Window seats in Cambridge Heath
Window seats in Cambridge Heath: what you get
Window seats work in bedrooms and children’s rooms as well as living rooms. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Cambridge Heath, the design visit is where the details are settled. We make window seats from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish, and the things people most often want solved are a radiator that makes the space hard to use and a bay with no furniture that fits.
If you live in one of the post-war homes around Cambridge Heath, you may have wide windows with radiators underneath. Seating over a radiator needs a grille or open front to keep the heat moving. Elsewhere, fitted storage can fill hallways, landings and the space under the stairs, made to fit the room as it is.
We write quotes in plain English. They say what will be made, what it is made from and how it will be finished, taken from what we agreed at the visit.

Common questions about window seats
Can you fit furniture in a home close to Cambridge Heath station?
Yes. We cover all of Tower Hamlets and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room, and let us know about parking and access at the same time.
Can parking be tricky on fitting day in Cambridge Heath?
It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit.
What is a window seat made from?
Our window seats are made from moisture-resistant MDF and birch plywood, then painted. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.
How much does a window seat cost?
We quote each job for the room it’s going into, after the design visit. The size of the window, the storage and the finish all shape the price. For a quote, message us from the contact page to arrange a design visit.
Should I choose a lift-up lid or drawers?
The answer depends on what goes under the seat. A lid gives access to the whole space, good for blankets and occasional things, while drawers mean you do not have to move the cushion.
What happens when you come to measure?
We measure the room, check how level the walls and floors are and discuss the design with you. Access and parking are worth talking about too.
When is bespoke worth it?
Bespoke work comes into its own in rooms that are not square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, and standard units leave gaps.
Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

Before and after fitting day
People planning window seats often ask about these. They’re worth knowing before and after fitting:
- Consider adding shelving around the seat
- Decide whether you’d like a lid, drawers or both
- Decide on cushion thickness before the design visit
- Move furniture away from the window so we can measure
We can give you the seat measurements for a cushion maker. Let the paint cure before the cushion goes on, to protect both the fabric and the finish.
Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If something stops working smoothly, fill in our short enquiry form and tell us.
Storage in Cambridge Heath homes: local notes
About 32% of the homes in the streets around Cambridge Heath went up between 1945 and 1972, and about 23% before 1919, according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. Part of Cambridge Heath is in the Regent's Canal Conservation Area, one of the conservation areas recorded by Historic England. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house does not normally need planning permission. Your council can advise if you’re unsure. Purpose-built flats are home to about 70% of households in the streets around Cambridge Heath, the 2021 Census shows. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.
If you live in a flat close to Cambridge Heath station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Close to Haggerston Park? Window seats can be designed to hold outdoor kit, from walking boots to picnic things. For a family home near Mowlem Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Flats, leases and landlords
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit.
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We cannot give advice on leases.
What window seats can’t fix
Before you plan the job, it is useful to know what we do not do:
- Making the seat cushion, which isn’t our work
- Electrical work around the seat
- Fixing the window itself

Fitting day, step by step
Furniture made in a workshop still has to meet the room it’s going into, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Estates sometimes have their own parking rules alongside the council’s, so let us know what applies during the design visit. Fitting day is the sections coming in, being joined and fixed in place. Saturdays can be arranged.
- You get in touch with a few details about the window. Say how you’d like to use it, if you know.
- We visit to measure and talk about how you’ll use the seat. Shutters and cills are noted too.
- A written quote follows, with the fitting days agreed. Read it through and ask if anything is unclear.
- Your window seat is made in our workshop, shaped to the window, from moisture-resistant MDF and birch plywood.
- We fit it in your home and leave it ready to use, with the lids or drawers checked with you.
Getting ready for fitting day
- Clear the area where the furniture is going
- Arrange any electrical changes with your electrician beforehand
- Book any lift and let the concierge or building manager know
Getting a quote
A quote begins with a few details from you: the room, rough measurements and some pictures if you have them. To send them, fill in our short enquiry form. We will then arrange a design visit and follow it with a written quote.
