well with the sash windows and bays of many older houses. Painted to match the woodwork, it can look as though it has always been there. It suits anyone who wants new furniture to sit well in a period room.

We are often asked to help with:

  • Needing more storage in the room
  • A bay with no furniture that fits
  • Standard furniture leaving gaps in a bay
  • A child’s room that needs storage and seating

Close to Sir John McDougall Gardens? Window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Choosing a carpenter

  • Do they scribe the furniture to the walls?
  • Where they’ll park and unload
  • Real projects you can actually look at
  • Whether the route into your home has been checked

What we don’t do

We’d rather be clear about where our work stops:

  • Moving or replacing a radiator, which is for your plumber
  • Making the seat cushion, which is not our work
  • New sockets or lights near the window, which are for your electrician

If you are not sure what’s possible in your room, you can get in touch through our contact form and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.

Storage in Heron Quays homes: local notes

In the area around Heron Quays, the largest groups of homes date from the years since 2000 (about 68%) and between 1973 and 1999 (about 16%), on the Valuation Office Agency’s council tax figures for 2025. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. The National Heritage List has 31 entries within half a mile of the centre of Heron Quays. Older homes nearby may have original joinery, shutters or panelling worth keeping, and window seats can be designed to work around them. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. In Heron Quays, a van will typically need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. Let us know about parking near your home during the design visit.

If your home is one of the older houses near St Peter's Church, window seats can be scribed to follow a bay that is rarely square. If your home is as old as some of the listed buildings nearby, like Church of St Matthias, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.

Fitting day, step by step

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Parking at newer developments can be restricted, with private bays or loading areas, so it helps to let us know during the design visit. The furniture comes in sections and is fixed in place. Saturdays can be arranged.

  1. First we hear about your bay or window and what you’d like.
  2. We measure the window, the cill and any radiator or shutters. Then we go through the seat height and storage.
  3. We agree the seat, the storage and the finish, and send a written quote. Take your time with it.
  4. Every part is made in our workshop, ready for a spray-painted or hand-painted finish.
  5. The seat is fitted, scribed to the walls and checked with you.

How to prepare

  • Keep pets out of the room and the hallway
  • Take down pictures, mirrors and shelves from the wall
  • Let us know if your street is in a controlled parking zone

Starting with a design visit

It’s useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To share them, drop us a line using the contact form, and we’ll arrange a design visit.

What it costs

There’s no set price, because there is no set room. What affects it comes down to:

  • How square the room is
  • What goes inside: rails, shelves, drawers and dividers
  • Whether you choose a spray or hand-painted finish
  • Where a van can park, such as a permit bay or a bay suspension

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. We’ll talk through what you need inside at the design visit.

What we need to know

Some details help us understand the job before we visit. When you contact us, it helps to send:

  • What the furniture needs to hold
  • Your postcode and the borough
  • The type of home and how the room is reached
  • Anything fixed to the wall that the furniture needs to work around

Every piece is quoted for your room after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, use our contact form.

Before and after fitting day

A little care keeps the finish looking good, whether it was spray painted or hand painted. These practical tips help:

  • Note whether your window has working shutters
  • Plan the cushion early so the seat suits it
  • Think about matching the woodwork or the walls
  • Decide if the seat is part of a larger piece

Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Open and close lids with care, rather than letting them drop. It keeps the hinges and edges in good order. Don’t overfill drawers, as heavy loads strain the runners.
