Window seats in Mile End, Tower Hamlets

We make window seats for homes in Mile End, designed around the room you have. Your window seat is designed at a visit to your home and made at our workshop.

  • An empty bay that does not get used
  • A sash window with space beneath it going to waste
  • Off-the-shelf pieces that never quite fit the window

Window seats for homes in Mile End

Bay windows are common in period homes, and they make a natural place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. We measure every face and scribe the seat to follow them, so it sits neatly in the bay without gaps. It’s the kind of space where a ready-made bench never quite fits. Typical reasons to get in touch are needing more storage in the room and a period room that needs furniture to suit it; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

A hall in a home built since 2000 is often compact, with several doors leading off it, which leaves little wall for storage. With many homes around Mile End built since 2000, the hall is often where we look first. A shallow cupboard can take coats, shoes and the vacuum cleaner without blocking a door.

The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

Storage in Mile End homes: local notes

The biggest shares of homes in the streets around Mile End were built since 2000 (about 45%) and between 1945 and 1972 (about 21%), based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Mile End, Historic England’s list includes Phoenix School (Grade II*), less than half a mile north-east, and Church of St Paul (Grade II*), about 0.5 miles south. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, can need listed building consent. The council’s conservation officer is the person to ask before work starts. About 77% of households in the streets around Mile End live in purpose-built flats, going by Census 2021 figures from the ONS. For a flat, window seats are made in sections sized for the stairs, the lift and the doors. Building management rules on lifts, deliveries and working hours are worth checking early.

The wider area includes historic houses like Sutton House, about 1.8 miles north-west. For a period home anywhere nearby, a radiator under the window just needs a grille in the seat front. If your children go to Beatrice Tate School or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit.

Mile End is about 2 miles west of Whitechapel, in the London Borough of Tower Hamlets. We cover Mile End as part of our work across Tower Hamlets. We list Mile End among 31 places we cover in Tower Hamlets.

Here we cover the E3, E1 and E14 postcode area for window seats. Our area takes in homes on streets like Bow Road, Bale Road and Toby Lane, for window seats and any of our other fitted furniture. We also cover Bow (1 mile north), Bow Common (1 mile south-east), Bromley (1 mile east), Limehouse (1 mile south) and Donnybrook Quarter (1 mile north). Other parts of Tower Hamlets we cover include Whitechapel (2 miles west), Spitalfields (2 miles west), Tower Hill (2 miles south-west), St George in the East (2 miles south-west), Wapping (2 miles south-west) and Isle of Dogs (3 miles south).

Practical tips

New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Choose a colour that suits the room
  • Decide if the seat is part of a larger piece
  • Check the shutters so the seat can leave room for them
  • Make room so the whole bay can be measured

Once the seat is fitted, it is ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Keep heavy objects and sharp edges off the fresh paint.

Check now and then that hinges and handles are tight. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, tell us about the room on our contact form and describe what’s happening.

Why people ask for window seats in Mile End

After a room has been redecorated, a window seat can finish it off. Mention any decorating plans at the measuring visit so the timing works. Decorating itself is for your decorator.

If any of these sound familiar, it is worth getting in touch:

  • Toys spread across a bedroom floor
  • A room with shutters and sashes that deserves a proper seat
  • A bay with no furniture that fits
  • No comfortable place to sit in the light

If you live in a flat close to Limehouse station, each piece is planned so it can be carried up and joined together in the room.

Choosing a carpenter

  • How the doors are hung and adjusted
  • How they’ll get the furniture into the room
  • Can you see real work of theirs?
  • How they handle walls that aren’t straight

Questions we are often asked

How do you fit window seats in a flat in Mile End?

At the design visit, we measure the way in as well as the room. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. It helps to check any building rules and your lease before fitting day.

Is Mile End in the area you cover for window seats?

Yes. Mile End is one of the places we work, along with the rest of Tower Hamlets and London. To get started, you can tell us about the room on our contact form with a few details.

Is it possible to have a window seat above a radiator?

Yes. We build a grille or an open front into the seat so the heat isn’t trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

How much does a window seat cost?

There’s no price list: each design is priced in writing after we’ve seen the space. The size of the window, the storage and the finish all shape the price. To get a quote, drop us a line using the contact form and we will arrange a design visit.

Do you work on Saturdays?

Yes, Saturdays are possible by prior arrangement. Just mention it when you get in touch, and we’ll see what we can do.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, and the written quote comes afterwards.

From workshop to your room

In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it looks as though it was always there. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Walls in newer homes are often plasterboard on studs, so on fitting day heavy pieces go into the studs or stand on the floor. Floors are covered while we work, and dust is kept to a minimum.

  1. You contact us with a few details about the bay or recess.
  2. At the design visit we measure each side of the bay, because walls in older houses are rarely square.
  3. We send a quote in writing.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.

Preparing the room

  • Tell us about parking near your home
  • Point out meters, boilers and fuse boards near the furniture
  • Book any lift and let the concierge or building manager know

Ask for a quote

Because every job is different, the cost is set out in a written quote after the visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, drop us a line using the contact form.

Advice

Flats, conversions and leaseholders

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations. We can’t advise on your lease, so check it yourself or ask your managing agent.

For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so it is worth raising at the design visit.
