Fish Island Window Seats
Planning window seats for a home in Fish Island? We start with a design visit and a written quote, before anything is made.
- Unused space below a sash window
- A nursery or bedroom short of storage
- Needing more storage in the room
Window seats designed for your room
Window seats in Fish Island: what you get
A radiator under the window is common, and a seat has to work with it. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. We will look at your radiator during the design visit in Fish Island. Typical reasons to get in touch are a period room that needs furniture to suit it and a bay with no furniture that fits, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
Newer homes tend to have finished floors that scratch easily, so they’re protected while storage is fitted. Many homes around Fish Island were built since 2000, and their plasterboard walls need fixings into the studs or made for the board. The storage can sit on its own plinth or be scribed over the skirting.
The quote comes in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

How fitting works for window seats
You are welcome to ask questions while we work. The design, materials and finish were settled before anything was made, so fitting day is about putting it in place carefully. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Stud walls can carry pipes and cables, so we check before drilling, and heavy pieces are fixed into the studs or stand on the floor. Any new sockets or plumbing are for your electrician or plumber.
- First we hear about your bay or window and what you’d like.
- At the design visit, every side of the window is measured.
- We agree the seat, the storage and the finish, and send a quote in writing. Take your time with it.
- Every part is made at our workshop, ready for a spray-painted or hand-painted finish. The materials are moisture-resistant MDF and birch plywood.
- We fit it in your home and check every lid and drawer with you.
Getting ready for fitting day
- Take down pictures, mirrors and shelves from the wall
- Mention any parking restrictions on your street
- Get any new sockets or wiring done by your electrician before fitting day
Arranging a design visit
We quote each job for the room it’s going into, after the design visit. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, message us from the contact page.

Flats, conversions and lettings
If the property is let, we will need access agreed with the tenants, at times that suit them. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them during the design visit, so fitting day is planned around them.
FAQs: window seats in Fish Island
How do you fit window seats in a flat in Fish Island?
At the design visit, we measure the way in along with the room itself. Window seats are made at our workshop in sections sized to fit that route, then assembled in your flat. It’s useful to check any building rules and your lease before fitting day.
I live near Hackney Wick station. Is that in your area?
Yes. We cover all of Tower Hamlets and the rest of London. To get started, you can tell us about the room on our contact form with some details about the room, and let us know about parking and access at the same time.
Can you fit furniture on an external wall?
It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.
What if my walls and floors are out of level?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.
Can you fit a window seat under a sash window?
Yes. Sash windows are a natural place for a seat in many period homes. We measure the cill, the window and any shutters, so the seat fits without getting in the way of the window. Repairs to the window itself are not our work.
Is the furniture spray painted or hand painted?
There are two ways to finish it: by spray or by hand. A spray finish is smooth and even, while a hand-painted one is easy to touch up later.
Before and after fitting day
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Think about matching the woodwork or the walls
- Check whether there is a radiator under the window
- Move furniture away from the window so we can measure
- Decide whether you’d like a lid, drawers or both
A soft, damp cloth is the best way to keep the seat clean. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge of the seat is touched most, so give it a wipe now and then.
Every so often, look at the hinges and any handles. A loose screw is easy to tighten before it works loose. If something stops working smoothly, fill in our short enquiry form and tell us.
What it’s made from
Birch plywood
A window seat needs to be sturdy. That is why we use birch plywood for the frame and top. It suits the drawers below too.
Lift-up lids
Lift-up lids are a simple way to add storage under a seat. Any cushion has to come off before the lid can lift, so it suits things you reach for now and then.
Making use of awkward spaces in Fish Island
In the neighbourhood around Fish Island, the largest groups of homes date from the years since 2000 (about 49%) and between 1973 and 1999 (about 22%), in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The Fish Island Conservation Area is close by, within about a quarter of a mile of the centre of Fish Island. Fitted furniture inside a house doesn’t normally need planning permission in a conservation area, as the controls are largely about how buildings look from outside. If in doubt, the council’s planning team can confirm. About 49% of homes in the neighbourhood around Fish Island were built since 2000, in the VOA’s 2025 council tax stock figures. Homes built since 2000 rarely have much storage, and they tend to have stud walls, so the fixings for window seats are chosen for the board.
For a flat near Hackney Wick station, the lift, the stair turns and the front door all set the largest piece that can come in. The wider area includes historic houses like Sutton House, about 1.3 miles north-west. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly. Near listed buildings like Church of St Mary of Eton, about 0.5 miles north-west of the centre of Fish Island, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can need listed building consent.

Bespoke or off-the-shelf?
If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. At the design visit, we will tell you honestly which approach suits your window. Standalone furniture fixed to plasterboard needs the right fixings, and often does not get them. Built-in pieces are designed with the right fixings from the start.
The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.
